I love how Olympic + Hill's lit crown hits the skyline from so many angles, like this one from LA Reddit:

That project on San Vicente near the Beverly Center is under full construction. It'a Type III construction too so it'll be all concrete, and will be fun to watch rise. Hopefully the office building on San Vicente and Wilshire starts construction too so we can watch that small stretch of street become transformed.

Which one is that? Agreed, San Vicente has a few things in the pipeline going towards Wilshire.

Isnt Cedars building a new 10 story building right now too? On Alden, I think.

That whole part of LA/BH feels like it's on the cusp of mini boom.

Do you mean this one?

https://la.urbanize.city/post/site-prep-underway-mixed-use-development-400-s-san-vicente-blvd

It does indeed look all concreate in the rendering (that's Type I by the way), although at 8 stories you could do three levels of Type I (concrete) with five levels of Type III (wood). It will be interesting to see if they actually go all Type I when this gets to the 4th floor.

If that museum doesn't help make up for a feeling of a lull in LA right now, esp dtla, hopefully the other one will. A combo of other things will hopefully help fill in the gaps too.

Transit will finally connect dt to mid wilshire...& the museum's new bldg. And if ppl are visiting LA to see things like the new museum near the Coliseum, and they're using LAX, its horseshoe road yrs ago should have been finally served by a little train.

That will be a cool park. Which will probably spur future development.

Bunker Hill Tower?

Can anyone give an update on that very large tower that was supposed to go up in Bunker Hill? It's obviously not happening, but is that plan totally dead now? Any hope someone else might try to develop there?

I'm talking about the tower that was to go behind Cal Plaza near Angels Flight.

That one (Angel’s Landing) died a few years ago. The developers (MacFarlane, Peebles) pulled out a few years back as the city stalled their timeline. They intended to break ground in 2024 and be complete by 2028

Such a shame. With the Broad expansion and Colburn, it could have been a big boon to the area.

Renters have the upper hand in Downtown Los Angeles, with sluggish apartment rent growth motivating landlords to offer concessions and even lower rents. Rents fell 1.2% in Downtown in the first three months of this year, according to a Colliers report.

“We've had to lower our rents and sort of chase the market down to fill up our buildings,” G.H. Palmer Associates Senior Vice President of Development Darrel Malamut told attendees
at Bisnow’s Downtown Los Angeles CRE Summit at the Aon Center in Downtown.

“There’s a heavy use of concessions throughout the market, AvalonBay Senior Vice President of Development Mark Janda said. He pointed to perceptions that the Downtown area is not safe and to persistent issues with street cleanliness as factors that make it hard to attract renters from other parts of the city, despite the neighborhood’s amenities.

Downtown’s main attractions are all the things outside of a person’s apartment, but if renters don’t want to go outside, those amenities lose their luster, Janda said. “It's not a real rosy picture,” he said.

The neighborhood’s occupancy was at 91.6% in Q1, below the citywide average of 93.9%, according to Colliers.

“People are very cost-conscious right now, and I think you see that in the downtown market,” Housing Authority of the City of Los Angeles Chief Strategic Development Officer Jenny Scanlin said. Projects that are under construction now and have a construction loan coming due are looking to sell rather than try to finish the project and work to get the building occupied, Scanlin said.

“Anything that is under construction, or that’s got cranes going, we assume is probably going to hit the market, and it probably will get purchased,” Scanlin said. She had less optimism about projects with entitlements but that had not yet begun construction.

A thread running through the challenges to Downtown was the loss of foot traffic from office workers. Downtown, at its height, was reportedly host to an influx of 500,000 people during the workday, and those workers supported businesses, filled the streets at lunch time, and packed bars and restaurants for happy hours and dinners. Their adoption of hybrid or remote work has had a lasting impact.

In what feels like a small but noteworthy win, a 12 story affordable housing development is proposed directly north of the Vermont/Beverly Station. It will offer 113 units(Up from an original 60), has No parking attached and would replace a former commercial structure.

Even though it's nothing spectacular on its own, these smaller, transit friendly projects are the kind of development I'd always hoped for more of in LA

As a downtown resident... this is the height of absurdity. Residents are not afraid to go outside FFS. What we and everyone else in this city and country are afraid of are rising costs of everything, and the ever growing threat of weakening job security and ability to pay rent.

This oddly made the news the other day. For the wrong reasons. a neighboring property owner or business owner is actually trying to block this for whatever absurd reason. Because you know, the burned down building currently sitting there is sooooo much better.

Also. The 4th & Central project ( LA cold storage site) which is chugging alone fine through the cities red tape, is apparently having trouble with business owners in the area and some residents. Again, it makes no sense..... They are arguing that its too big for the area ( even though its downtown) and would displace the homeless ( which is also laughable) and would decrease foot traffic in the area ( 1600ish units plus businesses and hotels would decrease foot traffic????), They have an Instagram page and facebook page, its insane, their logic doesnt make sense. They are going to city council meetings and etc. to try to block it. Their counter proposal is to cut the project in half while doubling the parking, make it make sense ,

in one of their videos, a girl says

" Do we really want to change the character of skid row"

I wish i was joking. I normally wouldn't be nervous about their noise but the way things go in city hall these days, its making me nervous.

This same group also condoned the drug raid in MacArthur park last week. If that gives you any idea on what we're dealing with.

Unfortunately, it's these voices that impact projects. Most people who don't mind the project or support it, don't care enough to attend. I once went to a meeting about a park and one voice said they didn't like trees because it would be harder to spot criminals, and she got to pick which playground theme she liked because nobody else showed up, so that's what the neighborhood got. Crazy.

Yea, those people suck. I wish theyd move to Texas and let them be someone else's problem.

San Vicente/La Cienga corridor north of Wilshire is turning into a nice little node.
