The stage is set in the Depot District for the CINQ, dbUrban and Dwell Design Studio’s seven-story, 203 unit market-rate project at 530 West 200 South.
...The Cinq will make a major statement on a key block in the Depot District, Salt Lake City’s Old Greektown. Its two buildings (plus the warehouse) will take up half the block
between 500 and 600 West, and incorporate the historically-registered 1929 Central Warehouse.

On the ground floor of the new buildings will be townhomes on 500 West, 2600 sf of retail on the corner of 500 West and 200 South, a leasing office and live-work units (3000 sf) on 200 South.
The developers expressed that “it was paramount to not only embrace the existing Central Warehouse building, but to highlight it through the rest of the project orientation and design.”
Indeed, the new buildings adjacent to the warehouse are set back from the sidewalk to amplify the presence of the historic structure.

The Phase I glass-clad tower at the southwest corner of Main Street and 600 South will add 332,100 square feet of high-end offices — with large floor plans, 10-foot-high ceilings and copious views — to Utah’s downtown business core, with its first phases set to be completed in early 2022. The project’s backers have a second round of construction upcoming, with an office building of similar size envisioned on adjacent land at 645 W. Temple. The Utah Transit Authority announced in April it will add a new TRAX station nearby, paid for by Salt Lake City, its redevelopment agency and the developers. The new tower has been designed by HOK, a worldwide firm headquartered in St. Louis, and its builders will reportedly aim for what’s known as LEED Gold, a high standard of energy efficiency. In addition to a spacious lobby with seating areas and about 4,600 square feet of space for retail outlets, the new tower will offer tenants an indoor fitness center with locker rooms, bike storage, a private courtyard, conference facilities and both indoor and outdoor restaurant dining. The tower is one of a half-dozen new high-rise projects proposed or under construction in Utah’s downtown core. Work on 650 Main, which has been under discussion for several years, is getting underway in spite of the pandemic after its primary backers — Houston-based developer Patrinely Group and USAA Real Estate, with home offices in San Antonio — announced in March they’d landed a major tenant for the new building.[/CENTER]



March 11, 2020 - Enerbank Inks First Deal With 650 South Main

EnerBank USA is the first tenant to sign for space at 650 Main, a planned 10-story, 326,000-square-foot, Class A office building in downtown Salt Lake City. The bank will occupy 88,900 square feet on the top three floors, starting in early 2022.

Patrinely Group’s Dennis Tarro, along with Aaron Jones, Todd McLachlan and Roman Bernardoof with NKF represented the landlord, a partnership between Patrinely Group and USAA Real Estate. “This location will provide employees more convenient access to public transportation, while offering them excellent amenities and a productive working environment to give our customers the best service possible,” said EnerBank’s Charlie Knadler.

Construction on 650 Main will begin in spring. The property will be designed for LEED Gold certification, with floor plate sizes ranging from 40,000 square feet on the lower floors, to 29,500 square feet on the upper floors. HOK is the designer.

Downtown Update - Astra Watch Timeline




...This construction project will bring what has been billed as the state’s tallest tower thus far, adding hundreds of high-end luxury rental apartments in the Downtown core.

At approx. 448 feet, the Astra Tower would inject 380 units into the core of Downtown, across from the Gallivan Center. It is one of over a dozen new high-rise projects in various stages of the development pipeline and or construction in the downtown area.

SALT LAKE CITY — Looking at the national map of where in the U.S. homes are being built the fastest, almost the entire state of Utah sticks out as a glaring hot spot. Using Census Bureau data, Axios recently compiled a county-by-county national map of where housing units are growing the fastest across the U.S. While some geographically smaller counties in Texas boast some of the highest percentages, Utah is high on the national list, too — but with a high concentration of rapidly growing counties statewide...



...Utah, which ranked as the fastest growing state of the past decade census and year over year has consistently ranked as one of the fastest-growing states in the nation, has experienced rapid population growth for years and is especially known for its young population.

The state, especially recently, has also seen an uptick in in-migration as out-of-state movers discover it as relatively affordable compared to other states like California, while also offering an impressive array of outdoor recreation opportunities for skiers, hikers, mountain bikers, and more.

So as more and more young Utahns seek to start their own families or buy their own homes, that — along with an increase in out-of-state movers — is driving housing demand, and home builders have been responding in earnest.

What kind of homes are being built?
Utah's housing boom has been mostly driven by single-family home building. Single-family homes made up 17,528 units or 44% of the share of all permits issued in 2021, Wood wrote in the report.

Next came apartments. Builders were issued 14,143 permits in 2021, making up 35% of all permits issued. That's the highest number of apartment permits issued in a single year in Utah's history, Wood wrote.
Condos and townhomes came in third place, with 7,895 permits issued, a 20% share...



One of Utah's southernmost counties is seeing the fastest percentage growth in housing units of all types, according to census data.
Washington County — home to booming St. George near popular Zion National Park — saw a 4.7% boost to its housing inventory from July 2020 to July 2021

Central West is a new 65 unit affordable apartment community located at 2nd South and 6th West in Salt Lake City. Future residents will be able to choose from studio, one, two, three and four-bedroom apartments.

The one home proposed for demolition is designated as a contributing structure but was built midcentury and does not have the quality and character of the turn of the century homes to the east. The homes that will remain will be upgraded to improve the interior and exterior living environments. Color palettes will be updated, and landscape improvements will be made to the front and back of the homes.

Salt Lake City to study permanently banning cars from downtown Main Street

Downtown Salt Lake City is thriving compared to dozens of other North American cities since the pandemic began, according to recent analysis from California researchers.

Visits to the center of the city grew by 155% between March 2020 and May 2022, the highest of any downtown among the 62 American or Canadian cities that the Institute of Governmental Studies at the University of California, Berkeley studied...

The percentage heading to Salt Lake City's downtown was also much higher than the city overall, which had about the same amount of visits during the same reviewed time span.



Salt Lake City Mayor Erin Mendenhall has a theory as to why this is the case. It may have something to do with the city's efforts since 2020 to close downtown Main Street to vehicle traffic and promote visiting the downtown area, a program known as "Open Streets."

The program emerged out of the COVID-19 pandemic as a way for Main Street bars and restaurants to have more patio space to safely operate, letting businesses extend outdoor seating to the curb of the road on the weekends. By shutting the road down to vehicles, people were given more space to walk or ride by the businesses.

It's even fostered new entertainment options, such as Salt Lake City Busker Fest.

"I wonder how much this — because it didn't exist in 2019 — impacted our phenomenal results," the mayor said Thursday.

But this is also why she's eager for the city to begin studying the feasibility of keeping Open Streets a permanent program, including the possibility of constructing permanent blockades that close Main Street off to motor vehicles forever.

The study to turn downtown Main Street into a "pedestrian-first promenade" is something that the Salt Lake City Council funded for the current fiscal year. If approved, it would not impact the light rail service that runs through the street or vehicle traffic that crosses Main Street downtown. Update, Downtown West - The Greenprint Gateway Project

The Greenprint Gateway brings a new six-story building with 150 micro and studio apartments for rent on the northeast corner of 200 S. + 600 W. It includes ground-floor retail or office space and is oriented toward 200 South.

It replaces a parking lot and car repair shop.

That’s a density of 254 units per acre within a very short walk of a TRAX and FrontRunner station. (The project would include 38 parking stalls, 19 surface and accessed off 600 West and 19 within the podium structure.)

“Given its proximity to the Old Greek Town Trax Station and the Gateway commercial development, we believe that this design will not only meet the City’s vision for this district but will also enhance the area by adding a walkable,
transit-oriented, multi-family option for City residents,” the developer wrote.

The project is now under construction.

Note: 'Greenprint Gateway' lower left, 'The Cing' lower right, and 'Gateway North' upper center.

Note: Immediately south accross the street from 'Greenprint Gateway' is the under construction 'Central Station West' , not to be confused with its newly finished neighbor on the right 'Central Station'. It's pretty common these days for the downtown area of Salt Lake City to have numerous multi-unit residential projects under construction at the same time, all within the confines of the same block and adj. blocks. This is especially true where mass transit tracks are within easy reach.

...The tower that will replace the existing Broadway Place will be 31 stories tall. It will bring 359 residential units to the area on 26 of the 31 stories, leaving 5,800 square feet of space for ground-floor retail and 359 parking stalls on four stories above ground...

...The Worthington Tower “builds on the vision of community leaders who developed the goals of programs like ‘Downtown Rising’ and is one step forward in ensuring Salt Lake City remains the primary cultural, financial, legal and government center of Utah,” Matt Lusty, a representative of the group, told Building Salt Lake on Wednesday.

It will continue two ongoing trends Downtown: new, skyline-altering skyscrapers, and an impending swell of people living in the city center...



The new tower on the northeast corner of 300 South 200 East will replace a

Sugar House District Update, The Residences at Sugar Alley

Sugar Alley is a 186-Unit mixed-use development located in Salt Lake City’s prestigious Sugarhouse District.
Class A amenities will be accompanied with 17,332 square feet of ground floor retail.

“The library which was built about three years ago has really provided kind of a central hub for the community to gather around. And we feel like the addition of this project is really just going to complete that focus and really have a
transformational effect on the Marmalade Community,” said Micah Peters, CEO of Clearwater Homes.

The fourth component, an inner-block public plaza featuring green space and public art, will be constructed following Harvest’s completion.

Introducing The Harvest at Marmalade mixed use community in Salt Lake City. This exciting new project consists of 252 residential units with an enclosed parking garage at the bottom two floors. The bottom floor of the project consists of
a market and restaurant space at the northwest and southwest corners, respectively. Live/work spaces are lined along the 300 west sidewalk, also at the bottom level. The residential units atop the parking levels are split between 3 buildings,
and are interconnected by large outdoor terrace areas. The project has been designed to achieve LEED Silver under the 2008 LEED for Homes guidelines.

Southern Metro - Orem City Council gets first look at new city hall design

Renderings for the new Orem City Center were presented during the city council’s work session Tuesday.

While there is still tweaking to do before the final drawings, the architects are comfortable with the current direction of the plans.

The building of the new city center is scheduled to begin in spring 2023...

...The new building will be about 70,000 square feet, compared to the current city hall, which is about 48,000 square feet. According to Jamie Davidson, city manager, the current city hall is not a good use of space.

“The new one will be far more efficient,” Davidson said, adding that it is being built for growth and use in the decades to come as needed.

The ground floor of the west wing will house the city council, a community meeting room, the finance department, information technology, fitness and public services including the 311 center.

The two wings of the building are connected by an atrium style lobby that opens to the third floor. Visually, you can see through the building from south to north.

The second floor would house the fire department administration offices, emergency operations (which is currently in the public safety building) and development services.

The third floor would include the mayor and administration offices, human resources, city attorneys, the recorder’s office and code enforcement....

Central Metro - L.D.S. Taylorsville Temple Evokes Pioneer Era


The Taylorsville Utah Temple will be a three-story building of approximately 70,000 square feet with a central spire. Two-level parking is planned for the site, providing both surface and underground parking spaces.

Note: Rendering depicts a brick finish, which was changed to Italian stone as you can see in the following construction photos

Latest August/September Updates


Scaffolding has been coming down from the north end of the Taylorsville Utah Temple, providing an unobstructed view of the exquisite Italian stone cladding being installed. Cladding started on the north end and is well underway on the east (rear) side. Progress is also being made on the hardscape including walkways, stairs, and surface parking. Shingles have been attached to the pitched roof.
