Not sure if the Sun article was posted about the 888 Cambie hotel project. Some details that I didn't see earlier.

Quote:
The design by the company and McKinley Studios would see the building rise in three tiers. Twelve floors in the podium would be hotel space, with residential rental in the tower above. The top floor would become the Nonni Property Group’s offices.
Quote:
“Our principal, Gino Nonni, has owned 888 Cambie for 26 years,” said Rachel Thomas of Nonni. “Originally, we just had that infill site and it was going to be residential rental, but then we managed to buy the corner of Cambie and Smithe at 896 Cambie. That has enabled us to do a more, a better, comprehensive development.”
They said the hotel will be soft branded whatever that means.

EDIT: Soft brands are a hybrid between independent and core-branded properties. In general, soft branded hotels enjoy the benefits of the marketing programs and reservation systems of the core brands, but have greater flexibility regarding facilities, services, and operating standards. Soft brands are frequently the choice of owners of hotels that have a historical reputation and identity of their own.

Quote:
The project will include an “upscale five-star restaurant and bar” on the main floor and two “amenity” floors that are slightly narrower than the podium but larger than the tower.
[QUOTE]There will be 165 residential rental units over 15 storeys in the tower or 11 per floor. The overall size of the building is 434,808 sq. ft., including 226,142 sq. ft. of residential, 199,628 sq. ft. of hotel and 9,039 sq. ft. of office space.

Nonni didn’t give a price for the project, but if the price of concrete construction is $650 per sq. ft., it could be a $280 million project.

Thomas said that if the project is approved it will probably take three years to build./QUOTE]

can't stand those goofy sharp things...completely the wrong shape to welcome little ones to school...also think the off white walls around the elementary school portion seem soulless ...again no empathy for the little kids

I think the little ones have an imagination just like the big kids like me, it looks like a 'battle Star Wars royal'
Almost looks like they are going to come to life.

That 837 Beatty project from Reliance has advanced quite a bit. There's a concrete elevator core up to the final height and the first level of mass timber for a new floor is in place.

Thanks for the great pics!

The tower portion turned out better than expect. The back portion with the window wall is unfortunate.

The choices to have it be so grey is puzzling. You would think social housing + elementary school uses would call for a little bit of colour (given there are no concerns for selling units and given that colourful design choices are associated with creativity, engagement, and emotional well-being).

The back portion with the window wall is not unfortunate but necessary for the building to be "Passive House certification" along with the exterior color and material used and speaking of material, the offloading to the rooftop that morning must have something to do with energy efficiency ( solar panels ?).

I think those things are something to do with air diffuser/louvers for the HVAC. There's just a green roof/mechanical room/amenity room up there. Though I have no idea why it's laid out like that in a cube with the panels horizontally placed.

I guess it would have "read" more like a school if the podium had large classroom-sized windows like you see in older schools.

It just got delayed again.

March 6, 2025 update

The City has informed the District that due to several project challenges, the building’s completion, originally planned for September 2025, has been delayed until mid-fall 2025.

The HVAC or maybe something to do with the green roof.

I've deciphered the delivery count of that one flatbed.
There are 20 tray crates, each crate having 4 trays, for a total of 80 individual items carefully packed and delivered to the roof.

To the roof, items care packaged in a shrink wrap crate - - - - - -- - - Coming down is an empty tray crate.

If these horrifically-little windows for a street-facing institutional building is what it takes to incrementally reduce energy consumption and climate change... yeah, I rather take the climate change. Over-emphasis on this one KPI at the expense of occupant comfort, natural daylight, architectural design and active streetfronts, is really missing the forest for the trees. What an eyesore especially for Coal Harbour

I think climate change is still probably worse, but agree with the general sentiment that aesthetics should be considered in the trade-off between design choices. And maybe LEED certification isn't something that is well suited for Vancouver and British Columbia, perhaps a building standard that is centered around our local climate (dark winters, natural light is important), anticipated climate change effects (dry summer with water shortages, increased forest fires, etc.), and the goals we have for a livable and aesthetically pleasing city. Recognizing that our electricity supply is renewable and produces little to no greenhouse gases, and that using a bit more for some nicer windows is a reasonable trade-off to make.

Has anyone been by the Barclay/Thurlow project by Bosa? They applied for demo permits at the end of January so it seems like the project might be advancing.. Not sure if it's phased but it seems like the first one going up is the East Tower.
