So exciting.........

If this is a "temporary" lot, then why are they planting all the shrubbery????

On the bright side, the lot looks like it will be gated and therefore a boot free zone.......

I'd be able to accept it if they use this lot as temporary parking for Heritage while building a multi-level parking structure and bridge over the train tracks to the Avenir Centre in Heritage's old lot. But that makes too much sense to be realistic.

Article on the parking lot proposal from the CBC:

Councillors deride request to add more parking in downtown Moncton
Planning staff 'somewhat comfortable' with request while developing more detailed parking plans
Shane Magee · CBC News · Posted: Apr 03, 2019 5:30 AM AT | Last Updated: 5 hours ago
https://www.cbc.ca/news/canada/new-brunswick/moncton-surface-parking-lot-request-1.5080862

These tidbits are interesting:

Quote:
Bill Budd, Moncton's director of urban planning, said Slate Office REIT needs the parking spaces to reduce a 500-vehicle parking wait list for its Blue Cross building tenants.

Budd said it would also allow Slate to retain tenants and redevelop land near the building used for parking. About 1,200 people work at the building on Main Street that includes offices for Medavie Blue Cross and the public library
Cross referencing with the T&T article about this issue, it sounds like the city and Slate may look at redeveloping the parking lot in behind the Marriott (and across Mechanic Street from the Blue Cross Centre) to include a multilevel parking structure as part of the design. By building the parking lot on the old Co-op property, this buys them time to do the design and planning work on the Mechanic Street lot, and allows for alternate parking when construction occurs.

Quote:
Jim Scott of Trace Planning and Design is representing Slate for the rezoning. He said Slate is eager to work with the city on the comprehensive plan, but it can't wait.

Trace was contracted by the city to write its downtown revitalization plan that calls for replacing surface lots with new buildings that include underground parking or parking garages
Also, the T&T article states that the city plans to add two levels and 150 parking spaces to the existing parking garage at Church & Alma by 2023. I have not heard this before..........

It's official Plan B has closed

They could have reached the point of interior renos and waiting for the weather to finish up the exterior. Either that or, ran out of money to renovate.

The For Lease sign could be for the former tattoo space and or for the upstairs.

The one thing missing here is the city just asking the developer to step up. If slate needs the parking maybe they need to build their own parking a garage.

I work in that building, i don't believe for one minute there is a 500 person waiting list.. and the building is full. No one i know needs parking and No one would walk that far from our building for parking. Sounds more like an excuse for a parking for money business.

This is utterly stupid...this should not be allowed by the city...in any way. The only way I'd potentially think this was good is if it was a multi-level parking structure open to the public, not just the tenants of Blue Cross.

Here's the listing from Colliers
St. Bernard's Rectory, 43 Botsford Street, Moncton, New Brunswick

Asking price is $449,000

This building is one of the Gothic pillars of downtown Moncton (others being the Assomption Basilica, old Moncton High School and Castle Manor). The others have all been saved. There is no way in hell this building will be bought and torn down. This building must be saved based on historical and architectural merit.

Personally, I think this building could be easily repurposed fir something like a high end restaurant. The location is ideal for something like that. In fact, I think the investors they are looking for for Baton Rouge should consider this building. What do you guys think????

I think if I had $450k lying around I'd move in, because living in a mini castle would be awesome.

T&T confirms St. Bernards rectory has significant water damage. I wonder what happened? Burst pipe most likely.

On a positive note, since the property listing has come available, the paper indicates that "significant interest" has been generated. Let's all hope for a positive outcome here!

The building must be saved. It's the last remaining vulnerable Gothic gem in the downtown core. The other Gothic pillars have been saved. St. Bernard's rectory must be saved too.........

I'd love to see a Microbrewery (Picaroons, Garrison, etc) set up shop in there with a pub...in a square you'd have the Rectory, Tide & Boar, Pump House, Gahan...that would be an awesome block for downtown.

P1

"Rectory Brewing"...(if that ever happens, I have online proof I said it first. )

From Codiac Transpo:

Quote:
BUS STOP RELOCATION----MONDAY, APRIL 22

To make way for new construction, the demolition of the V-Hotel will start this May. Codiac Transpo will therefore be permanently relocating this bus stop to the corner of Elm and Gordon Streets starting on Monday, April 22, 2019. Unfortunately, there will not be enough space, at the new location on Gordon, for a shelter. We apologize for any inconvenience this will cause our customers.

This proposal was floating around last year, but I see that it is back before Moncton PAC again, seeking new variances:

- A proposal to convert the existing office building at 100 Cameron Street (NW corner of Cameron & Gordon) to a seniors living complex, with the addition of a second six storey attached tower

Quote:
Newco Construction on behalf of/au nom de 635612 NB LTD c/o Thomson Tax & Accounting 100 rue Cameron Street, Moncton (PID/NID 00695049) variances to (1) increase the maximum height of the building within 10 metres of the street; (2) to reduce the rear yard setback from 6 metres to 4.9 metres and; (3) to not provide balconies above the ground floor to accommodate a seniors complex
Uninspired to say the least, but hopefully of reasonable quality. At least it will add new density to the neighbourhood. I have no idea when this project will be started, but at least the file is still active.

Is a College still occupying this building? My father worked in this building for years when it was Marine Atlantic. He used to comment that it was a good building to work in. Air quality, air conditioning etc. It is a lot older now so a few upgrades will be needed to convert the place to a living space.

McKenzie College is still located in the building, and may be for some time yet. There is no timeframe for construction of the new seniors complex as far as I know.

Can anyone name the 5? Any surprises?

Moncton council approved changes to its development incentive program last year to attract developments worth $10 million or more, which staff described as "city changing projects."

Silliker said the city knows of five projects in the works that could be eligible for the expanded program. Three are in a "high degree of readiness" to move ahead soon, he said last week.

I assume the Harper Building is one of the two "low degrees of readiness"

Any response to the foregoing would be purely speculative save for one:

1) - I believe Tannery Place South will start construction very soon.

As for the other four, there is no certainty, but I'll give you four possibilities.

2) - Home 2 Suites by Hilton
3) - 1222 Main renovations (to the same standard as 1234 Main).
4) - Aquilini Block
5) - Ashford Development (NW corner of High & Gordon)

Anyone else have any candidates???
