Well, the latest design review is totally in agreement with your statement. They butched the look of the building.

The Design Reviewer said,
Also that step-backs on the 5th, 6th and 7th stories on the Dorchester and King Street facades that were referenced earlier in this report be observed. As noted by the Design Reviewer,
- For a building that is requesting an increase up to 69.9’, a step-back of 3 metres or 9.8’ is required, for the 5thand 6th floors below 70 feet.
-Above 70 feet on the 7th floor a step-back of 19.7’ is required.

Here's the conclusion of the architect.
It is recommended that the project is approved, if a compromise on the stepbacks on the 5th, 6th and 7th floors could be accommodated, as this would not only lessen the massing of the building overlooking Dorchester and King Streets, but would also lower the parking required to be within the Bylaw requirements, and bring the Floor Plate of the 7th floor to within a reasonable area that is only slightly over what is allowed.
An alternative recommendation would be to remove the 7th floor. By bringing down the height, the massing of the building would not dominate the skyline as much as the current design would, and this would also eliminate the parking requirements (from 45 to 39 stalls) and Floor Plate variance requests.

Take off that 7th floor and it changes the whole look of the building, and not in a good way.

You're so right! Here's an opportunity to increase density. More people downtown to support businesses, the library, the restaurants, walk to work, that stupid Mall, etc. The city doesn't get it!! While other cities are moving forward, Charlottetown is pushing their stupid bylaws and that dumb NIMBY 500 lot zone. The downtown will suffer!

The architect responded to the city to say they’re not open to stepping back more than the original proposal, so they’re prepared to seek a variance from council in exchange for a public benefit.

It’s pathetic that design review even exists. We have planning staff who do this sort of work.

The Design Review Board has gotten its way and cut the top two floors off the top. We already have ten storey buildings around this town, and they had no issues, and no one lives in them. Here we have a density build, but that doesn't matter.
I often thought, the Abegweit Micmaq building on Water St had no issues, not a word about it. I wonder if they built it, maybe they could have got it ten without questions asked.

So, the eight storey at the bottom of Prince St is a go.

The city has given its rubber stamp:

“The next step will be for the developers to apply for their building permit and for the city to confirm a related development agreement with them which is an internal process.”

Nice. I think the developer plans to put a couple of these buildings on that lot. The city better start working on adding improvements to Mount Edward Road (left turns, etc.) because traffic is starting to add up. I heard they are going to do a "masterplan" for the road, like they have for other roads, then probably do nothing with it...like they have for other roads.

Charlottetown has to be the most ANTI development city in the maritimes. Why would anybody even both trying to develop something in Charlottetown at this point. They building bigger building in Shediac and Bathurst for heavens sake.

Other municipalities might start reaching out to these frustrated developers. Charlottetown could suffer big time in the long run.
