Metrotown is big enough for you to have a significant demand for all three. Sure, many do take SkyTrain (mostly those Downtown bound) or bus (Brentwood, BCIT and Willingdon corridor), but there is a very steady stream of cars in and out of Metrotown along Willingdon and Royal every morning and night. I also contribute to that myself and so do many of my neighbors. There is a rush hour traffic in and out of every tower's parkade, so cars are a prevalent method of transportation for Burnabites. Basically anyone heading to North Shore, almost anywhere east or south of Fraser (Richmond / Delta) will choose to drive out of Metrotown rather than take several transit connections.
You are though correct that Kingsway particularly sees a lot of through traffic, which is why it is maddening that there is that completely unnecessary 4-lane bottleneck between Patterson and Boundary. They could probably make it 3+3 lanes with just repainting the lanes, as there is space on the roadway. It's so stupid.

Some of the current crawl is because of there being often one or even two lanes out at Station Square. Normally traffic flows pretty smoothly through Metrotown thanks to Kingsway having 3+3 lanes. Compare that to the stupid 2+2 bottleneck of Lougheed Highway through Brentwood.
The biggest problem along Kingsway (and most streets in Vancouver) is the complete absence of left-turn lanes. In my mind left turning should be banned everywhere there is no dedicated turn lane and not just during rush hour. Also all street parking should be banned along Kingsway during daytime to improve traffic flow. There is plenty of parking for businesses along side streets.
I definitely do agree with you on there being a huge need for double turn lanes at several busy intersections, but that is something that is ultra-rare even in all of Metro. I cannot think of any triple turn lane anywhere in the entire province, which goes to say how small our road infrastructure is.
