LaSalle has continued to pursue its interest in the project and is prepared to enter a new agreement with the RDA that would include Hines Interests Limited Partnership, which owns the Kearns Building immediately to the north of the Utah Theater, as its development partner.

The significance of the addition of Hines as a development
partner is twofold: First, Hines brings vast experience and capabilities to steer the project as a global real estate investment firm with $89 billion assets under management, and a deep portfolio of properties it has developed. Second, the adjacent property that serves the Kearns
Building provides opportunities to maximize efficiencies on key aspects, such as parking and mid-block circulation.
Hines has expressed an interest in developing a multi-family project on the portion of the site that faces Main Street, and integrating with this project the restoration of the Utah Theater and other amenities and uses that will activate the site and engage Main Street. Entering a new Exclusive Negotiations Agreement with Hines as a participant will enable us to begin exploring uses for the theater, as well as costs, funding sources, and a deal structure for its restoration. It will also provide the opportunity to explore other uses that could be integrated into the project that would supplement the development of a cultural core that is underway with the construction of the Eccles Theater and Regent Street projects.

I heard awhile back when some students went on a tour of the Utah Theater that they hoped to building a 15 story building. I assumed commercial, but maybe it would be residential. That would be a great location for apartments, in the center of everything!

I like this as well. Nice brick type facade. Denver & Chicago have attractive stuff like this. Also one less goofy parking lot.

Seems like Salt Lake's buildup continues to accelerate. Great to hear all the breaking news. I hope this deal with the Utah Theatre is something that gains real legs and becomes reality soon. From Viperlords explanation of the developers, it sounds like they will be the ones to actually turn a vision into reality. Also, good to see a quality residential with a few more than four stories going up on Pierpont. Especially the fact that it's replacing a parking lot

I'm glad to hear that LaSalle is bringing on another partner with some serious muscle and experience behind it. I too am in the would love to see a 15 story residential building built adjacent to the theater, I love the idea of adding more residential to main, it would help to activate downtown even more in the evenings than it already is. I would be sad to lose the Murphy's/Gandolfos building, as it is a one of kind building for Salt Lake City, with the lowered first floor, plus I have always loved that Gandolfo's.

While some might not love the Pierpont I think the use of brick is paying homage to the existing buildings on Pierpont as well as Tire Town to the south.

Yeah I'm not in love, but it also doesn't offend any of my sensibilities. They stuck to mostly brick so it will fit in really well with that neighborhood and of course, it gets rid of a surface parking lot instead of an existing building. Plus, it adds more residents to that neighborhood that desperately needs more lived in density.

If they painted the balconies a dark mocha/black color it would instantly make the whole thing look a lot better.

Both good news in my opinion. Ya, the brick corner building might not be super exciting, but it looks like it is good quality, and the balconies look like it will be some rusted metal or wood, but the best part is that it is urban infill.

I'm excited to see that we have a national heavy hitter developer like Hines. It makes sense to do a residential tower next to the Utah Theater to help the cost. I sure hope this comes to fruition.

A project that would restore the Utah Theater in a way that makes sense has been one of my long-term dreams for downtown. Hope that something will work out for them.

The balconies are the only part of the building that has me wondering if I'm going to like the finished product or not. At first, it was just that they appeared to be solid painted stucco. Just the fact that they're solid and very plain in their design makes them seem like an awkward attachment. I don't know how much any color, darker or lighter will help. I'm hoping it's just the rendering that makes them appear so bulky and unimaginative. I tried zooming the pic up 400%, but even then it's hard to tell what kind of material finish they're using on the balconies. The color would be important, but I think even more important would be to use a material finish that would give their heavy solid appearance some kind of definitive pattern and texture. Otherwise, the balconies will seem like kind of a cost cutting afterthought, and undermine what appears to be the excellent quality of the rest of the structure.

Agree. Salt Lake City needs to get to a point where it's more than just a college town, if it wants to be respected as a legit major city.
