The photos are not out of date really. The current photo stock for the city is 1951, 2009, 2012 and 2014. Seems pretty good to me. If you want more up to date use Google earth.

The important thing is that the city pretty much banned food from Phase II and the current tenants are pretty much all done by 5PM. So life will be limited there. Unfortunately.

Looks like winter. Although it has been mild this winter it hasn't been sit outside with a paper and a coffee mild.

Given that the sun is still rising and Naked Bean doesn't appear to be open yet, I'd say it was probably also taken before 7am. And the trees are there, just small and without leaves.

It's also important to note that the Naked Bean can't make a latte to save their lives and they close at 6 on Fridays and 5 on weekends. They're virtually useless.

Yeah, you're right. Every mom and pop operation should be open 24/7/365. Why don't you take a crack at it and see how that goes.

The Hamilton street parking lot is going to council to see if they can re up. The previous reason was because of the construction of Agriculture Place. With that being done it'll be interesting to see if council adheres to their no new parking lot rule downtown.

Or even makes them adhere to the requirements of the first approval which the never did. If they approve another parking permit that lot will likely not be developed for another 15 years.

Council's other big exception was of course Namerind. That lot is looking pretty permanent with electrification and concrete pilings.

As far as I saw, it's just the light standards (which could be a liability reduction/bylaw requirement).

It will be a much easier removal/excavation than Capital Pointe following the gongshow that was the Plans demolition.

To be fair, a drink/food place is something that is usually open in the evenings. I wouldn't open a steak house and close at 5pm, as an example. Not saying what they are doing is wrong, if they are making money. Just that it's a bit out of character for what they are selling.

I think that is the key bit. If a place isn't making money typically the first cut back is hours to reduce staff costs .... and the slow downward spiral begins.

I really hope they force the owner of the Hamilton Property to build something. There are already enough parking lots on that side of downtown and that northern part of Hamilton needs some more mixed use.

It all depends on traffic. I'm not sure how much traffic is being generated on that corner on weekend evenings. It's a bit of a chicken and egg situation in that respect in that if you aren't open you can't generate traffic, but Sweet has pretty much the same coverage of hours as Naked Bean. They seem to do well enough. These aren't full service restaurants (although both have reasonable lunch food options.) Without much theatre, movies and other reasons that people would be in the core after 6:00pm and wanting a coffee and cake after something then there's not much reason to be open. Naked Bean has always been quite busy when I've been there and so has Sweet Bakery.

Atlantis has the best hours downtown, but they are also the closet to The Globe, all the hotels and all the bars in the core. They have a reasonable chance at some walk-by traffic later in the evening.

The Lobby is open regular house and they have a residential neighbourhood around it.

It's not downtown even as an excuse. If I can't walk to over to it at 7PM on a Saturday night, what is the point? If you've opened a restaurant or coffee shop and expect to work 5 days a week 9-5 you've entered the wrong damn industry.

Also the lattes. Good god what a mess.

The second Atlantis on 11th is not open in the evening either.
