That's too bad. It would be a great public space in a dense corridor and provide a good connection to the active transportation only bridge over the tracks to the Trillium pathway.

Crazy density. I imagine traffic on Champagne will become pretty heavy as well with all the cars & deliveries going to/from these towers & garages.

That's a fairly small crossing too to bring all of these people to the other side of the tracks to Preston, etc... Hopefully the city can invest in a new larger bridge over the tracks or even better yet, burry the tracks one day and do a large plaza/urban park over the tracks in that section (I know, I'm dreaming a bit)

For now, I'll settle for double tracking. With that, entrances on both sides of the trench and Carling.

Honestly, with that density of people north of Carling (many of whom will likely be Carleton U. students), and given that hospitals are NOT the huge transit-trip generators that people wish they were, I would be fine with having a double-tracked Dow's Great Swamp Station north of Carling. It would be just far enough north that the trains have room to go to a single track under Carling. That station should keep access (stairs & elevators) from Carling down to each side platform. And there should be a suitable bridge, north of the station, with access (elevators & stairs) to each platform from that end.

Are hospitals low transit generators? Sure doctors probably won't represent a high proportion of transit riders, but nurses (at least day and evening shifts), radiologists, physiotherapists. Civic will also be a teaching hospital, so probably hundreds of students per year. Research towers will be built. Out-patients going in for tests.

In Ottawa, hospitals don't generate much transit ridership because transit to our hospitals suck. This could change though with the new Civic.

That said, I'm fine with a double tracked station at its current location. No need to move the station; a second entrance on the north side via a bridge or underpass walkway would be fine.

That said, double tracking under Carling and the parking garage might be needed if we one day want to increase frequencies along the entire line.

Too bad, the variation in height between the two phases would've been welcomed, 3 floors will barely be visible.

Weird too that there are 6+ projects & towers here but I don't believe any of them have retail or active store fronts at street level. Isn't that something that council usually pushed in new developments?

This really is a retail deadzone and if someone wants to grab a bite or bottle of wine or eggs, they'll need to walk 5-10 minutes to get to anything.

Boourns indeed. If anyplace in this city could build high, this would be it.

Too bad it will only be 25. Housing crisis and all, yet we see developers build shorter than approved all the time. It's almost like we can't rely on developers to solve the housing crisis even if we gave them free range.

This one would have been a good candidate for retail, just across the pedestrian bridge over the tracks. Even if it was just a coffee shop of convenience store.

Looking at the construction pic looks like the podium will only be one-two floors. Are they going to leave the blank wall from Tower 1's podium?

I've got the final drawings right here in front of me. 25 Floors, 81.5 Meters. Commercial podium with a few units possible.

Noticed on my commute yesterday that this has progressed A LOT over the holidays. It's as tall as the phase 1 building already (not counting the mechanical penthouse). Unfortunately it's easy to miss driving down the 417 since it's hiding behind all the towers nearby.

Reasonably taller than the first tower, but still overshadowed by Envie. It's the area with the most height variety, but not by much overall (though quite a good design/materials/colour variety). Looking forward to the redevelopment of CIBC and Dow Honda sites; those proposal will bring some variety.

Looks to be topped out. Looking forward to seeing it finished and the new and improved Hickory lane to the pedestrian bridge.

And yes, seems obvious that the surface parking lot south of this or the CIBC corner lot on Carling/Preston should be next for development.
