Only 8,000 sq ft of retail space on a 75,000 sq foot block in the middle of a street retail intensive part of the city seems absurdly small.

That’s probably about as much (or even a bit more) than currently exists.

I can def see why the developer might want to hedge a bit on retail — a block east are about seven or eight storefronts, and without a commitment from the city to help Stream redevelop them, more retail would just add to the glut at thst end of the street.

I'm assuming that "burying" I-35 and connecting the east side with this part of 6th would help add more street interaction and density. It sorta helped when Easy Tiger was in the area. Not sure why they left. (I guess cause of covid?)

It even looks like there are first floor apartments!

This block, along with the post office block, always struck me as the most underdeveloped/improper developments downtown considering their prime locations. Both blocks present huge opportunities....that's why this proposal is disappointing.

It didn't really fit with their family-friendly large outdoor space vibe + covid I think was the dual reason

Someone on another forum asked how many residential units are under construction Downtown. I thought I’d share this here as well given we don’t have any recent stats. I got the number of units for every building from towers.

The Waller - 388 units (multifamily)
700 River - 377 units (multifamily)
The Travis - 414 units (multifamily)
Waterline - 352 units (multifamily)
415 Colorado - 328 units (multifamily)
6xGuad - 349 units (multifamily)
321 West - 370 units (multifamily)
Hanover Brazos Street - 308 units (multifamily)
Paseo - 557 units (multifamily)
Vesper - 284 units (condos)
Modern - 365 units (condos)
The Linden - 117 units (condos)
Ashram - 6 units (condos)

3,443 multifamily units
772 condos
4,215 total

With groundbreaking imminent for 5RR (242 units) the total would be upped to 4,457.

Also, that would likely mean 6,000+ new residents in downtown. The future stats are a very significant increase over the numbers cited in the 2022 downtown report (13,648 residents, 9,447 residential units):

By the way, what is going on at the Long Center? The grassy area is closed off and they have some strange equipment on site. Hard to tell what exactly they are doing but possibly digging down?

The Conrad is missing. I contacted the sales team last week and they informed me that the project was still a go and that an update would be coming in the near future. Near future could mean next week or within the next 6 months so who knows.

Just Travis, Paseo, and Vesper left for Top 25 without diagrams.
