3. The rest of your post is just ignorant, assumptive babble.. Maybe you should actually read what I posted next time and take the issue for what it is.
My post was not off the deep end Utenation. I will defend my religion when someone begins trying to say 🞵🞵🞵🞵 about it like the way you did here!!! I do get a better understanding Utenation from this post and I do appreciate it. But, there are boundaries to discussion. And, when you say "Things like this make me want to puke.. Anyone who thinks the church is some innocent off to the side organization, needs to wake up" or personal insults like what you posted above, you can't deny that won't stir the pot in this forum!! So, don't try to play innocent here. Did I use personal insults in my comments back to you?!!! Nope. Anyways, I don't want to cause any more contention on here. They kicked some 🞵🞵🞵 at putting that bad boy back up... I was pretty impressed.

I still feel bad for people who leased... But the developer is really doing a good job at catching up.... All things considered :-)

Former Flower shop/two story office/Executive building. 400 S 500 E This is the rubble from the small strip office building, they have also started demo on the flower shop.

  • East downtown circulator
  • West downtown circulator
  • UteMAX EXPRS (univ to downtown express)
  • Sugarhouse circulator (sugar circulator)
  • Daybreak circulator
  • Provo circulator

The barricades have been taken down around Brazza grill and the adjacent building.. Maybe they are not tearing them down after all.

I have a friend who always dreamed of turning Neff's Floral into a little pub. I mean, he didn't have the money. Or a liquor license. And now he doesn't have the building. Rough day for him. :/

Thanks Future Mayor for that update on Newhouse.

I apologize in advance if you guys have already answered this question. I remember there being rumors about what was going up on the Neff Floral site, but then others were saying those rumors were unfounded. Is there a shovel ready project for the site at this time, or even any proposals?

No rendering yet, that I know of. Zoning is up to 75' with no additional approval. Let's hope it goes up to 75' 4th S is ripe for more height/density.

The Encore Apartments at its highest point will be 72' 5". It has 5 stories of residential and 2 of parking. If someone wanted to find some renderings. Check the Citizens Access Portal and then search for this petition number PLNTSD2014-00036 or 455 East 400 South.

Thanks for posting those. While I like the height, I'm not a fan that from the renderings and the floor plans there is no retail at street level, only a few doors and what appears to be windows into the lower level of parking. This development provides absolutely ZERO pedestrian interaction. A street can't become walkable if there is nothing to walk to or something visually interesting.

This is the same issue that is occurring with the Alta Gateway on 500 W, and many other developments throughout downtown. Housing is being created, but huge walls of very uninteresting pedestrian repelling features are being created. I'm not saying it has that every development needs to be full of retail on the ground floor, but one or two available spots would be ideal. Keep the pedestrian interested as they walk along the street, or to catch their eye and entice them to walk further.

The application and the renderings say Enclave rather than Encore.

Also just thought I would quickly mention, the Seasons at Library Square owners whomever they may be are looking to purchase the properties directly the east for another residential building.

FutureMayor -- the initial review was done under the Enclave name but when they submitted their complete building package they began using the name Encore. Though I'm not sure why they would call it Encore -- where was the initial performance that demands an encore?

Agreed FM. Anything developed on 400s should have retail space/s on the ground level.
