Isn't that the project that almost got NIMBYed to death? I think it might have been reduced in size or some such to appease the neighbours/area councillor.

It's a nice little project... I'm not sure what all the fuss was about. Although I don't get why they put in a mansard-type roof when that doesn't go with the general aesthetic of the place.

The exterior structure is... it just has some panelling in place of glass, but that's an entirely curtain wall assembly.

That's why I'm confused about the "all glass" thing... an all glass curtain walled structure performs better thermally than a window wall structure by miles, so it doesn't make sense

The affordability of all glass is low, but the foundation of 300 is already there... that's why I'd guess they're going this route. But what about the code? I presume you can energy model that thing towards approval?

The exterior wall has a fairly big percentage of spandrel with 5" of roxul behind it. Also a decent percentage of alucobond, again with 5" of roxul.

it's certainly not floor to ceiling open glass by any stretch.

The lot @ Main st & McDermot..a residential complex, not 416 main but on the corner next to Newman-Maclean bldg, now palomino?
138 Portage Ave E hotel conversion?
We have not heard a peep in awhile. Is it still a go?
I imagine a moderate range hotel brand?

Back to 416 main...
I am hoping for a major hotel @ 416 main..Like Mariott, Hilton, Hyatt, Sheraton.. all these chains exist here or will soon. Westin would be great as well.

That last one kind of makes it look like a scaled down replica of 300 Assiniboine, what with those town houses running alongside of it.



Speaking of the town houses, I really like them... they will do a great job of hiding the parkade.

I actually quite like the street scene therewith the townhouses. Gives it a good urban feel, similar to larger cities like New York. 3 storey rowhouse type things.

If that proposal goes ahead on the tennis courts, I'd like it. Nothing too fancy, but will fill a void and bring more people to the area.

There are a couple of construction dumpsters behind 138 Portage Ave. E and they appear hauling a lot of stuff out - gutting the interior.

Not much of the wedge piece is included. Here are the ground floor and upper level footprints. BTW, 15 floors plus penthouse and mechanical noted on the plans.

Hmm that actually makes it look better than I expected. Nice that all vehicle access is off Bell, and the live/work spaces look pretty close up to the sidewalk. Just me or is the tower footprint fairly small?

Also, what is GEN SET - the one storey building top right?

Gen Set is the stand buy generator for emergency lighting and firefighter/EMT elevator use in case of a Mb Hydro power outage in the complex.

I believe that under the Manitoba building code over a certain number of sq meters floor space or 3 stories backup power is required, but I am not sure.

Is there actually talk of something going up at 416 Main? I know we're all hoping something will go up at that location but it would be nice to know that something is going up there.
