this Toronto proposal reminds me alot of THE BURRARD BUILDING @ Georgia/Burrard

I know it has no view cone above it so I would assume this is the type of project we get sooner than later out of it. Only Commercial/Hotel not Residential vertical addition.

The Toronto building was built in 1961 and the Vancouver building is 1955.

City Council have approved the rezonings for both 36 storey rental towers proposed by Bosa4Rent at Thurlow and Harwood in the West End.

Good to see. Happy they're rental, and they look fantastic. Just so in keeping with the West End aesthetic. It will be nice to have warm colours on a new building.

It's almost like there aren't vast expanses of cheap brownfield development land in downtown Vancouver. Jfc.

Nice, the slim form is quite a contrast to the side view. Funny how that stretch of Granville ends up with all these slim towers, nobody there wants to assemble?

I've just noticed a detail on the minutes - this is proposed to be a strata office building. Given the failure (so far) of the same developer to sell strata offices on Robson at Seymour, it must be an open question whether this project will actually get built. It's also interesting that nobody wrote in opposition to the proposal, and nobody spoke at the public hearing. It was approved in about 30 minutes (Councillor Hardwick opposed).

This one looks nicer than the Robson project and the cross-bracing looks strong.
I personally think the look of the Robson project is not appealing and looks susceptible to a major seismic event (even though its properly engineered).
Marketing plays a big role.
The onsite billboards for the Robson project do not have a rendering of the building - that says something.

I wonder what the maintenance fees would be for a strata office building like that?
I think there may also be different tax treatment for operating costs (lease payments) vs capital costs (mortgage payments) - so strata may not appeal to a wide spectrum of businesses.

The other thing not talked about are the property taxes on a PSF basis. When you see elevated prices for office condos versus traditional for-rent buildings, rest assured the property tax bill will be higher for the condos.

The Value Village over at Victoria and Hastings is currently going up in flames.

Sad, a lot of the east side rely on that store. Good thing they're planning a new one, although not in that area. Should this be in the retail thread, rather than Downtown?

The smoke absolutely made its rounds last night. I live nowhere near there and the smoke permeated my entire apartment. I first thought that there was a fire in my apartment. That's what I get for leaving windows open, I suppose.
