This is exactly what I'm thinking. R. Galston has made this point in the past. There are fewer and fewer such places in downtown Winnipeg. Small, low rent, street-front spaces provide opportunities for unique businesses. Once they're gone, they're gone. Remember the recent demo of The Orpheum Bldg? Or the former Swiss Inn/ One Night in Bangkok?
Businesses like The Wagon Wheel and Times Change(d) make downtown interesting and unique. Unfortunately, they can only survive in low rent marginal locations. I think it's a net loss for the city when these places disappear.
