Maybe I missed it, but any word on phase (neighbourhood) #2 - seems awfully quiet - maybe phase 1 wasn't all that profitable or maybe there isn't enough demand? I know Phase 1 is still wrapping up, but you'd think there would be news on Phase 2 by now if it wasn't on hold.

Maybe Shape is focussing on Brentwood and they'll get going on Lougheed once Tower 6 at Brentwood is sold out.
Come to think of it, there was also a lag after Tower 3 at Brentwood as well.

Might also be a construction costs problem and throw in interest rates:

Cavanagh was part of a panel discussing the impact of construction cost increases and supply chain disruptions on B.C. developers.

The issues are impacting planning for the next phase of Cadillac Fairview’s redevelopment of Richmond Centre, undertaken in partnership with Shape Properties Corp.

Approximately 1,000 homes are being built in six towers as part of the initial phase of the 27-acre project, now under construction. When the impacts of the pandemic on supply chains became clear in late 2020, the project management team went on the defensive and began securing supplies.

“They saw this coming and they really got ahead of it,” Cavanagh said. “We locked in about 80% of our risk. … We are still very much above water on our proforma.”

But the next phase, with an additional 1,200 units, will be more complicated. Construction costs continue to rise, prompting Cadillac Fairview to consider ways to design with cost increases in mind.

“How can we design this in a way that’s going to be resilient to cost and risk increases?” he said. “We’re trying to find a way to design this and get it ready in a procedure that doesn’t get us into a position where we design this beautiful building we love and people want to buy into it but just can’t afford it.”

I seem to remember something about how Shape was going to switch back and forth between working on Brentwood and Lougheed. I wouldn't be surprised for supply chain issues to be having an impact as well.

The city has proposed to lease and remodel almost 17,000 square feet of existing commercial space at Lougheed mall at 9855 Austin Ave., according to the city’s requests for proposals for architectural consulting and construction services.

The library, currently located at 9523 Cameron St., would be temporarily located at the former H&M retail space on the lower floor of the mall and expand into the former dollar store space next door.

The lease would be for an anticipated three years “and may be extended for an additional two years,” according to the bid report.

The total target space for the library and its collections is an estimated 7,000 sq. ft., while the required recreation space, including a reception area, seniors’ lounge, three activity rooms, a preschool room and staff space, is estimated at 11,300 sq.ft.

Space availability will be reviewed as part of the project’s development.

The total project budget, according to a bid addendum, is $2.7 million including design, construction, furniture and fixtures, moving costs, setup costs and others.

A proposed timeline would see the opening of the temporary facility by the end of July 2023.

The city is replacing the Cameron community centre with a $252-million facility, including an aquatic centre, to “better meet the needs of northeast Burnaby’s growing and changing population,” according to the project’s webpage.

Construction on the new community centre is expected to last three years and begin early next year.

The temporary library-in-Lougheed project has not yet been officially announced.

Hopefully Fitness World doesn't have an exclusivity clause in its lease.

The temporary recreation space does not indicate that there would be a gym (not sure what an "activity room" would be, like for aerobics and yoga?). I wonder what Coles thinks of being next to a library,

the second building has 4 red lights around the top turned on tonight, I imagine the last two taller ones will also have red roof lights.

BMO is opening soon according to new window wraps that went up this week on one of the units in the SW corner. I assume they will be moving their location there from the old mall on the west side. A few of the other units are having work done on them but no real signage or info on what they might be. The unit on the SE side of North Road and Austin is all papered up, will that be the BC Cannabis store? It's such a prominent spot that seems like a waste for a pot shop.

According to Rezoning Reference #21-42 (not sure if it will direct link this time) from Mar 2022

It's not listed as 'Opening Soon' on the cannabis website so I'm guessing it hasn't gone through all the readings and been given approval yet.

the skytrain guideway poles are lit up themselves. Across the street is McDonalds and retail, next to the McDonalds on the wall of the condo tower is a very bright lighting art feature, it's crazy bright. Shouldn't bother many. The lights were not on this evening.

The grocery store area is once again fenced off and a permit sign has gone up, have not had a chance to see what it says but looks like the grocery store will be getting worked on soom, the lights have been on inside it recently.
