Daily Hive is reporting these at November 2022 renderings when the date on the drawings posted on the City's website clearly says January 2021.

Either they haven't posted the most current design on the City's site or they've reverted back to a previous design.

The differences between the coloured approved rezoning version and the current version appear to be superficial, although they might be why some people liked the rezoning version. It looks like they're both proposing insulated precast panels, but now they've dropped the curved parts of the panel (which would be harder to cast, and handle on site, and the glazing might be more expensive as well). They're also showing them without colour, although the elevations in the DP don't specify that detail, and there isn't a detailed material description. At rezoning the colour and/or cladding materials are not guaranteed - it's effectively approving the scale and massing of a building.

Also looks like they deleted planter boxes that acted as balcony dividers and just have screens now.

That Hornby project is an improvement over the earlier mess of a proposal. I have been wondering what might be up with this one. It is going to be completely engulfed by surrounding towers.

May I say I agree with you that the earlier building was, to me, clunky and forced? This is much plainer and more classic. As for being surrounded by other towers, that's becoming rather the norm in the CBD.

Remind me where the Urgent Care Centre goes after construction? Will it get a space in the St Paul's redevelopment?

Yeah, it's a pretty vital piece of healthcare infrastructure downtown. Hopefully there is a replacement lined up in advance.

It won't be, it'll fit right in. It's 35 storeys. Its next-door neighbour, Pure, is only 15 storeys. Tate, across the lane, is 41 storeys. Salt, across Drake Street, is 31 storeys. Only Burrard Place across Hornby is significantly taller at 54 storeys, but the second residential tower currently under construction just to the north is 36 storeys, so almost the same.

After today's UDP meeting, I can confirm that they're now going with pre-cast honed concrete panels.

The reason the curved windows were cut was due to the new realities of the rental market, and similarly the half-inch brick panels were nixed as the supplier lacked the experience necessary to provide them, and importing them from out east would cost too much. For colour, they've opted with a "ying and yang" theme, in that one building starts off virtually black at the base, and transitions to a mostly white top, while the other does the inverse.

As has become typical lately, there was more than enough recommendations from the panel that might see the design altered further, but at least, in this case, it's going to move ahead.

It's understandable that some amount of value engineering has occurred and the design has materially changed. None the less, it's still disappointing. The brick and curved windows was, arguably, the feature that was most appealing about this proposal (save for the 500 new rental units).

Oh, I noticed a mobile crane on Seymour a while back one evening but didn't register what it might be doing.
I haven't looked out recently - it could be gone.
