^I like that first one.

West 49th from Cambie to Main has quite a few projects in the works now. Just drove through the area and blocks of single family homes are fenced off and about to be demolished.

Anyone who grew up in a small town in the Canadian Prairies can vouch there’s not a lot to do, especially at this time of year. So it may sound hard to believe, but one of my loving wife’s favourite activities was heading to her hometown’s only 7-Eleven for Slurpees with her friends. That’s something she continues to do today, which is getting tougher as those convenience stores are slowly going extinct, and naturally I tease her whenever one does.

Which is partially why I’m writing this, as city council’s decision to update the Secured Rental Policy last month means this night should be uneventful. After all, Item #1, a six floor rental proposal near the King Edward Village, could now skip this process, and submit a development application instead. Item #2 could do the same, yet while Hannah may cringe at losing another convenience store, many are calling for these rental homes to live up to their name.

However, despite being smaller than the community plan envisions, Item #3 needs our elected officials approval, as it seeks to allow rental homes on two lots zoned for single-family homes. That caused considerable anger last year, which appears to have faded with the construction of two similarly-sized buildings on this block, and reopening of the nearby a Cineplex. Fortunately, you don’t have to be a webslinger to wield the great power that comes with making your opinions heard.

Backlash Expectations

Item #1 – 1369-1381 Kingsway – Very Low
Despite claims this will turn Vancouver into Hong Kong, only two people have opposed this project.

Item #2 – 3304 Kingsway (J@K) – Very Low
Over 70 people have written to support these homes in hopes they’ll be allowed to be far larger.

Item #3 – 185-193 Southwest Marine Drive – Low
There was plenty of opposition at its virtual open house, but this duck seems to have grown on people.

It's not corten steel, it's the same panels that were used horizontally on Second and Main, the condo building close to here.

The mayor's making home motion goes to city council on January 25th.

It's looking for staff to set up a program before the election that would allow up to 2,000 single family / duplex zoned lots off arterials to be rezoned to include up to six homes.

i. Consider modest height increases to ensure compatibility with
neighbouring buildings;
ii. Consider lower floor units to be located appropriately below grade;
iii. Consider development cost expectations where appropriate to limit
potential speculative land purchases;
iv. Consider development cost levies where appropriate to contribute to
neighbourhood infrastructure such as water, sewers, active
transportation, roads, sidewalks, parks, child care, and housing affordable
for households with annual incomes less than $80,000 either on location
or elsewhere in the city;
v. Consider development contributions where appropriate, including
community amenity contributions, that can help advance the Climate
Emergency Action Plan, community facilities, or other public benefits,
payable as determined by Council in its unfettered discretion when
considering any rezoning; and
vi. Consider how the Tenant Relocation and Protection Policy can be applied
to tenancies in properties considered for redevelopment under this policy;

I highly disagree with the status quo of the rezoning system he's motioning. His "pilot" can eff off and he should just roll it into the Vancouver Plan like a REAL politician and leader. Goon.

If we hadn’t included it in a title years ago, this public hearing would have been a great setup for a “Grand Slam” pun. In fact, if it wasn’t for a significant amount of public support, city council would never have considered the policy updates that allow for Item #1. This text amendment seeks to transform a Denny’s near the Marine Drive Canada Line station into nearly 600 rental homes ranging from market rates to those that are “deeply affordable.”

The strata homes in Item #2 certainly wouldn’t meet that definition, though some would likely claim it shows our quip isn’t this night’s only missed opportunity. As this six floor building is just a couple blocks from the Commercial-Broadway transit hub, one could ask if this community plan could use a similar update, though a small vocal group would argue it already goes too far. However, their anger has dulled with the approval of four similar proposals in this area.

Frankly, as time passes these applications tend to blend together, as demonstrated by Item #3, the latest doppelganger on the Cambie Corridor. Item #4 is similarly hidden in plain sight, as this text amendment would convert a few strata homes in the podium of a previously approved building across from BC Place into rental townhomes. Arguably the biggest decision our elected officials will make this week won’t happen at this public hearing, but rather at Wednesday’s Standing Committee.

That’s when they’ll decide whether to have city staff set up a test program for Mayor Stewart’s Making Home policy, which would allow six-plexes on up to 2,000 lots currently zoned for single-family homes. Naturally, that’s already drawn plenty of supporters, and opponents, yet it’s your thoughts that could prove most influential, so don’t miss your opportunity to tell our elected officials what you think here.

Neither group is that large, but those in support outnumber the opposition by a 3 -1 margin

Anger continues to decrease as this area’s community vision slowly becomes a reality
