1395 Rolston St - formerly 675 Pacific St (DP-2024-01152) development application
Quote:
The department of Non-Market Housing Development within the City of Vancouver has applied to develop this site with a 27-storey, mixed-use residential building. The proposal includes:
201 social housing units
37 space childcare facility
Retail at grade
A floor space ratio of 9.71
An approximate height of 85 m (278.9 ft.)
Three levels of underground parking
Conversely, the 12-storey tower that was originally planned for the site has been completely eliminated, with the City saying in its application that the "tower-to-tower separation between the two towers was found through design development to be infeasible, both because it resulted in poor unit design, and because it contributed to significant building inefficiency." The proposed 27-storey tower will now instead include a 11-storey podium that's wider than the tower.
1555 Robson: Raum Hair moved to a different location. B.bq Chicken's staff says they were told to move out before the end of December. Looks like demolition could happen as soon as next year.
I understand a non-market rental building will be value engineered, but didnt they want the loop replacement builds to be a sort of gateway entrance into downtown? Having dull towers there aint it. Hopefully the other projects put some effort into looking interesting.

The 2 outside towers closer to the ramps will be the taller ones.
This poposal actually gets rid of the small midrise at the north end of the site, replaced by a taller longer podium.
Every lintel on the window openings has a fairly good matching, did the architech design the name plate half dark stone and the other half light colored stone
It's already bugging me. I'd be trying to scratch away my OCD everytime I would walk under that lintel
One year to the day is a coincidence, working in the area this morning, Apr 15, 2025

I'm pretty sure that lintel (and the others to the west) are pre-cast concrete. It's possibly going to be painted (with the joint filled in) towards the end of the build. The building is not scheduled for completion until 2026, although they seem to be moving fast.
They mentioned Architectural Concrete - smooth natural finish on the old rezoning from 2020. But it's only "specified" on some of those horizontal bands on the side of the building. But they sort of have the same look so I wouldn't surprised to see it left as is. I mean the colouration is off but it is very smooth. Maybe it's still curing?
i was driving along Seymour/Davie and noticed fencing going up around the closed building. Looks like they are starting the recycle/demo process. I guess the construction phase will start this year?

Has anyone heard anything about this lot?
thx
They just got the interior salvage permits today. Applied for demo permits.
interesting design... I thought there was going to be more floors.
The building was sculpted to avoid too much shading of the park across the street. It's going to be a non-profit co-operative housing building, with construction funding coming from the BC Builds program, and the City providing the site.
