Wasn't it originally 6 phases?

The two phase plan seems like it was 2024 & 2026 so you assume that 17 is fairly close to the max number of cranes. Maybe an extra one for a total demo of the office tower.

Wow, this is an exciting development just on its own. The level at which they're building it makes it that much more! Suddenly very interested in this one. Thanks for the pictures - Keep'em coming

Render of the office tower from the development permit, this includes the transit plaza and underground connection from the station.

The one thing that strikes me is that it's not an "inviting" design from a pedestrian perspective.
The first big arched canopy invited you into the mall entrance - here, there's a structure blocking the way.
This hides the entrance behind a run-of-the-mill streetfront canopy.
I'd rather see a big open plaza like at Amazing Brentwood (albeit with 2 pavilions for the Canada Line access points), than a continuous canopy.

Yeah, this is differently underwhelming.

I'm still assuming that existing residential will be demolished sooner than later and we'll see a larger plaza.

If the strata owners weren't interested in selling out before the redevelopment took place, and are now living through the largest construction operation in the City's history, why would they sell out sooner rather than later?

or would a larger building go there? that seems more likely.

this is probably more true. i am still super surprised they didn't sell... it would be interesting to see what conversations took place, etc. for them to decide to stay.

The average age back in 2014 was 73 years old so unless they sell out units to people with similar philosophies you assume if there are high enough maintenance projects/financial incentive to redevelop the site that it might happen.

I guess they'll come to market eventually, and the obvious move would be for Westbank to pick them off one by one. I think they can avoid the empty homes tax because the strata doesn't permit rentals. Nothing appears to have been sold in the past couple of years, so they don't seem to be dying off just yet!

And Feathered Friend mentioned this back in 2019

Quote:
Several months ago at the open house for the rezoning stage, I overheard a member of that small building's strata council express frustration that they couldn't get 80% of their building to vote in favour of selling. Take that for what it's worth.

nice thanks for that one. its only a matter of time. developers (westbank) will pick off the units 1 by 1 and get to the 80% point sooner than later.

I think what must complicate matters is that the retail below must be part of the Strata and who knows what the voting % split is. Any idea who owes the Retail and office portion of the building?

When they split off Terraces from the Oakridge mall property they only seemed to mention the 32 apartment strata units?

https://cd1-bylaws.vancouver.ca/CD-1(712).pdf

Maybe everything below was just managed by the shopping mall like the office building being torn down?

I see this here >> https://www.rew.ca/buildings/9000/the-terraces-vancouver-bc

Units in Strata
32
Units in Building
31

that extra "unit" in the Strata must be the owner of the Retail/Offices? but we dont know what the voting % is split like.

Some of the rezoning documents only list the top three floors units (32) as being part of the strata. Not sure how that works with the bottom three floors of mixed use.

Office/Transit Plaza DP

https://shapeyourcity.ca/650-w-41-ave-3

Seems like the grocery (including liquor store?) will be around 85,000 square feet.

Does anyone know where about in the new mall the liquor store might be located? I'm wondering if they are moving the big one near the mall into that space or will this be something else. Just cause that big one is pretty big since it is occupying an old Safeway building.
