SALT LAKE CITY — Plans are moving forward to build a new state history museum and increase security on Capitol Hill.

The Capitol Preservation Board and architects are finishing designs for the new Museum of Utah, a multi-million dollar facility to replace the old State Office Building and data center that sit north of the Capitol building itself.
Demolition will start this summer.

The design, which will closely mirror the existing Capitol, will also include an area for tour buses to come in and a plaza for people to enjoy

The entire project is estimated to cost $219 million, with $110 million coming over from money saved from the construction of the new Utah State Prison, Russell said. Gov. Spencer Cox has requested that $85 million go toward the North
Capitol project, with another $7 million in ongoing funds, according to his 2023 budget. As of Monday, SB6, the legislative bill that covers all sorts of infrastructure and general government spending, lists $68 million toward the project.

It's unclear whether the proposed funds in SB6 would complete the remaining cost of the project.

There are also economic variables that can change the total cost of the project.

"Of course, we are concerned with the continued escalation of the construction market due to labor and material shortages," Russell added, in an email to KSL.com.

Still, the new building is now projected to open in either late 2025 or early 2026 — about 12 to 18 months later than originally anticipated because of earthquake mitigation work that is expected to lengthen the project timeline, Ortiz said.

The delay, however, puts the building right on track to open just in time for a major nationwide celebration...

Downtown Update - Astra Watch Timeline




...This construction project will bring what has been billed as the state’s tallest tower thus far, adding hundreds of high-end luxury rental apartments in the Downtown core.

At approx. 448 feet, the Astra Tower would inject 380 units into the core of Downtown, across from the Gallivan Center. It is one of over a dozen new high-rise projects in various stages of the development pipeline and or construction in the downtown area.

UNIVERSITY OF UTAH BREAKS GROUND ON INNOVATIVE NEW SPENCER FOX ECCLES SCHOOL OF MEDICINE BUILDING


The groundbreaking ceremony for the new Spencer Fox Eccles School of Medicine took place on October 19, 2022.

The University of Utah has broken ground on the new state-of-the-art home for its Spencer Fox Eccles School of Medicine. The $185 million facility has been made possible, in part, by funds from a landmark gift of $110 million from the George S. and Dolores Doré Eccles Foundation and the Nora Eccles Treadwell Foundation. The gift provides support not only for the building, but also medical education programs and cardiovascular research.

The new 185,000-square-foot building will become the hub of the University of Utah’s nationally recognized health sciences campus. Once open, the facilities will accelerate the school’s ability to provide the highest quality medical education, advanced research, and patient care, while the added support from the foundations’ dramatically increases the school’s endowment and powers critical research.

Construction of the U’s new medical education building was approved by the Utah State Legislature in 2017 with a $50 million commitment, and an additional $60 million appropriation was approved earlier this year. More than $50 million in added philanthropic pledges for the project have also been secured. Completion of the project is expected in 2025.

"The incredible impact of the University of Utah's health sciences program in education, research and care across the Intermountain West is a source of great pride for the entire state," said Utah Governor Spencer J. Cox. "This new facility will make a major difference in our ability to address the growing need for top-tier doctors in the state, especially in our rural areas."

"I have long believed that no state or region can become truly great without a world-class medical center at its nucleus," said Spencer F. Eccles, namesake of the School and Chairman & CEO of both the George S. and Dolores Doré Eccles Foundation and the Nora Eccles Treadwell Foundation. "We hope this seminal grant—the largest ever awarded by our foundations—will help ensure the University not only provides the highest quality medical education for the doctors who serve Utah and the entire Intermountain West, but also furthers the excellence of health care for all our citizens and impacts the future of medicine through its groundbreaking research."

South Salt Lake • Buzz about South Salt Lake revitalization took a tangible step forward Tuesday with a ceremonial shovel turn on Main Street and Burton Avenue.

Construction of One Burton, a new mixed-use development near 2400 South, is now underway, and, along with other building projects, so is the prospect of creating a downtown in this city of 27,000 residents.

The eight-story complex will have 180 apartments — 50 two-bedroom, 103 one-bedroom and 27 studio units. Planned amenities include a gallery, spa and fitness facilities along with rooftop courtyards. The project, which is expected to open in 2024, also will include 7,000 square feet of retail space for restaurants or neighborhood shops.

South Salt Lake’s downtown has been in the works since 2016. The intention is to add more housing, commercial and nightlife, said Mayor Cherie Wood. After years of planning, pandemic-related disruptions and infrastructure issues, city officials, architects and developers staged Tuesday’s ceremony on an open parcel where a church, an apartment building and a storage facility used to sit.

“This is our first one after all of that to break ground, and we’re excited,” said Wood, highlighting how much she liked the design, which wraps around a billboard facing Interstate 80. “This is one of many coming to our downtown area.”


(Rick Egan | The Salt Lake Tribune) One Burton, the redevelopment area planned for South Salt Lake's downtown revitalization, known as the Downtown East Streetcar District, will provide 180 multifamily housing units, on Tuesday, Nov. 15, 2022.

Despite the excitement surrounding One Burton, the building will not include the affordable units that Utah so desperately needs to ease a housing crisis.

City officials had been working with these developers before the housing crunch deepened, Wood said, so they did not address the affordability element for this building. But the mayor expects future developments to include affordable units.

What it will look like

One Burton will boast midcentury modern architecture that fits with the neighborhood, said Doug Thimm, an architect at Architectural Nexus, the Salt Lake City firm designing the building. “The idea was to bring something in that could be a piece of architecture that became part of the greater whole.”

Thimm is confident that this development will help execute the city’s vision for its downtown. The building, including its commercial space, is expected to draw people from across Salt Lake County.

“I’ve been talking on and off with the city for over 20 years,” Thimm said, “and to see something finally happening here is really exciting for us.”

More changes coming to South Salt Lake


Developers are planning another 12 projects in the area in the near future.

“You’re going to see change as you’re already seeing in South Salt Lake right now,” said Gary Ellis, Jacobsen’s president and CEO. “...This is a true sign that we’re providing an area for people to come and live in South Salt Lake and really revitalize the area.”

South Salt Lake’s downtown expects to offer grocery stores, public spaces and access to public transportation.

“We’ve always struggled from people not knowing that we’re a city. If we built a downtown, those types of developments would last 50-plus years,” Wood said, “and so that would really be something we can hang our hat on as a community.”

providing a significant number of “deeply affordable” units, promoting an active streetscape, establishing a public mid-block walkway, and preserving and activating the historic Cramer House on Floral Street...Instead of proposing a single
building of large scale, Brinshore’s architect, KTGY, has designed two structures. The south building will be eight floors containing 73 units and the north structure will rise to 13 stories with 117 units. 152 of the 190 total units will be
affordable, ranging from 20%-80% of AMI, with 38 units at market rate. The mix will be 122 one-bedroom, 52 two-bedroom, 13 three- and four-bedroom, with three at-grade artist live-work spaces.

On street level, the project will offer 23,000 sq. ft. of commercial space (down from 40,000 in previous plans), some of which will be dedicated to community and education purposes. The developer plans to build one level of below-grade
parking, offering 100 stalls. Eighteen surface parking spaces will be reserved for retail clients...Between the buildings will be a public “paseo.” It will run from Floral Street (an alley at about 125 East that’s accessible only from 200 South)
to State Street and align with Gallivan Avenue on the west side of State.

Pedestrians will be able to pass all the way from Edison Street (145 East) to State thanks to an existing east-west alley and the paseo.












January 26th




Luke Garrott, BuildingSaltLake.com: ...Construction began last week on 255 South State.


City officials and developers will be delivering on a mixed-use, 80% affordable, two-tower project that incorporates significant public plazas and a midblock “paseo” between State Street and Edison (145 E). It will restore and repurpose a
historic house into a restaurant as part of the development’s 25,000 sf of retail space. The taller of the two towers (eight and 12 stories) will use an innovative construction technique, combining light structural steel with 10 levels of
load-bearing factory-panelized walls called the “Infinity System.”

The project’s 190 units will range from studios to 4-bdrms. 168 of those are federal tax credit units, serving people who make between 20-80% of AMI.

Construction is expected to take 24 months, aiming at a Spring 2023 opening. Here are some current photos of the site:

Salt Lake Crossing, a 300 micro-unit and studio rental building in the Hardware District, is being proposed by the area’s master developer, SALT Development.

The Salt Lake Hardware project continues its bold rise between the North Temple Bridge Trax/FrontRunner stop and West High School.

SALT’s 4th West, Hardware East and West buildings have added 906 units to the area so far. Three of its planned five buildings are completed and it’s preparing the fourth – with 300 micro and studio-units only...

...On 1.52 acres, it plans 300 units in a podium + five story building. Half of the units will be micro (228 sf) and half will be studios (470 sf). At 198 units per acre, it is an impressively dense development for the local market.
The new building, designed by local architects Method Studio, is proposing to “face the street” only on the south, one of the short sides of the structure. The south side of the building fronts 200 North and the Hardware West building (with Atlas mural). Salt Lake Crossing will park at a .63 ratio per unit in the two levels of its podium. It resides in the richest transit neighborhood in Utah – TRAX Green Line and FrontRunner commuter rail converge just steps away, while three bus lines link with the FrontRunner station at Salt Lake Hardware’s back door on 490 West.

The south part of the building will be three stories of co-working space nested in a five-story amenities-rich environment, including an oversized roof-top hot tub...

University Place Lifestyle Center - OneSuite Offices, Multi-level covered parking, and a new Dillard's department store - Now Completed


Currently for 2022 Woodbury Corps. ever-expanding University Place Center is adding a five-story parking structure providing 273 parking stalls, with a four-story 70,000 square-foot office building included on top of the parking structure.

Woodbury has also demolished a previous anchor store (Macy’s) which was 207,537 square feet and is now rebuilding a 195,000 square-foot Dillard's anchor.

The parking structure will have an architectural skin on the exterior to ensure a seamless facade for the office structure on top...

...In 2014, when malls around the country were failing and big box anchor stores folding, the Woodbury Corp., managers, and developers of University Place, stepped out of the box and redesigned the mall into a campus of retail shopping, Class A business spaces, housing, and entertainment....

Southern Metro Update - Brigham Young University's New School of Music


The 170,000-square-foot Music Building will have four levels and feature more mid-sized spaces for practice and recitals, including practice rooms located on the upper floor. The cornerstone of the new building will be a 1000-seat concert hall
built in the vineyard style. Vineyard style performance spaces are intended to keep musicians centralized, with audience seating rising above them in tiers — reminiscent of a terraced vineyard.


“While this spatial approach was primarily developed with optimal acoustics and line of sight in mind, BYU’s concert hall will also serve a distinct pedagogical purpose, as it will allow students and patrons alike to have a clear view of
performer technique,” Adams said. “The venue will be the first of its kind in the Intermountain West, marking a significant achievement in musical innovation and excellence in the region.”

Construction is expected to be completed by Fall Semester 2022. Big D Construction has been selected as the general contractor for the project, with HKS Architects as the architecture firm.

The College of Fine Arts and Communications has long been an integral part of BYU. The School of Music was one of the original four departments when the university opened doors, and the Harris Fine Arts Center is the most-used academic
building on campus, presenting more than 500 performances a year.

Southern Metro - Construction Timeline Update, Orem L.D.S. Temple

...The L.D.S. Church’s news release said the Orem temple will be located on a 16-acre site. The site is part of 250 acres Orem annexed from Utah County about five years ago, Brunst said. The mayor said the site is bordered by condos on the north, undeveloped land on the south, railroad tracks on the east, and one of Orem’s last dairy farms across Geneva Road to the west. The church’s plans call for a three-story temple of 70,000 square feet. It also plans to construct a 20,000-square-foot meetinghouse on the site...





The Orem Utah Temple will be built half a mile south of I-15’s University Parkway exit near the nexus of major population,
commercial and industrial growth in Provo, Orem and Vineyard. The address — 1471 S. Geneva Road — is west across the freeway from the Utah Valley University
