There's a new office building proposed for Beatty Street. It's four additional floors in mass timber construction on top of the existing 1911 brick warehouse. A few more details where the image is from; the Changing City blog. Lots more detail on the City's website (for now).

This is actually quite a nice and easy proposal. Maybe I just missed it but is the warehouse part of it got heritage designation?

It's a 'C' on the Heritage Register, but it doesn't have heritage designation, (so it isn't protected) and it doesn't appear to be proposed to have one in future (as they're building to zoning) so it won't be protected from redevelopment in future.

Agreed. It's a great restrained project that somehow manages to feel very modern, too. I like that it's mass timber for the expansion. That should help the new offices feel right at home in Yaletown with the brick and beam vibe.

I do hope the trend toward mass timber leads to better practices in BC's forestry, not worse. We're already messing up the Island and Interior as-is.

For how much each curved piece of glass is worth, its totally not worth it.

Great to include the curved glass on the balcony railings! This will make the two towers look more streamlined, which is a big departure from traditional rectangular balconies that make the buildings look rather suburbia (eg. Collingwood).

That balcony glass does look nice - and it hides the slab with frit.
Agreed, though, that they could have just installed flat sided balcony glass wholly above the slab
and the curved corner of the slab itself would have given enough of a curve to make it look okay
(and you'd eliminate the extension of the glass below the slab which may darker the suite below).

... but it is Westbank so they're fighting for beauty (and high rents no doubt).

PS - the "Z" holding up the awning is probably the only flaw in the design.
It should have been a curvey bentwood "S" or backwards "S".

A major reason city staff wouldn’t support the 26-storey proposal, said Reliance president Jon Stovell, was shade: During certain times of the day during parts of year, the building would cast shadows across the street onto Terry Fox Plaza outside B.C. Place.

So instead of about 150 secured market rental homes built by an established local developer in a walking- and transit-friendly downtown location — a not insignificant number considering the city fell 822 homes short last year on its annual target of 2,000 rental approvals — Reliance now aims to build a five-storey retail and office building on the site instead.

Shadowing problems have also led Reliance to indefinitely postpone a planned 25-storey, 158-unit rental tower at Davie and Hornby, Stovell said.


Michael Naylor, Vancouver’s acting assistant director of rezoning, said comments about a lack of clarity on shadowing policies are “totally fair.”

“It’s a bit of a hodgepodge,” Naylor said. “We recognize there are some issues and it appears we’re really inconsistent with it.”

The city is reviewing its shadowing policies with the aim of making it more clear and consistent, Naylor said.
