29 S La Salle was issued a permit last Wednesday to convert from office to 207 residential units (103 efficiency units and 104 units) with 5 ground floor retail spaces. They're also adding a floor onto it to make 14 total floors.

Apparently it's a new Toyota dealership.
It's supposed to be pretty big I think. 4 stories in total. Estimated cost in the permit was $18.5M

Yes – I remember reading a Crain's article about a residential conversion on LaSalle a couple years ago. Was this it?
Marothisu, have you seen anything permit-wise on the residential conversions planned for 300 S. Wells or the Miller's Pub building yet?

The tower you mention was part of a sort of facadectomy project planned for 29 + 39 S LaSalle. Eventually of course 39 S LaSalle became a new Kimpton.
Fortunately it looks like it's going to be rentals. Wouldn't you be worried that a condo conversion would just produce future NIMBYs? Not that there are many developable parcels near here that NIMBYs could cause problems for, but I still wouldn't automatically welcome them.
On top of that, for this particular location I don't see residential as a good fit for LaSalle. Can you imagine washing machine or mattress delivery trucks, or moving trucks, plus the obligatory Comcast van, plus the obligatory Peapod truck, clogging LaSalle at random times in the middle of the day? It's just too narrow for that at this section of LaSalle. I would hope this stays rentals and then gets zapped into a hotel conversion (or replaced with a modern tower) in the very near term.

I wen't to the LondonHouse hotel rooftop this past Saturday and took some pics with my phone of the Apple Store. I highly recommend going up there! the Rooftop is open for viewing only so you can just walk in there and don't even have to spend a cent.

676 N LaSalle posted neighborhood notice letters on my block today.
They state that interior demo begins this month, foundation work begins in April, main construction begins in July, and it'll be finished in October, 2018.

What these bumblefucks don't understand is that you really don't reduce density much with larger apartments. With three bedrooms you will just get 3 people sharing an apartment. Same with 2 bedrooms. All you have to do is charge a high enough rent and people will generally share.
But for sure roommates get on each other's nerves and some people would like their own place. Studios fulfill a demand without bringing an adverse demographic while hardly increasing density.
NIMBYs don't know what the hell they are talking about. I own many rentals in the city now and only about 8% are occupied by families (both in the same building in the North Park neighborhood way out of the "hip" areas of town). The other 92% are singles and childless couples rooming together. (I only have 1 apt that is less than a 2 bedroom).

Panera actually is shrinking left and right in Chicago. They shuttered Diversey in the last couple years, and they just abandoned their Clybourn restaurant last month. Also along that stretch of Clybourn, Moe's just closed too, although I think most people won't miss that one.
Yeesh, when I made that post I didn't realize that the Smashburger across the street also had just closed down a couple days earlier. This is bigger damage than losing some run of the mill chain fast food place. (This isn't in DNA or Eater yet but according to Yelp the date was the 9th.)
The strip malls on mid-Clybourn have such turnover, if only they could be magically consolidated into 1, so the surplus could get redeveloped into something more urban.

Pretty sure the Pilsen NIMBYs and Solis are on the brink of proposing the building of a wall around their neigborhood so nothing nice goes up. Helps with their Keep Pilsen Poor campaign.

Maybe its just me, but I never thought I wanted to go to Smashburger when I got a burgercrave. That's what FiveGuys is for.

Just clarifying your post. This is the new outpatient center for Cook County Hospital, not the new outpatient center that will be built for Rush Hospital. That should be starting this year or next, as well, however.

^ Yes, the apartment complex by Rush has already been cleared of all tenants and secured with fencing in preparation for demo.
I didn't realize Rush was going to clear the entire block for their outpatient center... they're moving their graduate housing to the old Malcolm X site at Jackson/Damen. The new outpatient center will put a giant parking garage on the Loomis end, which will totally wreck the character of Loomis. It's too bad, because that corner of Loomis and Congress is a good TOD spot. All the mature trees on that site will be brought down. Ugh. The only silver lining here is that we're likely to get some decent design, either from Perkins+Will or somebody else. Rush has the money to spend on good design...

It's been on the market since late spring. Despite the location, it's unattractive for a tower. Not a very big lot. You'd need that corner, but it's not for sale. No views at all to the North. No views to the south. Possibly no (future) views to the East. Row of buildings west going nowhere, so maybe views west.
Do a cedar hotel / viceroy concept. Park cars next door, small floorplate boutique hotel and add some floors.

I actually prefer the VE'd version to be honest.....it's only a rare 'split personality' design that I find works really well....the old version of this outpatient center wasn't it.....(on closer look, there still is definitely a 'split' in the glazing of the facade, but it's of course much less stark then before!)....

Curbed is reporting plans for a sizable 7 unit apartment complex with a Target store at ground level just north of the Loyola Red Line stop. I'm pretty stoked because it replaces a large parking lot that I have long wanted to bite the dust.
The only thing is, it is 60% CHA and 40% market rate. I don't have much hope for that ratio

it's actually a 7 story, 111 unit apartment building, a block south of the loyola red line stop.
but yes, it would eat up a giant and shameful surface parking lot along sheridan.

It's Alderman Arena, who should win an award, by the way. It's got to be hard to stand up to such NIMBYism in supporting dense development near transit.

See! Had to be a secret government facility. As soon as they're exposed, they decamp. Plus, the administration has just changed from 44 to 45, with a new antipathy towards intelligence agencies. By the time you read this they'll already be in unmarked trucks way past the state line.
Joking aside, what a coincidence I pointed this out just a month ago. I must have some unexpected talent identifying land that's sunk to its lowest & worst use. I think I'll walk around the city making lists and see if I can make more ugly stuff disappear.

I think the former rr row immediately east of the property has been converted to a biketrail, not sure how far south that goes. But it would be ideal if it continued down to Montrose Metra and Blue Line.

Larger windows are probably split between the Milwaukee and Huron-fronting sides (not shown), while the west elevation windows are for bedrooms, so smaller.

That triangular parcel of land at Diversey and Lincoln (2800 N Lincoln) was issued a permit - 6 units and 1 commercial. Not a lot but better than a parking lot. This is next to Beermiscuous (good place for anyone who likes beer btw).

Yeah, that's been partially fenced off for a bit now. I wasn't sure if it was the property owner just "securing" the property or if there were construction plans for the site. Good to see!

Nice. It's what we've been talking about for awhile that's kind of finally being written about in the news a little bit. Surprised Paral didn't give them 2015 data since it's out there and shows Bridgeport, Armour Square, and Douglas (and pretty much everywhere downtown) increasing a good amount with Asian population.

My biggest beef with Chicago on this topic is just how insular people are about these things.
We shouldn't just be occasionally commenting about this. This should be celebrated and promoted. Encouraged. Roll out the red carpet.
We should be looking for ways to increase the volume of Asian immigration, because at least for Chinese migrants Chicago is still only getting a trickle compared to the coasts, and in the jet age there really is no reason for this.
With the black population in decline and Latino immigration slowing, this is in part what stabilizes the south side. But ho hum, say nothing and do nothing.

Isn't Chicago's Chinatown one of the few (or only) that is growing? I believe there's a growing Chinese population in McKinley Park as well. Also a number of high profile high rises being constructed downtown with the assistance of Chinese investors. These units will likely be marketed to the Chinese. I'd love to see Asian immigration dialed up a bit in Chicago, but it already appears it may be trending that way.

FYI between 2014 and 2015, the Asian population of Near West, South, North, Loop, and Armour Square increased by 2945 people. Interestingly enough since that whole area grew so much in that one year, that's a decrease in percentage :o

The condo midrise on Grand just East of Milwaukee is now under construction with Revcon rigs going full bore. I believe this will have a tower crane.
Only the furthest South building of the Megamall remains and they are starting to bite into that.
Milwaukee avenue is insane right now, it's literally one project after another all the way from Diversey down to Halsted.
Also, just received notice that Sergio and Banks is proposing to replace the entire 4200 block of Belmont with ELEVEN 6 flats and one nine unit building. They are also proposing to build another nine unit building on the corner of Kildare and Melrose. They are also also proposing building one more six flat at 3202 N Kildare. Absolutely insane size of a development for that far west, but that is already a surprisingly dense area with many courtyard and commercial apartment buildings in the area West of Pulaski and North of Belmont.
In addition to that, there is an 18 unit building proposed for the lot at 3729 W Belmont. There is ALSO yet another building with 9 units proposed for the vacant lot across the street at 3720 W Belmont.

Meanwhile, haven't heard anything about the new student center they are proposing for Wabash and 8th. They were supposed to announce an architect late last year.
