If that's what you believe, you really don't understand how development works. The City can't make a developer build anything. The developer here has been in Vancouver for over 30 years. They have owned several prime redevelopment opportunities Downtown for most of that time. So far they've actually built a two-storey retail building on Robson, and a boutique residential building with 3 suites in the West End (that bizarrely they tried to sell as a 30 year leasehold building - with no takers).

Seems like he wanted to do a single floor of pod hotels at 455 Granville

July 2024

Quote:
Vancouver’s building bylaw uniquely requires cost prohibitive full-building upgrades for the same change-of-use application, according to the Vancouver council motion passed, and it asks for an alignment with other municipalities so pod build-outs can occur.

Stanley Dee of Deecorp Properties Ltd. is ready to go when pod rentals are green-lighted in Vancouver with a building “five steps away” from the Waterfront rapid transit station.

He is proposing a one-floor conversion of unused office space into 80 to 90 pods. Dee said he has been meeting with the city to determine how to integrate the pods into the proposed bylaw changes should they be approved.

The concept of pods as a construction option excites Dee, whose company manages a $300 million portfolio of commercial real estate.

The city cannot force a developer to build. Are you suggesting the city itself build a hotel?

The rendering isn’t completely accurate to what is being built. The balconies are off from what’s depicted so far.

The one on the Kindred website looks old.

This one looks similar?

The Kindred website has both the earlier rezoning version (with balconies facing Davie) from 2019, and the current version (on the ZGF website). I wonder if Kindred posted the updated image, but didn't take the earlier one down. The engineers, Fast + Epp also have the current version (which was on the City's DP page too, in 2021).

Looks like the new Bonnis building in the 900 block of Granville has a top floor lease lined up. Change of use of 23,000 sq ft, and rooftop, to a private 189 space childcare.

The downtown BIA wrote a letter in support of it earlier this year.

I wonder how many cars they expect to dropoff/pickup kids from the underground parkade. The people in the condos next door are going to enjoy the rooftop play area. Kids yelling all day and at night the club patrons

Chard have revised the project at 343 W Pender from offices (behind the retained facade) to a 96 unit senior's supportive housing scheme. There's a bit more detail on the Changing City blog.
