I could see there being parking under Tower 3 that would be used by the office tower, since the office tower is on a triangular parcel.
The pics also show continuity of the underground levels under the SkyTrain guideway.

The Phase 1 Office podium says 2 parking spaces per 1000 sq ft (for 83,000 sq ft) - so that's only 166 spaces.

I guess that's why they have 6-7 levels of parking. That's the first level I believe so I guess most of the bicycle parking is on that level.

Actually I think that's the bottom level, notice how there's only up ramps and no down ramps. Every unit in all 3 buildings is guaranteed a bicycle locker so I wouldn't be surprised if they go all the way down.

I also count roughly 373 suspected parking spots on this level. With 7 levels of parking that's 2611 parking stalls (!!).

Here's the unit and parking count so far

Tower 1 (2016) 510 units 561 spaces
Tower 2 (2016) 643 units 708 spaces
Tower 3 (2016) 410 units 451 spaces
Commercial (2019) including Tower 4 (office) 1,453 spaces
Tower 5 (2020) 532 units, 585 spaces
Tower 6 (2020) 480 units, 528 spaces

So Phases 1 and 2 will have 4,286 spaces. Towers 5 and 6 can't be developed until the rezoning for the market and non-market rental tower Tower 7) (#19-66) is also built. The parking for that will be separate from phases 1 and 2, and they don't appear to have submitted yet, although in theory they'll need to to proceed with the Phase 2 residential.

There are more of the commercial spaces under Phase 1 than under Phase 2, (909, I think) but the requirement is calculated for the total commercial space to be built, in both phases.

The rezoning reports on the City of Burnaby sites (one for each tower, and one for the combined commercial). It's one space per 46 sq m of commercial, and 1.1 per unit.

Interesting with the high res version there are breakout panels connecting to the south.

And there's some storage in the bottom of that elevator core on the top left? And four private garage spots as well.

Like those parking space numbers confirm, each of these multi-tower developments add thousands of cars on neighbouring roads and there is a multitude of these projects in Brentwood alone. It is pure madness that absolutely no new road capacity is getting built anywhere and crazies even want to take away from existing infrastructure.

Those living in a green utopia may tell themselves whatever they like, but those spaces will get used. 100% guaranteed.

Here we go again... *sigh*

All the buildings in my area have underground parking and I've never seen anything like carmageddon. Hell busy around here is to see three moving vehicles on the road at the same time. People have different schedules nowadays - not everyone work M-F 5-9.

BTW what is the "existing infrastructure" the "crazies" want to "take away" from Brentwood?

Oh, there is going to be a few more than three cars entering streets around this development. Multiply that by few dozen for all nearby multi-tower projects and you are guaranteed to see ever longer lineups and idling on Lougheed, Willingdon, Gilmore and Dawson traffic lights to the delight of neighbouring residents.

What they have taken way? To start, the ability to ever expand Lougheed to 3+3 lanes through the area is gone. Similarly they just took out lanes on Gilmore north and south of the development to have ridiculous 1+1 lanes remaining at places. Dawson supports most of the parade traffic and is 1+1 lanes. It's a joke to have such small town infrastructure support an area with 60-floor towers and tens of thousands of residents.

I don't see why this development needs so many spots, from the sales pages we've seen they don't even provide a parking spot for 1br units. Is this all based on municipal parking regulations?

I'm sure the city insisted on that much parking when it went through. No idea if they've changed the rules since then or not.

My wife and I had a car in Metrotown but we rarely used it. We walked and took transit everywhere. The car was just for luxuries, such as a trip to the mountains to hike or a roadtrip to the U.S. We practically never used the car during peak congestion.

The reality is, if traffic gets nearly as bad in this area as Klazu thinks it will, more and more people will make a similar decision and will utilize transit or active transportation, and only pull out their car when they absolutely need it or when congestion is lower.

Mind boggling traffic jams do more to get people on a train than shiny new rolling stock or fancy stations ever will. Maybe if congestion gets bad enough Brentwood will get TWO state of the art metro lines running through it in short order.

I wonder if there is some flexibility on future usage of the space. I've seen a lot more demand for extra storage space in condos as opposed to parking.

But if you build it with only a few underground levels, you obviously don't have much to repurpose later.

We've known about induced demand for decades. Adding more roads won't resolve any traffic issues that this development potentially creates, it would just make more people choose driving instead of transit/walking, and you'll end up in the same place in terms of traffic delay. No reasonable amount of roads/lanes could capture the amount of demand potential for this scale of density.

The whole point of these levels of density is that not many people need to drive, but I guess you could always expand the roads (somewhere, somehow), so that everyone chooses to drive since its the only option.

I personally know one person who for his 2br owns two parking stalls. He doesn't have a car. One is for guaranteed visitor parking, and the other is for storing his extra cleaning supplies.
