The Westbank / BC Housing redevelopment of the Stanley & New Fountain hotels is now completed. Tenants can move into the market rental from 1 December. Details (and the picture source) Changing City blog.

Not sure if it was mentioned earlier in the thread, but Solterra Development closed on the purchase of the Terrace House project at 1255 West Pender about two months ago.

There have been people on site in the past week although not sure if it's at all construction related or perhaps just consultants reviewing the existing structure.

Haven't seen any news about the project...

The redevelopment is an opportunity to revitalize the Sinclair Centre by enhancing heritage conservation; upgrading seismic requirements; integrating Indigenous, social and cultural considerations; advancing sustainability and greenhouse gas (GHG) emission reduction; and updating federal office space to meet future needs.

  • integrate Indigenous, social and cultural considerations and advance Indigenous reconciliation

  • transform federal office space to meet the needs of the future

Project schedule

Initiation
Completed: Business case (justifies initial funding required for the project planning phase)

Planning
Completed: Updated business case (additional funding to advance the design and develop the contract)

Definition
  • Completed: Contract awarded for owner’s architectural and engineering technical advisor on September 1, 2022
  • The technical advisor will assist with advancing schematic designs and preparing documentation for the contract
  • Completion expected in 2025 with the awarding of the contract

Execution
  • Completion of construction expected in 2030 to 2031
  • Operation of the building, by the consortium, is predicted to be for 25 years under the contract

High-level phases
The different milestones and steps for each phase are listed below.

Pre-procurement
  • Schematic design
  • Finalizing the schematic design supports the development of the contracting documentation and business case updates
  • Completion in 2024
  • Project agreement and procurement development
  • The project agreement is the contract with the private partner that outlines all the project requirements and is therefore the key document in the pre-procurement phase
  • Complete all of the procurement documents and templates needed during the procurement phase for tenders and bids
  • Completion expected in 2024

Procurement
The procurement phase is split into 4 separate parts:
  • part 1: letter of intent posted
  • part 2: RFP open (period during which the proposals are received)
  • part 3: RFP closed (period during which the proposals are evaluated)
  • part 4: contract awarded
By the end of the procurement phase, a contract will be awarded to the consortium. The project will then move on to the construction phase, and construction on the Sinclair Centre complex will begin. The procurement phase is expected to be completed in 2025.

Construction
The construction phase of the project is split up into several steps:
  • the contract is expected to be awarded in 2025
  • the site mobilization, planning and independent engineering services are all expected to start when the contract has been awarded
  • the Sinclair Centre complex will be vacated in 2024
  • the destructive inspection phase will then start in 2025
  • development of the detailed design process is expected to start after the contract has been awarded and to last until 2026
  • construction will begin in 2026 and extend to 2030

11,000sqm? that doesnt seem like that much as that's about 120k sqft.

that would make way more sense, and about what i would expect. i will be curious to see what they come up with for a design. hopefully something interesting.
