I was browsing a listing for one of the condos at 99 West today and was struck by the view from the balcony and what exactly would be lost were a tall convention center hotel to be built at the UMOCA site. From here it looks like you'd lose your view of the copper mine and the multi-ethnic highrise. You'd think they'd be lobbying for the hotel...

They're ripping out that raised flower bed barrier that separated the parking lot adjacent to the old Zion's Bank building from the Main Street sidewalk.

All nice projects. Thanks for posting Viperlord. I really like the one up by the zoo. I think this one is going to look super cool.

Agree Orlando. That project up at the mouth of Emigration Canyon is super cool. One of those type of projects that when completed we'll probably be seeing photos of in trade journals for a while to come.

I third that.

I really like the varying facade facing 500 W on the North 4th project, it's not a boring two tone flat front. I like the look of the 2nd and 2nd, I think it will add some nice density without sticking out like a sore thumb.

Oh no! That's where I buried my rainy day fund!!!

Also this MUST mean the Zions Bank building is set for construction soon. Or...they're just getting rid of a flower bed.

Awesome. I hope this is some indication that we're finally moving away, at least a little bit, from the same cheap stucco monstrosities we've seen. I love the 2nd and 2nd project as well as the Emigration one. Who knew variety could be so great.

1. City & County (I worked there 2.5 years)
2. Peery Hotel (new paint job from red to green)
3. The Jvdge Building (for green windows and crown and red brick)
4. Brooks Arcade (DP Cheesesteak, Beans & Brews)
5. Firestone (Cucina Toscana)
6. TIE Beerhive Pub or Martine Cafe (for color and narrowness)

I wish! I think I found my idea of a good skyscraper for that spot too. Imagine the Bear Stearns Building at 383 Madison Avenue minus the 70ft tall square base. Which would make it fit right in that spot with Zion's Bank still on the corner. Plus the style and everything would be genetically close to the other buildings downtown. Without the square base it would be 685ft tall which would also be pretty perfect in my mind.

Read an article about NHL expansion in Vegas. Bill Foley, the new owner said they are looking for a location for an AHL (minor league hockey) team. It says he mentioned SLC because of its proximity to LV. Anyone heard more on this?

I like that idea, what if they had a 2-4 story base that fronted 100 S and Main. Start the base at 2-4 floors to not overwhelm the little Zions, step is back 10-20', up another 2-3 floors and either step it back again another 2-3 or start the tower at that point, behind the bank?

I think if the owner of a Vegas NHL team had the money to own an AHL team also it would make sense to have it here. Most NHL teams own their AHL team, like the Jazz buying the D-league Stampede, now the Stars.

The Grizzlies were originally an IHL team when they were in Denver and when they made the move to Utah. In 2001 the IHL folded and the AHL expanded and took in the Grizzlies. That team actually ceased operations and another ownership group bought an ECHL team and moved it here and used the Grizzlies name. We obviously couldn't support both, and the Maverik Center is large enough for AHL level of hockey.

I would love to see the Grizzlies be upgraded to AHL level again, for those not familiar with hockey leagues, AHL would be the equivalent to AAA Baseball (Bees), ECHL is equivalent to AA baseball. No it's not a Major league level team, but having two major league level teams (Jazz, RSL) and two AAA level teams (Bees, Grizz) would be significant, IMO. Maybe Ogden or Provo could then get a A level hockey team.

Consideration and Adoption of a Resolution to Negotiate an Agreement
with the Joint Venture of Hines Interests Limited Partnership and the
LaSalle Group for the Redevelopment of RDA-owned Property Located
at 144 and 156 South Main Street.

LaSalle has continued to pursue its interest in the project and is prepared to enter a new agreement with the RDA that would include Hines Interests Limited Partnership, which owns the Kearns Building immediately to the north of the Utah Theater, as its development partner.

The significance of the addition of Hines as a development
partner is twofold: First, Hines brings vast experience and capabilities to steer the project as a global real estate investment firm with $89 billion assets under management, and a deep portfolio of properties it has developed. Second, the adjacent property that serves the Kearns
Building provides opportunities to maximize efficiencies on key aspects, such as parking and mid-block circulation.
Hines has expressed an interest in developing a multi-family project on the portion of the site that faces Main Street, and integrating with this project the restoration of the Utah Theater and other amenities and uses that will activate the site and engage Main Street. Entering a new Exclusive Negotiations Agreement with Hines as a participant will enable us to begin exploring uses for the theater, as well as costs, funding sources, and a deal structure for its restoration. It will also provide the opportunity to explore other uses that could be integrated into the project that would supplement the development of a cultural core that is underway with the construction of the Eccles Theater and Regent Street projects.

Found this image of Pierpont Apartments on the Lloyd Architects website. It is going in on 315 Pierpont Ave where a small parking lot is now. Looks pretty good.

I want this so much! Mainstreet apartments and a restored theater!?
