Smile Garden Inn

Regarding the restaurant in proposed for Garden Inn. If we look at the newly Fredericton built Garden Inn, they have a Resto/Bar as part of their Lobby (which is actually quite nice! and functional).. and this Hotel Bar/Resto is well placed off the Lobby, which provides outside patio access.

So all that being said, I assume the Garden Inn in Moncton ( if that is what is going on Highfield) will follow this same format.

Here's the ground floor plan for the Hilton Garden Inn, showing the layout of the meeting room(s), breakfast/buffet/bar area, adjacent outdoor patio, lounge, pool and fitness room. It will all be very nice, but I'm pretty certain that the restaurant/bar area will be of a typical Hilton in house design, and will not be a branded restaurant of any kind.

Well at least it has underground parking and 2 elevators unlike the waste of space Hyatt down the street.

There is definitely something happening at the old Moncton High building. They have been doing indoor demo for a couple of weeks now and today there is a crew bringing in a substantial truckload of new drywall. Looks to be in the auditorium area but hard to say for sure.

Hilton Garden Inn

According to the T&T today:

- The developers of the new Hilton Garden Inn are the owners of the (former) V Hotel.
- The new hotel is double the capacity of the old one, and the impetus for the development was definitely the construction of the Avenir Centre.
- 118 rooms, 189 parking spaces (half of which will be in a single level 5000 sq ft underground parkade.
- The restaurant will likely be called the "Garden Grill & Bar", and will be hotel run.
- Demolition of the V Hotel will occur in May, with construction of the new hotel to take about one year to complete.

OBSERVATIONS:

1) - There are a heck of a lot more parking spaces than there are rooms in the hotel. Does this mean some will be available to rent on an hourly basis, such as for Avenir Centre attendees?
2) - the one year build is about twice as fast as the Hyatt Place Hotel construction period. I wonder if this means structural steel construction rather than concrete form construction?

I had noticed the parking discrepancy when MonctonRad posted the building information high up and I wonder if they don't intend to rent parking spots to people working at 1045/1081 Main? The V hotel currently rents a number of spots on the Highfield side lot and also behind the building that total probably 40-50. For an independently owned hotel that's good easy money (probably 100$ a month) but for a larger chain like the Hilton maybe they wouldn't want the added hassle as it's hard to police that.

I would assume Vision will operate the hotel and continue to rent out monthly parking passes with the excess capacity of stalls.

If you are a hotel operator, you just pay a commission/fee to Hilton to "fly their flag" and participate in their booking system, promotional materials, etc. It's not an insignificant amount, which is why you see operators switch brands fairly frequently. The Murphy hotels operate under a variety of flags.

The "domed pool" at the "V Hotel" was probably the coolest thing about the building...just wish they were building something more "substantial", meaning higher than they are.

There are some new images up on the Junction Urban Village website, specifically dealing with Tannery Place South, but also showing the Home 2 Suites by Hilton:





The second image contains information regarding the six CRUs available on the ground floor. Of note is the fact they have a planned availability of October 2020, which should mean construction starting sometime this spring or early summer.

Could this be the big news that the mayor was hinting at not long ago? I hope this does break ground soon!

Has Plan B closed? The building has been under going renos since the fall. I just noticed a For Lease sign in the window. This may be old news since I haven't driven by there in a while. Just curious.

St. Bernards Church rectory downtown on Botsford Street is for sale!!!



Asking price is $449,000

This building is one of the Gothic pillars of downtown Moncton (others being the Assomption Basilica, old Moncton High School and Castle Manor). The others have all been saved. There is no way in hell this building will be bought and torn down. This building must be saved based on historical and architectural merit.

Personally, I think this building could be easily repurposed fir something like a high end restaurant. The location is ideal for something like that. In fact, I think the investors they are looking for for Baton Rouge should consider this building. What do you guys think????

Gothic would need French cuisine. Perhaps Les Brumes du Coude can be persuaded to take it over. They lack seating and decor.

At $449k, that's a steal! Look behind the photo, 55 Queen, 2 bedroom 2 bath 1200sqft at $460k.

If I had $450k kicking around doing nothing, I would jump so fast on this that I would offer $500k and let's close this deal already!
