It's OK. You take that away and you have a very anonymous, anodyne-looking tower. We are far from the breaking point of this design trend.

That is curious, in a city short on housing you have to wonder why this happened. It's not as though it was blocking views of the lake. This new design looks rushed so hopefully it gets changed to something a little less generic.

We could have a full year of only Rust colour designs and barely scratch the surface of 2 decades of blue glass builds. I hope it's a trend that takes hold for a while.

As if more lakeside commoditized studio units are what's going to solve our housing crisis.

If that is the final density though, then Lifetime really got screwed . They paid $100 million for the site, which works out to about $100 per buildable SF of their initial design. This redesign looks like it could be less than half the original density, and $200 per SF is hard to make work in Toronto.

The initial proposal was far too aggressive. Typically when that happens the developer goes to the OLT though. I'm surprised they agreed to such a drastic reduction.

Wasn't the intial proposal less of a proposal and more of a concept for the sale of the property?

Either way, this one gives the existing Waterclub towers some breathing room.

Roughly 10 units per floor which translate into 2 to 3 units facing the glass part. The rendering (at least to me) gives the impression of a much larger footprint than the current high rise hotel. These will small units. I just can't believe it won't end up having full spandrel panels.

It's Toronto. The city has completed 25 to 50 high rises every year for the past 20 years. Every major firm has dozens of projects on the go. There's no such thing as a "one off" whether it's marketing, colours or, design.

The rezoning application for the density in the initial proposal was submitted 4 months after the purchase. You would think they would have had a good indication of what was achievable at the site before dropping 9 figures.

I stand corrected. Thanks.

They have options providing they can afford to hold the property without developing it for a while. Come back in ten years with a similar two tower proposal or flip it a couple years from now to someone else that will sit on it.

That looks amazing. Is there supposed to be tile or some kind of glazing on the curvy parts? And is this the same architect as the Butterfly?

Ceramic glazed terracotta.
