On one hand, this province is going to see a massive uptick in immigration in the next decade, and municipalities NoF will need to ramp up turnaround for project approvals and rezoning near Skytrain hubs, which may still not meet the demands of the rapidly growing population.
It is a given the ALR's need to die in some parts SoF. Many of them are just blueberry farms that have gigantic monster homes with truck storage parking lots leeching contaminants into the soil. I estimate a lot of ALR's in South Surrey will be heavily contaminated, and not suitable to grow crops for the region. It is unfortunate as I was a proponent of ALR and agriculture here, but the reality is these lands are not production anything nor will policy or the economic climate ever favour production in these parts of Canada unless we revert employers rights and heavily subsidize it. Even lands in the Interior are mass exporting local fruits overseas while we get most of ours from the United States and Central America.
It's a matter of time before we see explosive development in South Surrey, Delta and Tsawwassen that will compound traffic jams post-COVID. The GMB should have been built and nearing completion right now, and instead...we kicked the can down the road because many beneficiaries in these riding didn't vote orange.
