Because a traditional 3-flat has zero accessible units. You can slide it down a 1/2 story to create one accessible unit on the ground floor... the other two units are not accessible unless you build an elevator, but the cost of that won't pencil.

This is permanent supportive housing, so serving the needs of people with disabilities is the whole reason for being. This design is provide one fully accessible unit (simplex unit in front) and two visitable units (duplex in middle and rear).

Typically supportive housing is provided in larger elevator buildings, but this is a different scattered site approach. For this area of North Lawndale I'm in favor of anything that fills in the vacant lots... Also only the first rendering is a 3-flat. The second rendering is a pair of 6-flats.

While the design and rendering are a nice political tool (new ideas for a new world!), I don't find the design appropriate for this type of thing (even though I like it). The budget probably won't allow for the high-quality colored paneling that will resist fading over the years, and I don't imagine that a sharp & rectilinear metal volume is approachable & home-y for someone in need of supportive housing. It looks like the residential equivalent of the wannabe International Style bank branches that have cropped up everywhere over the last 10 years.

I'm guessing the JGMA projects will be precast panel - that seems to be the hot material right now for all kinds of subsidized housing in Chicago.

Actually the YIMBY article does specify a metal panel. Interesting - I assume that means the buildings will be stick framed.

I go back and forth on the style question - you don't want to stigmatize residents by making their buildings stand out starkly, but you can argue the stigma would exist regardless. I think the colors are pretty cheery and there is attention paid to outdoor and common space that wouldn't exist in a more traditional format.

gotcha. this is all about accessibilty. that would've been helpful to know.

i generally MUCH prefer the "ground" floor of a residential building to be at least a handful of risers above grade, but yeah, that comes with inherent non-accessbility issues for small-scale multi-family.

in that light, it's a fine work around, but i still don't like the scale imbalance in the first image of the new 2 story accessbilbe 3-flat up against a traditional 3-flat. not sure i have any better ideas though (ramps and other lower-cost elevation change solutions typically come with their own set of functional/aesthetic problems too).

Yeah, I suppose I'm ambivalent about them too, the more I look at them. The colors are punchy but then maybe not in a good way, I dunno. I like them more (in theory) than the hipped roof/siding/brick format. All the crisp angles and hard materials with the kinetic offset between floors starts to verge into something jarring and sharp rather than welcoming, but if they likewise create a beacon of fresh optimism in their local environment, that's a nice quality, certainly. I really like the way a similar concept is rendered in a lot of the Landon Bone Baker stuff, and I suppose these could turn out similarly nicely.

Yeah for privacy concerns I agree with you. Personally I would much rather be 3 ft above the sidewalk than directly at the same level. In large buildings you can use elevators to provide accessibility, but for the 2-6 unit buildings that dominate many Chicago neighborhoods, you have to make some big tradeoffs for accessibility since elevators don't fit in the budget.

I suspect also that the design is stick-framed wood (Type V-B). This is the cheapest way to build, but Chicago code limits this type to only two stories with a sprinkler system.

In areas with expensive land, builders will use a more expensive construction type (masonry or steel) to use the land efficiently. In Homan Square where the land is basically free, the incentive is to build as cheaply as possible in order to stretch your limited housing budget. Going from wood to masonry might mean they have to cut one or two housing units out of the project.

It’s really not often you see supportive housing in a townhouse style format. I suppose that’s to separate itself from the feel of concentrated housing. Though to be fair to multi-level elevator buildings, nearly 100% of the units can be accessible and you can save money on land costs. It probably looks so out of place because it’s right up against a 4 story building. But these would probably fit in with the scale adjacent to Chicago bungalows.

Not sure how I feel about the bright colors. I’ve always felt the overall envelope should convey the natural color of the material while windows and doors and railing elements can be the bright accents…which are always changeable

The design reminds me of these 3D printed homes in Austin with the bright panel surrounds. I actually think the Austin designs have more in common with Chicago where there’s the expressive natural texture of their construction. In this case, the layers of printed concrete would look very contextual with Chicago’s crude common brick walls.

One of the first permits issued for several JGMA designed 3-flats in Homan Square. Certainly these are the most, let's say, unique 3-flats I've seen

It's hard to understand how a design firm could feel good about doing that... actually making that become an actual thing in that actual place.

Those look pretty nice. 90% is about upkeep. Such designs will look plenty fine if you paint regularly and do basic maintenance. If you don't, they'll look like trash in 10 years.

It does seem like the Homan Square designers may be trying to ride the wave of box-container chic a bit too readily though.

Not really news, but yesterday I went to work out of the new WeWork in Uptown in the BridgeView Bank. Was super impressed! It kinda reminded me of some of the WeWork I went to in Paris last year that were retrofitted into super old buildings. Not many folks inside of it though, which was disappointing. I really hope it picks up though as it's such a cool little area right by the Uptown Theater (crossing fingers financing falls into place to renovate that in the future).

I would hope that's the case. They did just open last week, so maybe it's going to fill up over time. I would love to see it succeed in the neighborhood.

According to the firm representing the condo sales, Phase 1 of "Archer Center", the 170+ condo unit development in the 3200 block of S Archer Ave, is sold out and they're going to start phase 2 construction soon (or already have).

Pretty ugly buildings (makes sense TBH) but hopefully they fill up some of the ground floor business spaces and I guess it's nice added density to what used to be a scrap yard

These are incredibly awful. Out of curiosity, why does that awfulness make sense to you? There's really no reason for it, it's practically gratuitous. Could do something at a pretty similar price point that sucks 75% less.

My issue is actually less with the design (though there's clearly room for improvement) than the scale. These should definitely be at least 3 floors, preferably 4. At 2, I think they appear a little silly.

heres a timber loft duplex in bridgeport, more than double the size, right off the booming halsted strip, for less than 20k more. and a hell of a nicer place to come home to.

Out of curiosity - did you miss the "LOL" that clearly shows I think these units are a joke? Did you miss when I said the price per square footage (if accurate) is high for the area? Or are you just assuming things based on nothing that I even said. Maybe you should stop assuming.

Not to get into a big thing about this, but the Archer development's clientele are those who came here from China and to some, this type of location isn't even a big deal to them. Location does suck, but you'd be surprised - my guess is that they will try and build up the ground floor space with more Chinese businesses (like what they did a little with the smaller Halsted & 26th). I just wouldn't count out the ability to attract business within their community if they have ~200 units that end up being mostly occupied. There's even a Chinese bakery that opened up recently on Ashland decently closeby to this that relocated from Chinatown. These units (and location) obviously suck but it'll be interesting to see, given that they're apparently selling out, if it brings some new business to the general are.

i guess im just not sure what difference that makes. whether youre from a different country or not, presumably if youre considering dropping good money on a unit youre still capable of making A/B comparisons on similar priced units within a 1/4-1/2 mile radius. im just not clear what the advantage is of buying this over anything else considering the premium. but as you said, clearly some people have decided its what they want. who knows.

If you have spent time in China, away from the tourist areas, and where people live you'll know there's a lot of people willing to buy there in areas that are very much in progress like this area of Archer. As long as there's a few things to walk to, which im sure they will work on, many won't have an issue with it. I also think you are underestimating a lot of Americans' ability to live in "whatever" areas.

I have also seen this play out in Queens when I lived there. Many times. There's a bunch of buildings built in auto sewer areas next to auto body shops and a quarter mile walk to Burger King. Nothing of note for everyday life nearbh. For $500K 1 bedrooms. People still bought them up.

It seems like most Americans will sacrifice location and pay a premium for nice new housing (that's still more affordable than equivalent housing in a better location).

4 recent new construction building permit issuances. Someone already wrote about the new 6 story, 70 unit building permitted on Wednesday at a vacant lot at Roosevelt and Throop too so I'll skip that. In total, 250 new units permitted in the last week (tho 64 of them were originally permitted for basic permits in late Oct) across 2 new 5 story buildings, a 6 story building, a 4 story building, and 9 story building. 4 of those 5 buildings are going on vacant lots and another is going in place of a 1 story strip mall with small surface lot.

1) New 5 story, 56 unit building at 2924 W Medill in Logan Square. Both projects have architect as John Hanna.

More cookie cutter stuff, but I guess between these 2 buildings it's decent density for the area (84 new units on 2 new 5 story buildings, and a 1 story strip mall with small surface lot bites the dust for one of them.

4 recent new construction building permit issuances. Someone already wrote about the new 6 story, 70 unit building permitted on Wednesday at a vacant lot at Roosevelt and Throop too so I'll skip that.

FINALLY. Feels like it's been forever since I attended a public meeting for this, in the depths of the pandemic. We've got to get faster at building these mixed-income projects if we're ever gonna make a dent in the housing crisis. The community is fed up, this is why there's such anger at the Chicago Fire training facility.

Hopefully the other permit for the matching 2nd building on Roosevelt, and the mixed-use building at Taylor/Racine will come very soon as well.

3) Panoptic is building a new 4 story, 18 unit building with ground floor retail on Western & Farragut just north of Foster. The building permit for it was issued last Friday 12/2. This is currently a surface parking lot and a 1 story former bank building - 5235 N Western Ave. This is a big 18 units as apparently all of them are 4 bedrooms each. This is a block or so due west of the building in #2 above.

If you have spent time in China, away from the tourist areas, and where people live you'll know there's a lot of people willing to buy there in areas that are very much in progress like this area of Archer. As long as there's a few things to walk to, which im sure they will work on, many won't have an issue with it. I also think you are underestimating a lot of Americans' ability to live in "whatever" areas.

I have also seen this play out in Queens when I lived there. Many times. There's a bunch of buildings built in auto sewer areas next to auto body shops and a quarter mile walk to Burger King. Nothing of note for everyday life nearbh. For $500K 1 bedrooms. People still bought them up.

The explanation above is why I don't have a big problem with this new development. Yes, they are not very attractive and seem cheap, but they offer a product that could potentially help the city to grow. Inexpensive housing that will attract a growing immigrant population so that it doesn't have to go to the burbs. I drive down this stretch of Archer once a week. It has a lot of character in some areas but will never be a prime location due to its stroad like nature and close proximity to the expressway. A new population of immigrants could give this corridor a boast. It might not meet the expectations of many on this forum but it could be interesting.

There is also potential for parts of Archer to be built up with more density, and for BRT to be considered. It runs north and south between the airport and downtown cutting through Chinatown and many Latin neighborhoods. This could be one piece of the puzzle that helps the city grow in population.

New zoning app up to build a new 5 story, almost 70 foot tall, building with 136 apartments and only 34 parking spots at Fremont just south of Weed St. It is currently a surface parking lot and is next to SoNu Digs, near SoNo East, and a block from the new Big Deahl development under construction. It is a block or 2 at most from the North & Clybourn Red Line stop.

It doesn't have to be a stroad though... it should be the south side version of Milwaukee Ave with 1 lane in each direction and bike lanes. Road diet now!

Especially when there's an expressway that parallels it, no excuse for such a huge auto sewer.

Perhaps in the instance where Archer continues to densify with 4-5 story residential stuff, the residents and businesses on the avenue would feel encouraged by a road diet that would make it more desirable to walk, bike, and even feel safer parking a car versus a 4-lane expressway. In that case the constituents immediately adjacent would have a stronger voice. Of course someone 5 blocks away will want a wider avenue because they can drive to the expressway faster.

For example, what if Wilson, Armitage, Damen etc only ran in one direction with one lane? This would really impact ability to get around but would turn these sheets into bicycle heavens. If you travel Wilson East or West and now you are only able to go East let’s say… is it that big of a deal to use Nearby Lawrence or Montrose instead ?
Why do all our larger streets have to be two way? In Europe that’s not the case…

^ One ways are a bad word in planning and avoided because there’s so many problems with one way arterials. It will:

1. Result in higher vehicular speeds as there is no opposing traffic
2. Push arterial traffic to quiet residential streets that’s against the flow
3. Be problematic for buses.
4. Be chaotic at river crossings

Of course narrowing arterials to increase bike and pedestrians accommodations would amazing……for that street only. It would then be hell for pedestrians and bicyclists on quiet residential streets where all that displaced traffic shifts to.

This little area is building some nice density. Hope they can build some more high rises there (I know there was another few nearby planned). Always good to see another surface lot be gobbled up.. Next they need to start gobbling up some of these ultra suburban retail buildings.

In Europe, those one ways basically serve the function of urban freeways here.

In Austin, for example, a lot of their main urban roads are one way and I hate it. A four lane-two-way road feels sort of like a two-lane road. A four lane one-way road feels like a four-lane road.

I disagree. I think one-ways are preferred in a dense downtown environment; out in the neighborhoods it's a different story. And they shouldn't be too wide - two lanes max, with occasional turn lanes at intersections.

As a pedestrian or cyclist, it's easier to keep an eye on approaching traffic if you only need to look in one direction. Drivers can make left turns easier, so you don't get as much chaos at intersections.

West Loop for example could use some more one-ways going north-south. I'd love to see Halsted and Green turned into a one-way pair, or Racine/May.

Except drivers are without exception idiots and they cannot be trusted to know which way the one way cross streets go, and end up turning from middle lanes, stopping awkwardly in the middle of the intersection, running red light because there space in an adjacent lane past the intersection. There's a quite popular Twitter account that's almost entirely videos from a one way street intersection downtown that a guy takes out his window while WFH. I'll try and remember the username, when you see the videos you'll very quickly take back your claim of less chaos.

I think it's fun to see new transit projects but honestly I'm so perplexed by this plan to extend the red line so far south at the cost of $3.6 billion (current budget, expect it to be 2x), when we have existing transit lines running through communities that need transit access, but have no usable stations. Stations either that are boarded up, have been torn down, or never existed.

that includes the Green Line on the west and south sides, Brown Line on the near north side, Blue Line on the west side.... how many stations can we get on existing lines in neighborhoods with comparable population levels for the cost of this project to 130th street?

to have a transit line running through your neighborhood with no usable station feels like a giant F-U to those residents.

Not really the thread for this discussion, but the best thing I can say about Red Line Extension is that maybe it creates an appetite for more transit expansions after 3 decades of nothing. And seeing the big gantry putting up the new Red Line viaduct in Edgewater has created some genuine excitement too - people are happy to see big things being done for transit instead of just more highways. If only our leaders would take note and put forward a big transit package like LA/Seattle/Denver, or what SF is gearing up for.

I've heard this from people who move here from out East. It's upsetting to hear about; I would have thought aggressive, non-respectful driving would be a national thing. It's really been pathetic here the past couple of years.

Belmont by me finally received some minor improvements between Ashland and Clark (sidewalk bump-outs at crosswalks, painted bike lanes [instead of sharrow]). I noticed recently that Ashland has pedestrian-oriented traffic calming measures at certain intersections in the 4000 blocks (flexible bollards to try to curb cutting corners(?)).

Playing the averages, driving behavior probably tracks with median income, sadly.

The project is from CityPads who will target kind of smaller units, although not all of them totally small (i.e. 1 bedroom apartments could go around or above 700 sq ft). They have a few other projects like this more in like Edgewater and Evanston.

Proposal for 47th & St. Lawrence. This is for 6 stories, 70 feet tall for 26 new units (3 of which will be "affordable") with retail space, a medical office, fitness center, and restaurant as well as 37 parking spaces. The commercial space (counting the fitness center) will be nearly 47,000 sq ft of this.

Developer buying CTA's Fulton Market control center, building new one on West Side

The Chicago Transit Authority has tapped Chicago-based Farpoint Development to build it a new control and training center in the Garfield Park neighborhood, part of a larger deal that will allow Farpoint to buy the CTA's current facility in the Fulton Market District and redevelop it with what could be a massive new project.

The CTA's board today unanimously approved an agreement with a Farpoint venture to develop a roughly $158 million, 150,000-square-foot complex on CTA-owned land near the intersection of Lake Street and Pulaski Avenue in Garfield Park, where it will consolidate its control center and a training center operations for CTA employees. Farpoint is expected to begin work on the project in 2024 and complete it in 2026, according to a CTA statement.


As part of the deal, Farpoint will buy the three-story building at 120 N. Racine Ave. that houses the existing CTA control center on its top floor.

The sale of the existing facility tees up what could be another major development project in the trendy Fulton Market neighborhood.


could ultimately demolish the existing building at the southwest corner of Racine Avenue and Randolph Street and develop a project larger than 1 million square feet, based on the size of the site and existing zoning rules.

It's not completely clear from the article, but if it includes the parking lots this could be even bigger than it sounds.

The CTA building at 120 N. Racine is ironically heavy on surface parking; the building and Lot A take up the full block it's on, and Lots B&C&D take up half of the block to the east all the way from Randolph to Washington. That's room for multiple towers on multiple blocks.

Also, I'm amused that even parcels south of Randolph are now called "Fulton Market" not "Randolph Fulton Market" or just "Randolph"; it wasn't too long ago that Fulton was the afterthought in that title.

The existing building is pretty deep floorplate for residential, but you could cut out a light court that also gives you the 8 parking spaces and an elevator tower.

Lakeview Lutheran Church, at 835 W Addison - near the Addison Red Line stop and a few blocks west of Halsted, is going to be torn down to build a new 6 story, 37 unit (affordable) building. City Council approved it yesterday although the zoning change was approved in 2020.

From the looks of it, maybe half of the existing surface parking lot may be built on. The design looks too suburban to me but if I had to take a positive away..I guess from a density and increase of height perspective it's good.

Because any real sculpted profile would get very expensive. It looks like they just did what they could with flat slabs of limestone.

So at the very least, it's a nice natural material that will patina nicely instead of cast stone or GFRC.

It will fit in perfectly with the garbage police station and parking garage that permanently trashed (at least vacant lots have potential) that stretch of Addison a decade ago.

It's possible the final design will look a little different/better(?) -- Blockclub article mentions that they updated some aspects of the design after the TOD ordinance was expanded, and that rendering is very old.

I'm not sure if this is what anyone would think of as "Austin". Probably more Galewood. You can walk to Dominican University from here. It's west of the Frank Lloyd Wright studio in Oak Park.

But right now it's an empty mall parking lot.

An Invest South/West project got a building permit yesterday - the Laramie State Bank redevelopment in Austin. The permit is to build a new 6 story building with 78 units on the mostly vacant site just to the west of the bank.

Demo permit was issued for 4102 N Sheridan to tear down the 1 story building there. The plans are to replace it with a 4 story, 32 unit building with 17 parking spaces. New construction permit isn't issued yet. This site is just a few blocks due north of the Sheridan Red Line stop.

I guess I never really noticed that the OCS south elevation really has no acknowledgment of its neighbor. Basically built as though the new plaza space and setback continued all the way through the block. A small cafe with more outdoor space to sit would still be nice there just as long as its a totally different building and not the cinder block sadness currently there

Right. The owners of these 2 properties (the other at the north corner of 6th Ave) refused to sell when Rock Center was being built on the 1930's. They were there 1st.

Bellauna Cafe above is a pretty good analogy to that as they refused to sell to JDL for OCS I believe. But as Solar just posted above, seems they've gone out of business (by way of eviction). I wonder what the story is there.

Bella Luna wasn't the owner of the building. The "Rock Center" building owners, so the story goes, kept turning down bigger and bigger offers until Rock Center finally told them to go get screwed. Likely, the OCS developers did the same. Those 2 properties likely aren't worth much - given the prime location - since you can't do much with them given their small floorplates. I used to live near Rock Center and the best they could ever do was rent the 1st 2 floors to some retail store or restaurant with the top 2 floors vacant. The Bella Luna site is worth even less. I used to go to Bella Luna 5 or 6 times a year because the food was OK and the prices not bad, but they were never even half full. Being that they were never anything to write home about and the location was crap, COVID probably finally did them in. I stopped going when the owner started vomiting out his right-wing opinions leading up to the 2016 presidential election.
