It's not supposed to be demolished. "The original warehouse was designed to take an additional four warehouse floors, but these were never built. The structure is still capable of taking additional weight, so the plans for the addition add three floors of office with a mass timber and laminated panel construction. I can't help but think this would have looked better with a strong black mullioned block on top of it - like 402 Dunsmuir's cladding.
That looks like brick cladding up top which may look odd joined with the brick on the bottom.

^^One possible exception to the no-brown-on-brown rule would be if the new brick was wood-coloured like above, which seems to work ok

It may just be an aversion to combinations of brick.
Like at The Independent.
I like the proposed proportions of the windows on the addition.
I think it would look fine it it were plain concrete up top too (instead of brick).

I find Independent's street-level design to be pretty good though. Esp. the side facing 10th.

Looks like they were offered up three colour pallets and asked which one they'd like for the development and they said, "All of them."

It is a pretty massive building though, do you think they went with the different colour schemes to split the different sections up and not appear as one monolith?

probably cables arcing in the manhole, and then a build up of gases over time. the next arc being the one that sets it off to explode once gases have built up. its happened before and i am sure it will happen again in the future. its rare but when you have many, many kms of underground cables, there will be faults.

Wow. A couple of decades ago, the Cathedral Place tower aped the Hotel Van across the street. Nowadays, this thing cheek-to-jowl with the Hotel Van has zero tie-in.

I'd love to be a fly on the wall if this went to the UDP.

This would be more of a say from Heritage and it looks perfectly in line with their recommendations in the past and national guidelines (the contrast scheme).

As long as it doesn't encroach into the roof line of the hotel I don't have a real problem with that. I wonder if they used architectsAlliance like for the Chateau Laurier extension wing.

I wonder if they would ever allow the old VPL Central Library to have a tower built on top of that?

It does remind me of the Chateau Laurier approach, and it seems to cover the bare brick area on the south side of the hotel.

It's not very tall, but I wonder if the base includes some office space for a CTV expansion to its space in the old Library?
That recess seems to inetgrate with the deck on the old library.

Here's a pic showing the extent of the brick on the south side (i.e. which an extension would cover up)
Looks like the addition just exceeds the 2nd setback, so well below the copper roof and maybe just below the Roof's arched windows.
