Is that prefab concrete cladding? Have not seen that in a highrise in a while.

I think the whole building is prefab concrete, which should fly up pretty quickly one they get the permit approval and finish the two storey below ground parkade!

This is per a job posting for a supervisor role for their "upcoming 10-storey prefabricated concrete high-rise in Saskatoon (±285 units / ±640 student beds, with two levels of underground parking)"

I don't hate the design. It's growing on me.

I remember the prefab towers going up in the 80s in Regina. It seemed like a couple of floors per week!

New Dundonald Avenue Solar Farm to power 400 Saskatoon homes

By Libby Gray
CKOM
June 2, 2026

Saskatoon is officially harvesting sunlight.

On Tuesday, the City of Saskatoon and Saskatoon Light & Power officially opened the Dundonald Avenue Solar Farm.

The solar farm, which is visible from along Circle Drive on the east side of the city near 11th Street, is expected to generate enough energy to power about 400 homes, the size of a Saskatoon neighbourhood like Richmond Heights.

there's a ton of momentum and focus in downtown broadway/nutana areas, id want to be a part of it if I were a developer.
Now that you mention it, I think I may have seen a mock up rendering at some point of a tower on that south parking lot. Like you say, it was just a vision of what might be possible on that site, if my memory serves me correctly.

You're thinking of M-Rad. The founder I think is from here and has a design firm down in Calif.
I believe these were just conceptual. There was a rendering for Parcel G and one for a tower off Broadway, neighboring Escala. If I remember correctly there is no builder behind them, just a "what could be" type of thing.

Parcel G - https://m-rad.com/project/bridge-of-time/

Condo building - https://m-rad.com/project/falcon/

The condo building "Falcon" is a really cool design. Would be a good candidate for something like the Highpoint site.

My initial impression was: whoa, that looks hefty. And it is a bulky building, but in terms of the density and form the city is trying to establish on College it's really going to set the tone.

The pre-fab panels add some texture and depth that will give play between shadow and light. I like the colour, and think it will look great in our seasons. I was just lamenting the browns and beiges on College Station, which seem really close to the 2010s colour palette of J.B. Black Estates across the street.

It's hard to really tell from the rendering, but it seems like they've paid attention to the ground floor. College & Wiggins seems like such a great opportunity for a coffee shop or convenience store on the corner. Or, and I'm really dreaming here, a campus-adjacent pub.

If the exterior finishes are a decent quality and the landscaping/public open space at grade is nicely done, I think this will be great.

Actually I remember what I think you're talking about. It was a set of conceptual renderings for Midtown with a conference centre/condo tower on the Toys R'Us lot and restaurants/storefronts filling in the two loading dock/bus stop areas flanking the main entrance off 1st.

I think they had commissioned an architectural firm to do a bit of a master plan type thing. This predated the Sears redevelopment by quite some time.

This was like 10-15 years back and I can't find any evidence of them online!

I remember those now. Both projects look like something from another time. The "Bridge of Time" towers from the future - The Jetsons would be right at home. The Falcon looks like something very avant-garde from the late 60s-early 70s era.

I do not believe they have paid attention to the ground floor at all. That is why they did not get approved. They have suites on the main floor which is prohibited by the zoning. The ground floor is supposed to be active uses.

That is correct, although the ground floor drawing shows a retail unit and tenant amenity spaces fronting College, with the dwelling units behind. A half-measure response to what the zoning requires, sure, but I’m a bit skeptical of how much retail space is really viable here.

Wow - thanks for finding these. I'd forgotten how stunning both of these renderings are. I especially love how the arch-shaped windows in the Falcon mimic the arches in the Broadway Bridge.

Yep - you nailed it. What you just described is what I was recalling, too.
I'm impressed with the detail of your recollection!

Would be so cool to see those renderings again. I remember that mock tower filling in part of the south Midtown parking lot space nicely. (BTW - I also did some digging online to see if I could find those renderings but came up empty.)

Saskatoon changes infill rules after low point last year

By Phil Tank
CBC News
Jun 09, 2026

A Saskatoon developer is "really excited" about changes to allow garden or garage suites to be built citywide.

Saskatoon city council voted late last month to change the rules that previously allowed such suites to be built in only 20 neighbourhoods, including eight on the city's periphery and 12 in older neighbourhoods within Circle Drive.

Looks like Westcliff is planning something for the Highpoint site. They are asking for removal of a clause on the zoning. Perhaps to remove the previously determined height limit?

I hope it's for something slightly taller than the original 17. This has the potential to be such a signature building in our skyline, and it's on such a prominent lot. Arguably one of the last best corners along the river in the city centre with such a view.

I'm really excited to see the plans here.
