Those thinking Newton needs it before other areas don't, I think, actually look at a map. Newton has the highest population of any specific area in Surrey just because of its total size.

For example, Newton is 48 square km in size with a 2017 population of 141,450. In contrast, Fleetwood is 20 square km in size with a 2017 population of 63,810.

When you do the math, that works out to:

Newton: 2947 people per square km
Fleetwood: 3190 people per square km

So they are roughly similar in my eyes and Fleetwood technically has a higher population concentration whereas Newton is more spread out with a lot of single family homes.

So you can't JUST go by population. Distance is also a big factor too. Like I just said, Fleetwood is more dense and smaller so a SkyTrain line running through would actually service more people per 100 meter circles around the stations than in Newton.

Especially along King George. Other than Newton Center itself, King George is very low density. It is increasing, but it is low. Fleetwood from basically 158 through to 164th is all medium density townhouses and condos stacked next to each other along Fraser Highway.

Clayton heights too has more concentration of population along Fraser Highway than Newton does along any major road. Honestly you have to look at things other than population numbers, you have to understand the design of a neighborhood, distances, and densities.
