That wouldn't be necessary. The Federal Government can ignore any City of Vancouver policy, (as can the Province). That's why the new Defence Department building in Kitsilano didn't get a Development Permit.

Nice! Looks like Strand & Intracorp have sold the site to GWL, (who just developed the blue and yellow rental tower on Robson next to The Landmark). That confirms the trend of rental rather than condo in the West End - and we get double the units in the process.

Intracorp seem to have retained the similar site at Thurlow and Burnaby where they also obtained a rezoning for another 30 storey condo / non market rental.

Energy requirements for the Path B (non LEED) changed in 2022 and more changes are coming this year so they're just adjusting for that. Sustainability page didn't mention LEED (may have missed it). It's a bit of a pain.

double the units and the SAME amount of elevators I am sure .... whats that 2 elevators for that many units? not fun to live in.

I mean your statement would make sense if all the units were of the same type. By the # of rooms for each unit it's like 120 people per elevator with the old layout (2 elevators) and the new one (3 elevators).

It's 1.45 times as many bedrooms as the previous proposal. Also, the previous proposal had 3 elevators as well, 2 for the strata and 1 for the social housing.

3 elevators for a 32 storey building sounds okay.
Compare to some like Concord's Waterworks at 30-ish storeys and only 2 elevators.
One major factor is to have some redundancy if one is tied up for moving or breaks down.

We had three elevators in our 41-storey building in Metrotown. That was perfectly sufficient 90% of the time, except the other 10% of the time one elevator was broken, a second elevator was reserved for moving, and the third was congested with people returning from work and people picking up food deliveries concurrently.

Our building did not have useable stairs. We were on the 19th floor and I would regularly take the stairs to leave, but even with a key fob I couldn't use the stairs to enter the building. I don't know what dummy made that decision...
