The block would be clogged with people replicating this density along the entire stretch (don't confuse that as a positive) The last thing one will notice is the characterless streetwall (and you always have the Facadism on the corner to provide variety)

Bloor/Bay is already condo lobbies and glass anyway - this new build won't make much of a difference but will add a significant number of units to the area. I would understand this sentiment if this 270m tower was proposed at Ossington/College or Roncesvalles/Howard Park.

Is heritage retention the real reason that corner lot is remaining intact as it is?

Does Tissot watches have some grandfathered lease or something? Definitely an oddity.

And is Riocan developing this? I dont mind the design but the retail or absence of retail in the rendering doesn't look too promising.

Some sort of a little interior atrium like "The Colonnade" within the podium wouldve been nice, but I wonder if downtown has already reached retail saturation?

I checked the heritage database. It's a listed property. It's not a designated heritage property though. It's designed by Rother, Bland, Trudeau. That's the only reason I can think of for listing this property. Trudeau is the brother and uncle.

Yeah. Dense for sure but every time I go to Toronto it feels less and less interesting. The streets are all becoming lined with curtain wall podiums. I know it’s an unstoppable force, but the streets are losing their soul. Thankfully Toronto has a lot of great streets outside of downtown, but the centre has become sterile.

For sure. I have said it many times myself. Top of mind now are densities that may be pushed through without much consideration. Ford acts like a bigger is better fanboy. I've lived in several 400 to 500 unit with 10 to 15 units per floor and a good analogy of the experience would be a curtain wall podium. I doubt now stacking to of those buildings on top of one another would improve the experience. It's a vertical subdivision unless you start introducing commercial activities and places for people in the middle and upper floors. Granted, none of my buildings had the amenities some of these building have today. As far as I know, they are still centred around exercise, workspaces and, rooms for hosting parties which generally aren't spaces to meet the neighbours.

^ I wish they had used the burnt orange facade treatment on all four sides of the buildings. Seeing the conventional blue condo glass peaking out on the sides almost makes it seem like that draped a rectangular table cloth over a generic contemporary condo design to hide its basic-ness. "Oh damn they're here early! Quick, drape this orange thing over it to make it look cool since we don't have time to design something interesting!"

But sure, that does make it look more interesting than a generic condo without that.

It looks a bit like a flash drive that's been inserted into a USB port. I do like it. It looks more 'one-piece' than most buildings. I hope when built it retains the seamless look of the rust coloured bands.

^That’s a drastic reduction in size. Proposals get redesigned all the time and buildings lose floors, but an entire tower got axed while the other one lost 10 floors. I wonder what happened.
