When is that from? Is that the current concept? The tower is around 65 floors.

It's from 2021, but is probably a placeholder design as the 2022 inquiry says Towers 5 and 6 are all that are included in Phase 2, and that 2021 piece included more development than those towers.

The master plan showed up to 55 storeys, and in theory 14.8 FAR, but in reality there will be less density as they don't appear to be planning on maxing out the commercial allowed. I assume there may be some flexibility on tower height as phase one could have gone to 65 storeys (but they built at 55).

Lee's Donuts pop-up opening Jun 3-Nov 30. My son loves them so he'll be happy that it is so close to home now.

the BMO is now open, and the new roadways are now open except for the Austin turn in is still blocked off from east bound, but west bound can turn in. The CIBC opens next week on the 12th. The TD still looks like its a ways off to open.

There is a Lee's Donuts popup now open. I don't really get the fuss, I've tried it a few times now and I find the donuts really heavy and cakey and dry, is that the appeal?

It was always a cake doughnut but I think they mass produce them in South Vancouver which might explain why they aren't as "fresh" as when it was one shop on Granville Island.

They still cook fresh on GI AFAIK.

One bonus is the price, it's like half or less compared to cartems, which I also like.

Why isn't phase 2 starting? Why does it feel like every large project is slowing down when we need housing the most?

I swear developer collude to maintain a certain amount of units so they don’t over supply the market. Gotta maintain these ridiculous prices.

I would hazard to guess that with high land costs this becomes a bit of a positive feedback loop as well. Larger and larger upfront costs likely pushes smaller developers out of the market, causing housing to be largely in the hands of fewer and fewer large scale developer who can better control supply.

Meanwhile in cities like Edmonton where land costs are low, I personally know of people successfully directly entering the infill development industry right out of university with very little capital. Smaller boutique developers are often willing to or required to keep developing even if larger developers hold off, as they are more dependant on continual income and do not have the capital to hold land in the same way that larger developers do.

Drove by yesterday and noticed that there is signage up for a Chipotle beside the TD (side facing the Esso station).

The temporary home of the Cameron Rec Centre and Library is looking completed, there are parts where you can get a peak inside, and it looks like they have added an entrance to the outside which would connect to the old underground sort of parking on the east side.

Chipotle is open. Egg Bomb will be opening in the space next to Price Smart, the Price Smart is also open and the two times I have been it has been quite busy. There is a Korean BBQ place opening above Chipotle.

A large mural was painted inside where the CIBC used to be. Despite lack of big names the mall is always attracting people.

According to a City Of Lougheed instagram post today the library and rec centre will close March 29 and will reopen April 29 in their temporary mall location.

I snapped some pics today.
