Dream indeed, another great example of tall and thin.

Most exciting about this rumored proposal is how a glass condo of 10 stories or greater could dramatically alter the typical skyline shot of Saskatoon.

The idea of a building clad in greenery sounds nice somewhere in the states or Victoria, but in wintery Saskatoon, it's gonna look awful and brown for 8 months of the year. Witness those creeping vines in the median planters on 25th Street. They look great in the summer, but around now, ouch.

If there's any way to make it work though, it'd be a radically different look than anything Saskatoon's ever seen.

Can anyone elaborate on the 3rd Ave redevelopment plan. I read a couple days ago that the increased income from the parking meters are going towards the 3rd ave plan?

Not anymore. SASKFTW posted a StarPhoenix article a page or so back where it stated that all the money from the parking meters is now going into the operating budget instead of 3rd Avenue streetscaping.

I thought according to the article the said that in 2009 they will start to divert the money back to the 3rd ave redevelopment plan since they're increasing the metre price AGAIN! to a $1.75.

Wintery Saskatoon? 8 months of brown? According to your opinion, we should have downtown streets devoid of trees and plants, and minimal to no vegetation in our parks and private yards. If designers/builders chose appropriate plants for the building, I am certain it would look wonderful standing next to any other building in downtown Saskatoon, during any season of the year.

I'll be honest, I am dreaming/brainstorming more than anything.

I posted the San Francisco project because it contrasts the design elements of the North Prairie project; glass/solar panel exterior, incorporating vegetation, publicly accessible rooftop open space.

North Prairie has very different goals in mind as compared to the San Francisco project, these differences will obviously affect design decisions. However, a notable similarity of the San Francisco and Saskatoon projects is both are speculative; encouraged by local market demand they have designed their products with the intent to capture some of that demand. Does design affect the ability to sell office space or set lease rates? Of course, but as I said before Saskatoon will likely see a few more "mediocre" buildings before tenants demand or city policy encourages more attractive design elements.

Unfortunately, we can't do searches dating back to the beginning of the thread, but with time and patience one can browse through thousands of posts; when I was looking for a listing of Saskatoon developments I found this post, date 10-13-2006.

Searching for "meridian" turned up a few details.

The wall now extends all the way around the MOB site, and there was a backhoe on site today as well. I think it's safe to say construction has begun.

Hey everyone, well Saskatoon is expecting atleast 40cm and other parts of Sask. are expecting 50+! I'm in Calgary right now and it's one white mess. On a more exciting note thats great that Meridian is finally building that condo! Hopefully they'll be able to do somer more infill in the broadway area . So is the condo going to be the same design just scaled down to 8 storeys? I assume this is the one that global announced as being 8?

We all know winter is not summer, but it has it's own pleasures to enjoy

I should have included in the original post a photo credit to circle33, he ventured into the cold to snap those photos, luckily I remembered the trees...

So is this the rendering for what is going up in that space now?? If so this would be a fantastic addition to the broadway area. The area does have great heritage but it is a little bit rundown so maybe this will promote a bit of a revamp.

It's too bad it (MOB) got scaled back imo. If they keep the same design, 7 might look a little stubby. I guess we will see when the new render becomes available. Maybe a leaked version will come our way soon...
