Phase Four: Team Interviews Qualifying proposals will participate in a forward auction via the JAGGAER system to determine the final price for the project. Finalists from the auction will be selected for an in depth interview. Mandatory attendance by the following team members: Project Manager, Proposed Lead Architect, Lead Environmental Consultant or Senior Staff Member, Lead Finance/Economic Consultant or Senior Staff Member. All attendees must have speaking parts in the interview. The finalists are to provide all materials one week prior to the interview. The Evaluation Committee will select the most qualified team based on the presentation, scoring and overall alignment with the RMP vision. There may be a development team selected as a backup in case the awarded team fails to complete Phase Five. [Phase 4 Deadline Week of Feb. 1, 2021]

Phase Five: Negotiation and Execution of Agreement with Development TeamRMP is particularly interested in a timely launch and development of initial phases of the site. As such upon selection RMP will enter into negotiations that should not exceed 3 months to finalize. Upon execution, the development team should expect to begin steps within 30 days to move the project forward. [Phase 5 May 8, 2021]


There are also emails/documents from SLC Mayor Mendenhall and the Head of Economic Development Corp of Utah (EDCU) both offering support and assistance.

Amazing! Given another ten years, North Temple between downtown and the airport will be almost unrecognizable from what it was ten years ago. It seems as if Salt Lake's construction boom has taken on an even more heightened urgency. Makid, or those of you in the know. Have you noticed if there have been construction crews coming in from other Metro areas to fill the labor gap needed in the Salt Lake Metro?

Park Avenue Developments

The buildings are replacing 9 acres of underutilized land near the heart of Sugar House. There are two new east-to-west streets to the north and south of the
development that will connect Highland Drive to 1300 East. The development will also include two new north to south throughways connecting Ashton to Stringham.

Irvine, CA-headquartered CREDE broke ground on Park Avenue Apartments, a 238-unit multifamily complex in Salt Lake City’s Sugar House community. Developed in partnership with Salt Lake City-based Cottonwood Residential, the project is set for a Q4 2021 delivery.

CREDE’s Colby Durnin says, “Park Avenue Apartments will provide highly desirable apartments in the burgeoning Sugar House area. The economic growth of Utah and Salt Lake City in particular, have led to a strong need for new residential options, as more companies relocate or open offices in Salt Lake City.”

The mid-rise 238-unit project will offer studio, one and two-bedroom apartment homes. Each unit will include nine-foot ceilings, luxury vinyl wood plank flooring, upgraded cabinetry and stone countertops, with most units having a balcony or patio. The building will also feature 1,400 square feet of retail space, a fitness center, and a resort-style pool with an outdoor terrace that includes fire pits, barbecues and two hot tubs.

a news release stated. The 700-plus room hotel will be among the first “ground-up” developments to utilize the program in the Beehive State...

...“It gives us another layer of sophistication when it comes to attracting bigger and better shows to the state of Utah that helps the entire area. Utah’s going to take a better step in terms of prominence on the national stage because of a
facility like this,” he said. “People that hadn’t considered the state before are now going to say, ‘I need to look at Utah, I need to be in Utah for these conventions.’ That’s what kind of prominence this new center is going to give us.”

The 686,784-square-foot, 26-story hotel will include 700 guest rooms and 60,000 square feet of meeting space, as well as two separate restaurants on the first and sixth floors and a lobby bar. The sixth-floor restaurant will sit adjacent to
an outdoor area with a swimming pool, as well as a 7,500-square-foot outdoor terrace for events and other activities.

The project will be directly connected to the Salt Palace Convention Center to provide convenience for convention attendees, Baisiwala said...

...“This hotel is built directly into the convention center, which makes it exceptionally easy for the convention attendees to go in and out from their hotel rooms into the convention center,” he said. “Perhaps more importantly, it has a lot
of suites — big rooms where VIPs can be housed. And it also has a lot of meeting space which augments the number of meeting rooms of the Salt Palace.”

As much as I'd love to see that 500+ footer at 100 S and Main, we all know that it's a pipe dream right now. Hopefully the increased national interest in SLC that has been building lately translates into Zions Bank deciding to build something there sooner. It really is a prime location for a nice mixed-use tower.

All of the other towers (except the Cascade) are active projects though. We could be looking at four or more new buildings in SLC's top 5 tallest in the next five years.

Update, Southern Metro - Intermountain Healthcare's Spanish Fork Hospital Nearing Completion


The Intermountain Healthcare hospital, located at 765 E. Market Place Drive, will be built on 45 acres east of Interstate 15 and North of U.S. Highway 6 in a spot Paul Bliss, a cowboy poet, called in a poem, “a graveyard of unproductive land.”

The $150 million hospital will have 30 beds and focus on women’s and medical/surgical services, consistent with community hospitals. It will include five labor and delivery rooms, two caesarean section rooms, two antepartum rooms, 12 postpartum beds, 12 emergency department rooms, four operating rooms and two gastroenterology suites.

The hospital will also provide imagine services, cardiopulmonary diagnostic testing and infusion therapy. There will be an on-site medical office building and an Intermountain InstaCare.

Hospital now scheduled to open April 2021

Southern Metro - Mammoth Facebook Data Center Approaching Go-Time

...Facebook’s $1 billion-plus data center...on the west side of Utah County is just one of 13 across the country and, when complete, will occupy some 1.5 million square feet.

Exactly how much data the facility will be able to hold is a little murky, and the company isn’t saying, but experts estimate the nearby highly secretive National Security Agency data center in Bluffdale, which has a similar footprint, might accommodate 3-12 exabytes of data. And don’t feel bad if you haven’t heard of an exabyte, the term for 10006 or 1,000,000,000,000,000,000 bytes of information.

Central Metro - Novva to build $1bn hyperscale campus in West Jordan

...$1bn will be invested over the next several years into the campus with hopes it can attract customers from competitors in Arizona, Nevada, Colorado, and even Oregon.

The construction is taking place over four phases and will total over 1.5 million sq ft of data center space when finished, should all phases be completed.

The first phase, involving a 300,000 sq ft (28,000 sq m) data center, is currently being built. It also includes a 120MW substation and an 80,000 sq ft (7,500 sq m) office building which will be Novva's headquarters.

The data center will be available for client deployments in early 2021.

“The facilities are state-of-the-art, imaginatively engineered, purpose-designed and built, and of such scale that it will accommodate 250KW clients to 30MW clients,” said Swenson, founder and CEO of Novva. Swenson is the former CEO of C7 Data Centers, which was acquired by Databank in 2017. “We believe Utah is a hidden gem for one of the largest wholesale colocation campuses in the United States," he said.

"Some of its attributes include low-cost power, low disaster risk, low latency, dense long haul fiber, high altitude cold desert, central Western US location, an expanding International Airport, and no sales tax on equipment purchases."

Novva’s data centers will allow for bespoke suites, optional turn-key, as well as secure multi-tenant services. The company has also designed and engineered the facilities to operate without water year-round, with a cooling system designed in collaboration with BASX Solutions...

The Provo firm that intends to acquire the Park City Mountain Resort lots for a major development wants to essentially anchor the project with a hotel nice enough to garner four stars, a property that would be seen as adding to the area’s already desirable lineup of lodging options.

The four-star label was included in a City Hall report that was drafted in anticipation of a Park City Planning Commission meeting. PEG Companies earlier reached a deal with PCMR owner Vail Resorts to acquire the lots, which hold significant development rights dating from the 1990s. The deal would not be finalized until after the Planning Commission discussions. The Planning Commission is working through a series of topics with a decision on the project not expected for months.

The report issued prior to the meeting scheduled on Wednesday outlines the hotel concept and identifies the 249-room property as a “four-star hotel.” It would include a restaurant, a bar, a spa, a fitness center, a pool, a lounge outside that people could ski to and from as well as retail spaces covering 6,000 square feet. There would also be convention and meeting space stretching through 26,000 square feet. Another approximately 17,000 square feet of skier services and resort ticketing operations could be located in the building, the report says. The property would have three wings and two parking levels for the hotel that would be operated as a valet service. The report says City Hall staffers note that the rooms “appear quite small” at an approximate 350 square feet. In prepared responses to a Park Record inquiry about the hotel, Robert Schmidt, the president of PEG Development, described the desire for a lodging property of the sort proposed.
“We are planning for a four-star hotel because, based on our years of hospitality experience, we know that this level provides the high level of service needed here, including an on-site restaurant, fitness center, spa, room service and meeting rooms with quality attention to service and detail. That’s missing right now at the base of one of North America’s premier ski resorts. PEG is excited about how this property will positively contribute to the community,” he said.
Schmidt added: “The master plan calls for a hotel because the location is ideal for destination guests who can come to Park City via mass transit, shuttle or a car service such as Uber and Lyft, ultimately, decreasing the number of cars coming into Park City.” Schmidt declined to discuss names of potential operators, saying it is premature to identify them as the firm continues through the Planning Commission process. The Park City area since the late 1990s has added a series of high-end lodging properties with internationally known branding. The hotel projects have stretched from the edge of Deer Valley to Canyons Village.
