Yeah I've noticed that too. I think that is done in locations where you have a lot of left-turning traffic that can't get into the turn lane at the start of the cycle (due to heavy traffic in the through lanes), so they let it build up while the main traffic goes through, and then let it through at the end of the cycle.

That's my theory anyway.

A tower crane will be
going up at capital Pointe 293 feet , plus they are putting in a webcam on the tower beside the project

If it's true and a tower goes up...would that basically confirm that this is a real deal? Mind you, at what point would a tower be put up in the foundation/hole process?

I would bet that it will be at least 4 months before we see a crane in there. Moreover, floors above ground won't start stacking for another year. (At the earliest.)

Five parkade levels need to be completed/cured first.

Canterbury is looking almost European. Happy to see the retail has filled up with lots of local businesses.

Nice picture!

Phase II is a lot better than Phase I with respect to design. However, there are things about both that still irk.

Nonetheless - more of this type of development is needed. The lack of mixed-use development in this city is disappointing.

My background is in planning - it's in my nature to look at any project and see the good and the bad. I don't think that's being negative.

There is zero chance Phase II is better. The use of Tyndall on Phase I makes it infinitely better than Phase II. No contest.

Both parts are great and the best development we've seen in decades. I was wishing for another floor and some greenery but I'll take what I can get.

The best part about it though is it proved to administration that mixed use like this in an urban location will work. I suspect it'll heavily influence all the RRI lands.

Maybe material choices are better on Phase I but design wise Phase II is superior.

Phase I is essentially using residential sized windows on the commercial storefront.

The exterior space is graded at a slope which makes it virtually useless.

The entrances on Phase I are inconsistent/poorly placed. Some tenants share the same storefront entrance.

The signage is inconsistent and sporadically placed.

I liked the darker canopy in the original renderings...



Compared to what it is now...



But I do like the white tindal and brown brick to the orangy-red in the renderings.

Identical? A greater percentage of the commercial facade is glazing rather than opaque material. The difference is noticeable. As is the attention they paid towards creating a functional public realm. Whether the tenants use it is another story.

I might be late to the party on this, but the Airphotos used on the City of Regina's tax assessment site have been updated. They look like they're from October but I can't tell if it was last year or the year before.

Nice to see these updates because the ones they were using before were extremely old and outdated.
