SALT LAKE CITY — The future of the Delta Center is mapped out.

Ryan Smith, owner of the Utah Jazz and now Utah's National Hockey League team, revealed his plan to renovate the interior of the 33-year-old arena not long after officially acquiring the Arizona Coyotes last month.

It turns out that Smith Entertainment Group, Salt Lake City and Salt Lake County have an idea of what they want the blocks around the facility to look like in the future. There are no site plans yet or extensive renderings, but representatives of the three entities spent an hour in a packed Salt Lake City Council meeting room Tuesday afternoon painting a picture of blocks filled with businesses and housing units that would essentially connect the Delta Center with City Creek Center through walkable blocks...

..."We refer to this as a sports, entertainment, culture and convention district," said Mike Maughan, Smith Entertainment Group's project principal. "For us to have a thriving downtown core, it has to have all of those pieces, and that's why we're very committed to everybody working together on this process."

The update comes as the three sides work toward an agreement that must be finalized by Sept. 1, under a bill Utah lawmakers approved in March. That bill, SB272, also set up a downtown "revitalization zone" of up to 100 acres and authorized the Salt Lake City Council to enact a sales tax increase of up to 0.5% that can help pay for the massive downtown overhaul.

The entire project is expected to cost billions of dollars, including as much as $1.2 billion coming from the new tax. The City Council will hold a public hearing later this month and could vote on a deal as early as July as the planning process plays out...

Ryan Smith reveals new vision for Delta Center

...His new plan — now that the NHL in Utah is a reality — is to remodel the nearly 33-year-old Delta Center and instead focus on ways to improve the city experience around the arena. It will also keep the Utah Jazz, the other team Smith owns, in downtown Salt Lake City.

"The entrance of the experience for this downtown isn't when you come in the door, it actually starts in the blocks surrounding," he said. "That's way more important to me than building a new arena."...

...Smith said he was presented with a plan to remodel the interior of the existing Delta Center, which helped him stick with the new vision.

Interior renderings have not been released yet, but he said the plan would fix the arena's sight lines issues and bump the seating capacity to about 17,500 people — a significant boost from the 10,400 seats that were made available during NHL preseason games played at the arena in recent years. What's more, he said it wouldn't change the Jazz experience that much.

"We're using new technology to figure out — specifically on the ends, behind the hoops and behind the goals — to be able to turn from hockey to basketball, and back and forth," he said. "I'm actually super excited about it. I think it will be an improvement on the arena; it'll be an improvement of the fan experience."

Those adjustments would come "in relatively short order the next couple of years," according to Bettman, who has seen the proposal...

...The vision, Bettman said, appears to be much less controversial than a brand new stadium, something that held up the Arizona Coyotes for years before this week's sale and relocation...

...The legislation allows for a district of up to 100 acres in downtown Salt Lake City surrounding an NBA or NHL arena.

The group's proposal has yet to be publicly released; however, Smith dropped some hints on Friday about what is included. He said he would like to see more residential spaces surrounding the arena and more places for people to stick around downtown before or after a game.

He added he'd like to see some adjustments to existing downtown locations, such as the Salt Palace Convention Center across 300 West from the arena, so the whole area can "come flow together a little bit better."

The renderings offer the first glimpse at what would be a centrally located hospital on what is known as the Sears Block, between 700 and 800 South, Main Street to State Street...

...The plans show that IHC would build towers that are 12 stories, each floor likely at least 16 feet tall, that center on 800 South and on Main Street. That would put the hospital at around 200 feet tall, which explains why Intermountain has asked the city to rezone the property...

...The concepts show that Intermountain intends to activate the portions of the hospital fronting State and Main streets by as much as 70 percent. Along 700 South and 800 South, Intermountain would activate its buildings by no more than 50 percent.

Activation would include things like hospital admission areas and receptions, gift shops, office lobbies, conference centers, coffee shops and pharmacies, according to the plans...

...At the center of the block, Intermountain shows the concept of a landscaped open space accessed by mid-block walkways on Main or State streets.

Councilman Darin Mano told Building Salt Lake after the hearing that the open space was enticing, given the Downtown area is severely underserved by parks. But he said he was leaning toward voting against the re-zone request given the plan’s lack of street-level activation...

Delta Center district looks cool! That high building seems to be a legit skyscraper (500+).

About time SLC built one of those.

Ditto to that! I think the five to six hundred footers are just around the corner, and yes, it's about time. Hopefully, the interest rates will moderate soon. There are a lot of high-rise projects currently on hold.

Downtown Update - Astra Watch - Timeline Highlights, July 4, 2023 through June 24, 2024



...This construction project will bring what has been billed as the state’s tallest tower thus far, adding hundreds of high-end luxury rental apartments in the Downtown core.

At approx. 450 feet, the Astra Tower would inject 380 units into the core of Downtown, across from the Gallivan Center. It is one of over a dozen new high-rise projects in various stages of the development pipeline and or construction in the downtown area.

...The Worthington Tower “builds on the vision of community leaders who developed the goals of programs like ‘Downtown Rising’ and is one step forward in ensuring Salt Lake City remains the primary cultural, financial, legal and government center of Utah,” Matt Lusty, a representative of the group, told Building Salt Lake on Wednesday.

It will continue two ongoing trends Downtown: new, skyline-altering skyscrapers, and an impending swell of people living in the city center...

The zoning request is to allow buildings up to 600 ft in that zone, so I would not be surprised if they propose something between 500 and 600 ft.

Gensler is the design firm. Hoping for something good!

SALT LAKE CITY — Plans are moving forward to build a new state history museum and increase security on Capitol Hill.

The Capitol Preservation Board and architects are finishing designs for the new Museum of Utah, a multi-million dollar facility to replace the old State Office Building and data center that sit north of the Capitol building itself. Demolition will start this summer of 2022.

The design, which will closely mirror the existing Capitol, will also include an area for tour buses to come in and a large landscaped plaza for people to enjoy

Spencer Cox has requested that $85 million go toward the North Capitol project, with another $7 million in ongoing funds, according to his 2023 budget. As of Monday, SB6, the legislative bill that covers all sorts of infrastructure and general government spending, lists $68 million toward the project.

It's unclear whether the proposed funds in SB6 would complete the remaining cost of the project.

There are also economic variables that can change the total cost of the project.

"Of course, we are concerned with the continued escalation of the construction market due to labor and material shortages," Russell added, in an email to KSL.com.

Still, the new building is now projected to open in either late 2025 or early 2026 — about 12 to 18 months later than originally anticipated because of earthquake mitigation work that is expected to lengthen the project timeline, Ortiz said.

The delay, however, puts the building right on track to open just in time for a major nationwide celebration...

The University of Utah broke ground in October 2022 on the new state-of-the-art home for the Spencer Fox Eccles School of Medicine. The new 185,000-square-foot building will become the hub of the university’s nationally recognized health sciences campus. The facilities will accelerate the school’s ability to provide the highest quality medical education, advanced research, and patient care. The $185 million facility has been made possible, in part, by funds from a landmark gift of $110 million from the George S. and Dolores Doré Eccles Foundation and the Nora Eccles Treadwell Foundation. The gift provides support not only for the building but also for medical education programs and cardiovascular research.

University of Utah Health is the only academic medical center in the Mountain West, providing patient care for nearly 10% of the geographic area of the continental United States. The construction of the medical education building is expected to drive the most critical evolution in the medical school’s history and be used across three primary areas: education, research, and clinical care.

Jacobsen Celebrates Milestone at University Of Utah

Jacobsen Construction and the University of Utah recently celebrated its work on the new Spencer Fox Eccles School of Medicine building — valued at $185 million — with a beam "topping off" ceremony for the new teaching, training and research facility. The eight-story facility is located on the hillside in the heart of the University of Utah Health campus and will replace the old School of Medicine facility that was built in the 1960s.

The building is scheduled to open in 2026.

"Getting to this point has been the result of a lot of methodical planning and hard work by everyone involved in the project," said Chris Field, vice president and project executive of Jacobsen Construction. "It's a milestone well worth celebrating. A lot of work remains, but we already have a glimpse of the university's brilliant vision taking shape, step by step, and it's inspiring to be a part of it...

...The design partners on this project are Salt Lake City-based VCBO Architecture and Yazdani Studio, a national firm headquartered in Los Angeles.

The new building encompasses 211,457-sq.-ft. and will consist of a high-tech anatomy lab, tailored classrooms, an advanced simulation center, collaborative spaces and conference auditoriums that will serve the 500-plus students in the university's prestigious medical program...

Challenges

"Generally, every utility that feeds the hospital was running through the footprint of this site," Field said in an interview with Engineering News Record. "Crews spent about one year and $40 million relocating those critical utilities to ‘make a fresh site.' That work, along with much of the structural concrete, is now complete. The silhouette of the building is becoming more visible as the steel continues to rise up. It's literally ... touching three buildings."

Executing the project on an active campus is another current challenge for Jacobsen and its trade partners. Continuous noise and vibration monitoring and regular meetings with managers of adjacent buildings help reduce impacts to the critical health care activities. Onsite crews maintain a constant vigilance of redirecting and keeping pedestrians away from the site...



Today we enjoyed the privilege of joining Spencer Fox Eccles, the namesake of the new School of Medicine building at the University of Utah, to celebrate the completion of structural steel work on the facility.
“This remarkable building and the transformational programs it will house will further distinguish the University of Utah as a national model for excellence in medical education and health care,” said Mr. Eccles, one of Utah's leading philanthropists.

The new rink will be a game-changer for Utah's junior hockey scene. The Utah Outliers have unveiled plans for a groundbreaking private ice rink, the Blackrock Event Center, just past Browns Canyon Road off of SR-248.

The Tier 2 Junior A team is part of the United States Premier Hockey League (USPHL), which plays a pivotal role in nurturing young talent aged 16 to 20 on their path to professional hockey.

Kevin McCloskey, a former NHL player and the current operations director for the Outliers, shared insights into the development on Utah Puck Report. The announcement has stirred considerable excitement within the community, primarily due to the scarcity of ice rinks in Utah. Notably, this facility will stand out as the state’s first privately-owned rink, aligning with the Black Rock Resort, as disclosed by McCloskey to KSL Sports.

Slated for opening in the fall of 2024, the rink is designed to accommodate approximately 2,000 spectators alongside additional standing areas. The concert capacity will be 3,300 people, and the rink will also feature a three-story fitness center.

The Outliers’ previous base was at the Acord Ice Arena in West Valley City.

McCloskey, reflecting on the potential impact of the NHL’s expansion to Utah, expressed optimism about the sport’s future in the state. He shared with KSL Sports regarding an NHL expansion into Salt Lake City "It would be an unbelievable blessing for the hockey community,” he remarked, highlighting the local aspirations to integrate more homegrown talent into the team.

A boom lift and excavator occupy center rink today while McCloskey points out the future location of a sliding glass door from which the players will enter the rink, Zamboni access and storage on the opposite end near the concessions and main entrance, along with the home team locker room and quarters for up to five more visiting squads, each with its own shower facility.

In the corridor between the hotel and rink, McCloskey notes the future location of the 9,000-square-foot athletic club, with exercise and training facilities to be available for use by Outliers players, Black Rock hotel guests, and the public. The arena roof will be used as parking, along with additional garage lots beyond the main arena entrance...

Serving as its first office-to-residential conversion, Hines plans to embark on the transformation of a 217,000-square-foot office building into a 255-unit luxury multifamily tower. With construction set to begin in 2023, this renovation will include the complete removal of existing office spaces and repurposing of the building for high-quality residential living at a time when the Salt Lake City market is starved for much-needed housing.

To achieve this conversion, Hines will strip the existing office building to its core and shell and repurpose the building structure to create an efficient residential floor plan. After extensive analysis, South Temple Tower met the right requirements needed for a successful conversion process including walkability, natural light, shape of the building, number of potential units and overall floor plan.

The 24-story multifamily tower will feature studios, and one-and-two-bedroom homes, paired with high-quality interior finishes and an expansive amenity offering, designed by Hickock Cole. As part of Hines’ ESG strategy, this adaptive reuse project will reduce embodied carbon by limiting new construction materials including the production of concrete, which can be one of the largest emitters of embodied carbon across the industry. Through the implementation of more efficient mechanical systems once the building is in operation, Hines expects that it will lower the operational carbon emissions of the building over its lifecycle and new residential utilization.

“Downtown Salt Lake City is experiencing immense growth, with Utah having the second-highest population growth in the country over the last decade, and there is an undersupply of housing,” said Dusty Harris, senior managing director of Hines. “As a local resident, I’ve watched the office market shift and the residential market pick up speed since the dawn of the pandemic. SALT LAKE CITY (KUTV) — A downtown Salt Lake City shopping center will celebrate 20 years next month. The Gateway was built just before the 2002 Olympics...

In 2016, its new owners, Phoenix-based Vestar, unveiled a $100 million plan to revitalize the mall, ...that plan remains unfinished, including a boutique hotel inside the historic Union Pacific building and an ice rink on the Olympic fountain.

Jacklyn Briggs, The Gateway marketing director, said the investment in the mall has been made, although she acknowledged some aspects of it have not come to fruition yet.

“When you think about it in the terms of, okay, you know, there’s going to be one grand opening date, that’s not the terms we think of,” said Briggs. “This is a building process that we’re doing alongside the community.”

Briggs said the hotel, which will be called Asher Adams, is still on track. Construction is set to begin next spring, she said, likely finishing in 2024.

New renderings released to 2News Friday showed what the inside and outside of the hotel will look like.

The planned outdoor ice rink is also still coming to The Gateway, Briggs said, but not until the hotel is finished.

Other things are also happening, she said, such as new restaurants, art, and other improvements on the site.

“It’s an ongoing process that we’re doing, and we’re pivoting with the community about what they need and what’s beneficial to them,” said Briggs, “so it’s sort of an ongoing organic process in that way.”...

East Bench Update, University of Utah - Phase II Of The Crocker Science Center
"The New L.S. Skaggs Building for Applied Sciences" - Under Construction



...The project will restore and renovate the historic William Stewart building and construct a new addition to the building on the west side, adjacent to University Street to be named after L.S. Skaggs.

This project is important to the University and will provide new and updated space to serve the University of Utah’s educational and research mission. It will serve as the new home for the Departments of Physics & Astronomy and Atmospheric Sciences, focusing on aerospace, semiconductor technology, biotechnology, data science, hazardous weather forecasting, and air quality. Together, the two departments teach more than 5,600 students. The University of Utah College of Science is so excited about launching this project: New construction will provide a 56 percent increase in experimental and computer lab capacity. There will be 40,700 square feet of renovated space in the historic Stewart Building and a 100,00 square foot new addition.


The project will preserve and restore the historic character of the William Stewart Building while introducing a modern yet complementary design for the new addition. The new building’s exterior finishes will resemble the latest addition to the Crocker Science building next door.

Tree protection plans are in place, and the project team has taken steps to ensure the safety and preservation of Cottams’s Gulch, which will remain open and accessible during construction. In addition, the project team is working with Simmons Pioneer Memorial Theater leadership to ensure construction does not affect theater activities.

Salt Lake City's Central Metro - Petzl's North American Headquarters and Distribution Center



Project info - Size 81,183 sq ft - Leed Platinum

Petzl, a premier manufacturer of climbing and mountaineering gear, based in Crolles, France, made Salt Lake the home for their North American headquarters. The 81,183-square-foot Corporate Headquarters and Distribution Center includes a warehouse, distribution center, administrative offices, and vertical training space, complete with a 60-foot indoor climbing wall. The state-of-the-art facility allocates 23,485 square feet for administrative purposes and enhances their North American distribution network with a cutting-edge, 32,895-square-foot warehouse and distribution center. The balance of the building area includes 8,748 square feet for vertical training and provides open, naturally lit circulation space.


Petzl’s business is based on verticality and light, and the building is a metaphor for these concepts. The overall design incorporates a long list of sustainable features, including a roof-mounted photovoltaic array, natural daylight throughout all areas of the building including the distribution warehouse, bio-swales onsite to capture the rainwater from the roof and recharge the ground-water, a plug-in for electric cars, and recycled materials and products purchased within a 500-mile radius of the building’s geographical location.

The site is located adjacent to a TRAX light rail commuter stop, and the company encourages employees to use mass transit to work as well as bike to work. The building design includes a room for interior bike storage and a bike shop for employees to work on their bikes.

The amount of daylight available throughout the space, along with a strategically placed interior courtyard, minimizes the need for artificial lighting during daytime hours. All lights are controlled with occupancy sensors, and the entire building’s energy use is monitored with a sophisticated Building Automated System (BAS).

Office spaces are designed with flexible office layouts with casual collaboration spaces scattered throughout, both interior and exterior. Low-flow plumbing fixtures were also selected to minimize the amount of water use.

Petzl’s commitment to healthy spaces for employees was also a major component in selecting interior materials, finishes, and furniture with low volatile organic compounds, to minimize toxic fumes and chemicals throughout the building.

Through the company’s values, respect for the environment, and the desire to provide a healthy place for its workers and visitors, create a building that exemplifies sustainability; a solid statement for the state of Utah, and our commitment to sustainable building and design.
