Exactly. Because JT chose to create a housing crisis, which was absolutely great BTW for my net worth, I must admit (still not voting for Carney though).

LPC - 42.2%, 190 seats
CPC - 38.5%, 125 seats

GRN - 2.3%, 1 seat
PPC - 1.5%, 0 seats

The slow downward drift of the LPC continues, but, it is probably too late to deny the LPC a majority government. It will be interesting to see if Drumpf's further musings on the illegitimacy of Canada will have any effect in the dying days of the campaign.

Read the posts above to understand why looking only at nominal real estate prices is total bullshit if what we're discussing is housing affordability.

I even explained that my RE portfolio literally doubled in value overnight in 2008, while everything else (cashflow, rents, property taxes, etc.) stayed the same, as my interest rates went from like 7% to like 2-3%. Housing affordability actually INCREASED then -- I was losing tenants at the time because interest rates were so low they could now buy condos and SFHs. Landlords were competing against each other by offering free months to prospective tenants back then. And there were no tent cities in sight (at least in my hometown; probably only the DTES in Van back then.)

Sure, if you don't believe me just look at the difference in tent cities in our peer countries. Take a comparable to Moncton in, say, Germany or the USA or Japan, and see if the difference is anywhere near as big as it is when comparing the Harper era to the JT era.

Do it, don't just take my word...

You're a supply-and-demand denier? I know of a few, on this forum. Some people believe that being in the global Top 5 along with Syria and South Sudan for population growth, has nothing to do with the fact that we're now in a housing crisis. (That's mystifying to me, but hey, not everyone is smart...)

Europe is teeming with tent cities and undoubtedly has a serious homelessness crisis. I have been there 5 times since the pandemic (Germany, UK, France, Italy, Spain). I've seen it. There is a major housing problem in many large European cities. In Germany they are using shipping containers to warehouse refugees. I saw them all over the less fashionable parts of Berlin, stacked 5 or 6 layers high and 20 to 30 containers wide.

Japan has a homelessness problem, but it is out of sight of most visitors. I like to explore some of the parts of Tokyo that tourists might overlook, and there are 'cardboard villages' of homeless people (usually older men, or men that just look older). To be fair, the homelessness in Canada is far worse than in Japan, but it is definitely there. And their social safety net is much worse than Canada's.

And of course, there are tens of thousands of people living in 24-hour "Internet Cafes" in Tokyo, who pay by the day for a closet-sized space with a mat on the floor and a computer, with a sliding door. Food is sold from vending machines, and there are pay showers.

Agreed.
However,
The one factor that was under Canada's control is that we recently grew by 1.1-1.2 million in one year. As pro immigration as I've been my whole life (with over two decades on this forum), that's too much, and increasing the population that quickly for a smaller country (pop wise) like Canada creates problems in the fastest growing Metros. Moncton Rad should know, his Metro is one of them.

No one cares about nominal home prices. (Well, except people who already bought at previous prices, obviously. But that's not the point.)

People care about rents (for renters) and how much real estate costs per month (for buyers), and both these metrics skyrocketed under JT, which is why we now have a housing crisis, while back under Harper housing was affordable, landlords gave free months to try to attract tenants, and there were no tent cities.

I don't know about Moncton, but around here it mostly coincided with the pandemic which was it's own global force that affected people in addition to pre-existing housing conditions. Yet people seem to assume the relationship is purely causal rather than acknowledging
the correlative component.

Trudeau was an empty vessel (worst PM ever? Not sure about that, but definitely in the bottom third), but only the most deranged or clueless person would compare his record and behavior to that of the Orange lunatic. They are leagues apart.

Technically both trueviking and lio45 are correct about housing prices. While nominally they rose higher under Harper, the affordability decreased rapidly under Trudeau.

As for rents, both Winnipeg and Québec City (your respective Metros) used to be dirt cheap in relation to the rest of the country. While still a "deal" they've increased rapidly in both Metros.

My region and Molson Export's are prime examples of rapid housing appreciation /decreasing home affordability in southern Ontario. This was rapid population growth exacerbated by the pandemic where people moved out from the GTA to smaller Metros in southern Ontario.

Here's the composite (all types of homes) price increase from when Trudeau took office comparing Calgary (red) to London (cyan/turquoise) to Niagara (orange)


While SFH are generally pricer in Calgary, semis, town/rowhouses, condos average higher in London and Niagara CMAs.

You’re right, not everyone is smart enough to become a real estate magnate / astro physicist slumlord like lio the 45th. Only someone so gifted and brilliant can decree that all societal problems are directly caused by whoever is leader at the time they occur. Therefore Trump is responsible for the opiate / fentanyl crisis, all illegal immigration, covid and the global recession that followed. It’s only fair if JT owns all of that here right?
