Maybe this “Higher Building Zone” will allow some intrusion into the view cone.

But the viewcones from the bridge were changed. The 800 Granville proposal had a viewcone limit of 260 feet but they are submitting 450 feet (you assume with direction from city planners). The current viewcone is around the height of the Hudson and the Canaccord Tower. And the other one is just a sliver down the center of Granville so it wouldn't really affect any development.

True, if they amend this policy it would allow that. It's currently a very limited area right now

Here's how much Daily Hive says they plan to narrow the Granville Bridge view cone.
The top image is the 2024 change, and the bottom image is the further change yet to be implemented,
which does not restrict heights along Granville (just at the street end).

I assume they're making this change because the ped-bike route expansion is on that side of the bridge? Funny how they left this out of the view cone review last year

The top image seems different from the photo in the report. They had a photo from the other side of the bridge but with the Hudson/Canaccord as the base of the view cone. Now it makes more sense on how they'll add 400 foot tall buildings up and down the corridor.

That revised image is the 2024 amendment. From View Cone 12.2 to just View Cone 12.
Now the 2024 version of View Cone 12 will be further amended in response to the new 2025 Granville entertainment district initiative
(which would be why it was not done last year).

As someone who supported all the revisions to the view cones, I really wonder what this view cone will look like. Granville is so narrow compared to Burrard so it might make it pretty pointless.

It is really just a street end view.
BUT, since Granville Square sits at the end of the street, that end view could be blocked by the Waterfront Hub.

From the Waterfront Hub thread showing how one of those unsolicited concepts avoids blocking the street end view,
and how the narrower View Cone 12 would allow this tall waterfront concept:

EDIT - looking at the rendering - the street end view marked Granville Street is actually HOWE ST.
(look at Pender Place, 777 Dunsmuir and TD Tower) - so this concept DOES block the Granville St. street end view.

TEAM and Co oppose social housing tower in the West End. Mention they'd prefer a 4-storey woodframe building instead.

By-election coming up FYI

As international events continue to flock to Vancouver, large cutbacks have been made to a 32 floor hotel first proposed at W Pender & Richards in 2023. Yet, this latest attempt to appease the UDP, and city staff, isn’t the only significant change in its design.

Another seals the fate of the Lumberman’s Building, as seismic upgrades required by the Building Code Bylaw would essentially facilitate its destruction. Instead, an expert heritage advisor has agreed the most reasonable approach would be to preserve, & integrate only its facade.
