i don't understand... is it actually cheaper to tear down a building and build a new one, than to buy a surface parking lot and build something there?

It is ridiculous how they want to destroy that historical block while on the east side of main street there are giants parking lots...

No kidding. Someone should tell the potential owner of this site to just go buy one of the surface lots across the street cause it'll be cheaper for them. They probably were unaware they existed.

If what John Scoles has at the Times Change(d) is more than just a location then he should be able to find a spot nearby and do just as well.

He even said that he didn't want to renovate because he was scared of losing the spot. So now he has a chance to use some of his renovation budget on building a new location that might even be better than the first.

Weird how there are always cheerleaders for tearing down heritage buildings, even when it makes absolutely no sense at all.

I'm sorry, but this block is basically the last row of derelict buildings between Portage and Broadway. They have gone unattended for so long that they are now beyond repair. I am all for heritage buildings, but don't start crying now to save these ones after neglecting them for the last 3 decades. This is the last eyesore on that stretch of South Main Street. Seeing that it's right across the CMHR, where thousands of visitors will be roaming one day, something needs to be done.

Hopefully the city does some street scaping as well on that stretch.

How do you know they're beyond repair? Something needs to be done, but it hardly follows that that something is to knock them down. I also don't see why the fact that they have been neglected for three decades, if that is true, precludes us from protesting their possible demolition at the point that it is actually being proposed (which appears to be now). I'm sure that the thousands of CMHR visitors would rather see those buildings in restored condition than some typically bland new building or (what would almost certainly be the real result of demolition) a new parking lot.

they are not eyesores, even in that state they are very interesting. Eyesore is the earls across the street for example. And if they are derelict, the city should cover the money to repair them, or at least some of it, taking some from their huge road repair budget.

I remember Eaton Place when I was a teenager in the early '80s. It was busy, full of life, no vacant storefronts. And believe it or not, there was life there after five. Everything started going downhill in the late '80s, around the time Portage Place was built. Here's hoping the sports bar breathes new life into the place.

The issue here is the people owning the surface parking lots don't want to sell them for some of the reasons posted previously (low tax, low maintenance, steady income). People who own old buildings pay higher taxes, it costs lot in maintenance, is very expensive to bring up to code and you need to find tenants to pay lease rates. So my guess is sometimes they feel it is better to sell and try to make a buck than redevelop.

So that is why it is easier to buy an old building and demolish it than purchase a surface parking lot......surface parking lots - no one is selling.

Yes "lboy", he's serious. They take up a huge parking lot too. Could probably fit Edmontons Epcor Centre on the damn site. I got nothing against the company itself, but they are making building a higher-density Main Street a challenge with all that space reserved for a one-storey restaurant. Maybe they can build a new location somewhere in the Exchange District on a parking lot, or in a heritage building. Then, they have added residential customers too, and developers can actually USE that land for higher density.

Surprised you didn't go off the limb like you did before, and start praising Vancouver like it's some sort of deity. Gotta ask you a question: after you get banned, why do you keep coming back? And why do you keep using the same name? It's kind of obvious that your the same person after using lboy and tupac_shakur.

By the way, its Heritage.

Agreed. Maybe they'll clean up the washrooms at Cityplace too. Looks awful in there...

I hate these things...

Not because I hate great urbanist design, but because it gets my hopes up and only better demonstrates how incompetent our city/provincial leadership really is.

Earl's on Main is totally inappropriate in an urban context. It might as well be in the parking lot of a suburban big box development.

Something like this would better fit a downtown location:

I know that in Calgary, the Downtown restaurants are all in office towers and medium-density buildings. They're definitely doing well, and adding to the urban setting.

Once commercial lease rates hit $30-40/sq ft you will see that kind of development here too.

You have to remember that the Earl's on Main location was built when there was almost NOTHING on Main St south of Portage and commercial lease rates were under $10/sq ft.

At the time (in the early 90s) the restaurant in that location was pretty inspiring in regards to revitalizing portions of the downtown core.

In Calgary you have huge demand for commercial office space and the downtown core is confined to a relatively fixed space within the beltline neighbourhoods and the river.

There is really little option than to build up in Calgary.

True... this is just wishful thinking. I prefer the look and feel of Ivory across the street. Much more fitting for an urban context. Plus the parking is underground or on the street where it belongs.

Too bad someone didn't mention this in the 1980s/1990s

I know you are too young to remember... but most architects and engineers were struggling to find enough work to keep themselves busy in Manitoba during the mid 80s to early 90s.
