I had no idea this proposal was even a thing, I didn't think I was that out of the loop! It's a perfect proposal that I assume will sail through rezoning and development permits. It could be taller obviously, but an all hotel property close to Robson, the theatre, the stadiums (kinda), is perfect for this lot. Seymour has made really good progress on eliminating surface parking, and this will fill in a big piece of the puzzle.
The giant Richards lot behind 848 is significantly larger than 848, so I would really hope for some extra height and design consideration for when that one is developed. I didn't realize these parking lots are actually several different civic addresses, not single large lots. I assume all have the same owner though? Do most parking companies own the land they operate on, or do they just have an operator arrangement with the actual owners. I want to think just operators on someone else's property, but I could be wrong.
Not counting City parking lots in Coal Harbour, Stanley Park, and Sunset Beach, or the Concord/Canadian Metropolitan lots on False Creek, I can only think of the big Richards lot, the Penthouse/Amacon lots, and the lot at Expo/Pacific/Cambie as surface lots remaining?? I'm sure there are a few tiny ones tucked in places, but think those are the only ones really left right downtown.
Come to think of it, the last 5ish years have seen some prominent surface lots and parkades disappear, and several about to:
Parkades
-Vancouver City Centre II
-745 Thurlow
-320 Granville St.
-Paradox Hotel
-The Stack (it was mostly a parkade before but had some office I think)
-The proposed development of the parking behind Arthur Ericson Place (the one at Thurlow and Melville)
Surface Lots
-The 848 Seymour proposal
-The new Smithe/Richards park
-Amacon's Block
-The new art gallery
-Coal Harbour Elementary
-The Granville Loops demolition
-Expo Gardens
-Vancouver House
-Parq
-The Arc
-One Pacific
-Burrard Place (technically a dealership, but still, surface parking)
-the Ismaili Centre redevelopment
I am probably missing some, but that's been a huge chunk of both surface lots and parkades being redeveloped. Surface lots are preferred to go first, but above ground parkades are a close second.
