Cool Land use in Downtown Edmonton project/story... and my quick attempt to identify just how much of the 'blackness' we will be removing soon

I see some proposed infills with wrong locations...Dub Tower, Procura tower near Hotel Mac.

Is it correct that Epcor Tower (the new one) is not listed as mixed use? Is there no public lobby with stores? Actually I just don't understand what mixed use means according to this map. To have Manulife place, grant mac student housing, and railtown residential towers in the same category. ?

You are right. In fact if you took the taxes that are generated from a mature residential neighbourhood and compare it to what it costs to provide services to that neighbourhood there would be a deficit. It is the industrial and commercial uses that generate the highest proportion of taxes that essentially fund the majority of services that are required in both our existing and new neighbourhoods.

Coun. Ed Gibbons, city council's regional mastermind, wants Edmonton to push ahead with three regional annexations at once.

In the group photograph of Edmonton's new city council taken before Tuesday's official swearing-in ceremony, Coun. Ed Gibbons stood at the right hand of new Mayor Don Iveson. Gibbons' position was appropriate, not just because of his tenure on council.

During the election campaign, Iveson said his top priority if elected would be to get a fairer deal for Edmonton in the region, and thus build a stronger capital region. On this particular issue, the lowprofile Gibbons, 64, will help lead the charge.

Indeed, Gibbons is Edmonton's secret weapon. He's a quiet and largely unknown politician, but a major player on enough key regional and industrial committees that he's in a unique position to develop and push ahead an ambitious vision...

Don't get me started on industrial right now. Apparently annexing land for industial use (west side of proposed highway 2) is also now considered sprawl. Somehow we are supposed to squeeze in 3/4 of a million sqft distribution centers and multi ha fabrication yards on small brownfield sites.

Which is evidence that property taxes on residential parcels are generally kept artificially low as they require this subsidy from other land uses. When these land uses are in shorter supply (eg. St. Albert) we start to see residential property taxes reflect a more accurate representation of service and infrastructure provision and maintenance.

^St. Albert's issue is that it doesn't have a significant amount of industrial/commercial property tax. This is why they are trying desperately to develop more industrial / business parks versus residential.

Also which is why my tax bill is $5,500 for a SFH as opposed to ~$2,300 in the city.

We do have good snow removal though
