It's 150,000 sq ft, so I would guess too big for Rendition to develop without a pre-lease (even though they've partnered with Omicron). They have a joint project in Mount Pleasant with Nicola Wealth that's still not leased, and Sparrow in Chinatown that not completely sold out, so they're probably fairly stretched financially, and couldn't build something as big as Maker Exchange (now 488 Railway) on spec.

The rezoning was only approved last year (as 456 Prior) and Strand haven't submitted a Development Application yet.

Daily Hive jumped the gun on declaring this 'under construction' in mid 2022. The site was, and is, being used as a compound by Jacob Brothers who are putting in new services and roads for the new St Paul's. GWL Realty Advisors, (on behalf of Canada Life) will develop
False Creek Station, but like Maker Exchange, it's unlikely to go ahead without a substantial pre-lease commitment.
