I drive by Plan B 1/2 dozen times during the day because I live near by. This is getting to be an eye sore. Once in a while there are contractor trucks around appearing to do some work, then crickets on some weeks. I'm not even sure if the bar is even open now.

They could have reached the point of interior renos and waiting for the weather to finish up the exterior. Either that or, ran out of money to renovate.

The For Lease sign could be for the former tattoo space and or for the upstairs.

From Colliers web page:

Description

43 Bostford Street known as the St. Bernard's Rectory is a fantastic redevelopment opportunity. The building is to be sub-divided and sold from St. Bernard's Roman Catholic Church. The building itself is situated steps from Main Street and in the core of downtown at the corner of Queen Street and Botsford Street. This iconic building is a designated Heritage property and has 3 levels, with approximately 2,500 SF on each level.

The possibilities are endless, imagine restoring this beauty to its former splendor. The main level would be perfect for retail, office, restaurant, or professional services use. The 2nd and 3rd floors could be transformed to downtown housing or even office use. Don't miss your opportunity to be a part of Downtown Moncton's continued growth and success, on the heels of the recently opened Avenir Centre and FiveFive Queen opening in 2019.

Adjacent parking lot is not included but may be available to purchaser on a lease basis under separate contract.

Another brewery should grab it and create a bit of a "Craft Beer Corner" in downtown. Picaroons loves saving old buildings for brewery/restaurant combos. We could have Picaroons, Pumphouse and Gahan all within a stones throw of each other.

Indeed a new brew pub would be ideal, and the synergy with Gahan House, Tide & Boar and the Pumphouse would be palpable. This section of the city would become a major gathering place.

I wonder if Picaroon's would consider expanding to other cities? Gahan House has been quite successful at this.

Picaroons has already expanded to Saint John and St. Stephen, so I would say so. That is unless they feel the market in Moncton is saturated already.

Personally, I'd prefer a local brewer that doesn't already have a taproom to move in. It's a big investment, though.

I agree, Picaroons likely has the capitol to get it down but I'd love to see O'Creek or Grand Monk Artisan Ales move into a spot like this. Would be right on brand with Holy Whale too. I could see it being a huge success story like Graystone in Freddy.

Great idea. They've done such an excellent job in Alma.

Anyone have insight on what condition the Rectory is in? Wonder what kind of investment is needed to the building itself

And in Riverview. I can't see them expanding to Moncton so quickly after opening the shipping container at the Chocolate River station. It's a great place to sit and have a beer on a summer day.

I was told by a very reliable source that the inside is an absolute mess and needs a pile of work and money. Not for no reason the sale price is so low.

That's too bad. Architecturally the building is a gem. It must be preserved, but if the costs of renovations and restoration are too high, it may be difficult finding a buyer.........

They may want to shift over to Moncton for a bit if that Chocolate River Station development happens. While their spot in the parking lot will be maintained, I'm not sure how many people (other than SSPers spying on the construction ) will want to have a relaxing lunch or afternoon beer next to a major construction zone.

Still if the insides are as bad as stated above, the timing might not work out and/or it may not be worth the investment.

That notwithstanding the Zoning By-law’s Table 16.1 Downtown Zones Use Table, a
non-building associated surface parking lot will be permitted as a main use of land at 20
Record Street subject to a maximum timeline of 5 years ending on June 30, 2024 with
potential for a limited renewal period of 2 years under the following conditions:
a) Agreement on a new redevelopment plan for 20 Record Street that entails
developing a new building on part of the site is in place by June 30, 2024; or
b) Slate can demonstrate at the end of 5 years (June 30, 2024) that it has worked in
partnership with City of Moncton on exploring alternative parking arrangements
for its tenant base that may entail one or more of the following scenarios:
i. Exploring partnering on a new public / private parking garage; or
ii. Exploring alternative parking strategies such as active transportation,
ridesharing / carpooling, destination park and ride transit options foc

Very demoralizing.

The city can't seem to get away from it's addiction to surface parking. The old Co-op store location is destined to be surface parking for at least seven years (if not longer).

I complain about the availability of parking downtown probably more than most, but the answer to the problem is not doubling down on the blight of surface parking, the answer is increased parking densification through the construction of multilevel parking structures!!! This would free up land for more productive uses like new residential and commercial construction.

If I were on city council, I would be very hard on this request, and I would give them a timeline of 3-4 years max, conditional on a firm proposal for redevelopment of this land........

Construction of the new Maternal Fetal Care Unit at the Moncton Hospital is imminent.

Physicians have been advised to vacate their parking lot as of Friday in preparation for construction.

So if you see your friendly neighbourhood GP thumbing a ride in the vicinity of the hospital, now you'll know why..........
