there is a Kokoro Mazesoba in the Lougheed area, it looks really nice, has lineups quite often. They are also opening another one at Madison Centre in Brentwood, thats 3 Burnaby locations for the chain from Tokyo. The JJ Bean has a nice spot. There are also traffic lights at the corner to get to MEtropolis parking now. But not activated yet.

The Tendon Kohaku downtown (Howe & Smithe) is striving to survive when the provincial lockdown for restaurants started, which happened the day after it had its grand opening: what luck! After opening for takeout-only and a brief shutdown, they somehow reopened after managing to squeeze in a patio for a couple of tables. Got something to try when there was only takeout. Thought it was just OK as I've had better prawn tempura elsewhere.

It's true. I live two blocks away and regularly walk to the PriceSmart Foods. There is always a queue of people waiting to get into Earls, and the patios are filled to capacity even on weekdays. Now I'm waiting for the businesses across the street to open and for residents to start moving in, and those two blocks will be really bustling!

Uh oh, bad news. There is some really random and unfortunately noticeable spandrel going up on the west side of the penthouse levels. I haven't noticed it on east side, but will have to check again. As consistent as rest of the tower is, this looks atrocious. How can they mess up such a detail?

There is also awfully lot of solid black spandrel on the second terrace level facing south. Now that I look at the rendering it has always been there but is doesn't look all that good in practice after they completely changed the color tone of this tower to be dark. There is something weird about how the penthouse levels are laid out vs. rest of the building.



Disappointed by this as it it otherwise a very sharp looking tower.

So looking closely at that rendering, it looks like they have fake balconies on the mechanical penthouse levels!

I think the top will have a lot of fake space but I wouldn't mind if it would at least look consistent.

I will have photos this evening.

I meant the ones on the north side.
The terraces probably are accessible penthouse space (I can't see them "wasting" that space), maybe just accessible by a stair from the floor below if there's also mechanical on that floor?
I suppose it depends how far above the penthouse it is.
The first render show the terrace 2 levels above the highest condo, whereas the second render shows it one floor above the highest condo (on a shared mechanical floor?)

Which is why I'm not entirely convinced it's all mechanical.

The top two levels might be mechanical penthouse but the one just below them, on the same level as that balcony space I would wager is a common rooftop Amenity space.

The balconies on the north and (at least by this render) east sides don't make any sense to me at all, if those aren't residential units. Especially if those are the same level as what would be the mechanical space..
The older render with the frosted-ish panels seems to suggest mechanical penthouse with (possibly?) a lantern/lighthouse lighting feature.

But yeah, the more recent one with the balconies shown going all the way to the top level with no mechanical penthouse is a bit puzzling unless the configuration is that the mechanical is only in the central part of those two upper floors while the side portions are extensions of the penthouse units.
But even that would be a weird configuration given all the vibrations one would expect from a mechanical level.
But the one thing for certain is that you certainly wouldn't waste the money for balconies on a purely mechanical penthouse floor.

Seems like they really didn't need balconies on the east and west sides, given the unit layouts:


Could've done an innie with the one bedroom on the west side

Yeah, those balconies for those East and west side corner units seem superfluous and excessive.

And I imagine they probably wouldn't want to eat into the west side one bedroom's already constricted floor area by carving out an 'innie' balcony.

I guess it helps the marketing guys in selling the units since, between this project and the balcony orgy going on in the Concord Metrotown project, it would seem that balconies and exterior living are al the rage these days with condo projects.

I was thinking that the lines created by the balconies within the grid seem to be an integral part of the design of the tower, and would account for the "extra" balconies on the east and west sides for the corner suites that already have north or south side balconies.
So that may be a reason to continue them up to the top on the mechanical floors.

Pretty sure Vancouver House wasted money on balconies for their mechanical floors around the podium cooling room.
