What is the current pace of residential home construction in Saskatoon compared to the current pace of Saskatoon's population growth? Anyone here involved in the home construction sector that can offer some insight? Thanks!

I can only speculate as to why, but it may be due to developers looking at population size and population growth rates in each city.

In the 1980s, Regina and Saskatoon were roughly the same size population-wise. As of July 2025*, the Saskatoon CMA was roughly 87,000 people larger than Regina, and the population gap between the two cities has been growing. (In 2015, the population gap was roughly 60,000.)

I'm wondering if Saskatoon is seeing more projects happen in its city centre simply because there are more potential condo purchasers and renters in Saskatoon than in Regina. Again, all I can do is speculate, but this reasoning seems plausible to me. I suggest you pose your question to the folks in the Regina thread to get their thoughts.

On a different note, June 20th there's a local event production collective throwing a one day Dj festival in partnership with the Shakespeare on the SK at their site on the river. It's a stunning location and amphitheater structure and ideal for music and other events and I'm excited to see more come alive along the river there and make use of this iconic space.

I'm sure Shakespeare on the SK* could use the extra partnership revenue to keep their operations going.

*The longest running annual festival in Canada. Pretty cool.

There's construction fencing around the three properties at College & Wiggins where Werkliv out of Montreal is planning a nine (?) floor student residence building.

Looks like demolition has begun on the College & Wiggins Residence building with windows removed, as well as the two adjacent houses with siding coming off.

With this, the six storey College Station underway, a new Cancer Patient's Lodge in the works, College is in for quite the transformation.

Anyone heard any updates on North Prairie's College & Clarence? Somebody mentioned sales this spring, but nothing has materialized.

Changing gears, does anyone on here know why on Saskatoon’s diagram page, where for years we had diagrams for Hallmark Place and both Renaissance Towers, they are no longer there, and the order has changed as they always had the taller Renaissance tower listed before Hallmark Place, which I always thought had its height under-represented even without the antenna? Can anyone in Saskatoon get a good photo showing both Hallmark and the completed Baydo tower 1 for comparative purposes? I’d be surprised if Hallmark isn’t still taller than Baydo even without being upriver and presumably on higher ground. Thanks.

For the Star Phoenix two tower proposal, if you click on the “Full drawing set (PDF)” under the link to the City Application, it shows the taller tower at 116.15m and the shorter tower at 75.88m.

Looking at Google Maps Streetview, that property had a For Sale sign on it back in 2021. There are definitely some geotech challenges for building construction on that site.

They ripped out the trees at some point since last fall. I guess to make it more visible as an actual lot, not just passive riverbank green space.

Has anyone heard any rumblings on Parcel G? I'm surprised that we haven't heard much about it. Perhaps the city is waiting for a home run project to apply for it? I have to imagine it's had some interest

I drive by almost every day on the way to work... hoping to eventually see a 'SOLD' sign. Not sure why they didn't put this up for sale a lot earlier. But it is definitely worthwhile to get the right project at that location.

I thought it had a timeline to build or start building previously (3 years)? I looked again, and it's not in the package. We really don't want someone buying and sitting on a project like so many other locations...

Toys 'R' Us site / Midtown Plaza south parking lot

With Toys 'R' Us closed downtown, I'm wondering if the Midtown Plaza ownership would consider razing the Toys 'R' Us structure and partnering with a developer to construct one or two condo towers on the Midtown Plaza's south parking lot. With close proximity to downtown, Riversdale and River Landing (Persephone Theatre, ScotiaBank Theatre, Remai Modern), that south parking lot is primed for residential development, imho.

Anyone else share this opinion?

Saskatoon commuters staring down 'busiest' construction season

A city hall official confirmed this week what many Saskatoon commuters likely already suspected.

This could well be the summer with the most road closures and obstructions, due to construction projects ranging from the Link transit revamp to a major sewage pipeline that runs into the Rural Municipality of Corman Park, plus regular maintenance of roads.

The news was no surprise to Jacob Laboccetta, who was delivering beer Friday afternoon from Regina's District Brewing Co. to Silver's Local Market in downtown Saskatoon.

I definitely do. I'm almost certain since the success of river landing, baydo and the projects on Broadway- that one or a few developers have a mock up rendering of what 'could be' on that specific site , especially with parcel D/E and B? or G? right next door.

there's a ton of momentum and focus in downtown broadway/nutana areas, id want to be a part of it if I were a developer.

286 units is a huge development for that location, though it may drop to 270 units to satisfy the requirements of the zoning. The other reason stated for the denial of the development permit - not enough amenity space - is pretty easy to rectify.
