Really there's a long stretch there on Broad Street from the bus depot/now police station to the Regina Inn block that could be redeveloped. Empty lots and empty buildings. Travellers Building left a huge whole too. Two blocks and I think the only thing that might be left open is the hair salon. Is there any business open between 11th and 12th on Broad St on the east side of the street?
I’m happy for this approval and the city finally developing this eyesore corner property. Adding another business to the 13th Avenue mix will add to the walkability of the neighborhood and will help drive traffic. I can already see nearby businesses and events walking over to get their supplies once it is open rather than having to drive somewhere else.
I am hoping in the future that a few 2-3 floor residential/retail proposals for 13th Avenue will appear and be able to add to this momentum.
No, that one was never built either. I would love to see both of these built. I remember being very excited and the Scarth and 15th proposal because it was exactly what I was looking for at the time and in the perfect location for me to walk to work. Still makes me sad seeing that empty lot lol.
I know the woman who held up the 13th/Elphinstone development. She lived in the house next to it that would have been torn down. She actually even sold the house to the developer on the condition that she could live there rent-free for a few years...and then when that period ran out, she continued to live there and fight leaving. She eventually died.
She was a...strange woman. Very religious, very racist, very stubborn.
The project isn't in the news, but will be approved by the city in June. A floor shorter than in 2016, but still mixed use.
Concrete tender is out now, which is how it came across my desk.
I can see 3 floors total making more sense. I can't get over how far behind Regina is with this type of development. You see it in every major city in Canada in the inner suburbs as well as in downtowns where they haven't torn down all the original mixed use. There is plans for stuff like this in Eastbrook on the Greens with a town square concept but I'm guessing it will be 10 years before it's ever built.
Is it time that the city starts to look at beautifying 13th Ave between Albert and Elphinstone? Potentially widen sidewalks, improve crosswalks, etc.
Further, what are people's thoughts about current bike lane infrastructure in Cathedral? I've been going for runs down 14th and 15th Ave, noticing most bikers are forced up onto the sidewalk due to on street parking and traffic.

13th Avenue is in desperate need of investment and beautification.
We need wider sidewalks, more cafes , more stores, more apartments, and less cars.
Would love then to paint the green bicycle strip, and design a cathedral specific street light and metal tree cell grate. If the city put aside $5 million each year for streetscape improvement projects, a lot would be accomplished.
